The 100% cancellation loss can be avoided if: (1) Red Sky rental vacation insurance was purchased and the reason for cancellation is a reason covered under the travel insurance; or (2) Brooks and Shorey Resorts can re-rent the unit for the full term of the original rental period, in which case the guest will be charged 10% of the total paid as rebooking fee. Prior to arrival, if a guest has to shorten their stay or change their unit, normal cancellation penalties may apply, whether they are insured or not. Refunds issued by Brooks and Shorey Resorts will be issued no more than 30 days after departure date of original stay. Refunds are payable to the guest within 30 days after the subsequent re-rent payment has cleared our account.

"What a Great Place and a Great Experience
Summerlin 103 was even nicer than it looked in pictures. It was immaculately clean and nicely decorated. The center ocean front and pool view were top notch, the beds were comfortable, and the kitchen was fully equipped. Even though the unit is a first floor one, not to worry, the unit sits above the ground level parking area which made the ocean front view perfect. This was my 4th stay at the Summerlin and I'll definitely go back. The area is quiet and family oriented and the Summerlin is small and peaceful. Thanks, Brooks and Shorey, for making our stay an easy and excellent one."

The location was beautiful. There was a lot of dust in the corners of all rooms. Could of just used some dusting, and maybe check around for things left. I found a bottle of children’s Tylenol under a bed. Some dirty Kleenex under a bed in the other room. "

"Quick and easy getaway
We had a wonderful experience. The beach is right outside and the area is blessedly quiet compared to the boardwalk areas just down the way. Great for families or anyone just wanting to enjoy some peace and quiet.

We had an amazing stay at Summerlin 103 during May. The property and condo were very clean. We had amazing views from our balcony the whole time. We had 4 guests staying in this unit and it had plenty of room for all of us. The walk to the beach was also so nice and convenient. We also really liked that the property had an elevator because one of our guest has a hard time with stairs. Overall it was an excellent stay and we would recommend it and we would stay again. The only things we felt like we were missing in this condo was a hair dryer and dish soap so don’t forget to pack those. "

We really loved the condo and would definitely stay in this one again. It was generally clean and well stocked. The location is perfect. I was concerned about being right above the pool but noise was never an issue. The only problem was that the shower in the second bathroom does not drain. After the first time we tried to shower in it, we only used the master shower from then on. The master shower is gorgeous. "

"Filthy Condo in Need of Work - Rent Elsewhere - 7/19/20
We have stayed with Brooks and Shorey a few times before and have been very satisfied. This experience was totally different. This condo was filthy! The floor was dirty and in need of mopping. Every rug was literally black with dirt. There was hair all over the sheets. The bedspreads had large yellow stains on them. There was urine on both toilets. Both showers are rusted and one was clogged. The condensation from the air conditioner made loud sounds all the time. Stove top was dirty. We cleaned the toilets and never slept in the sheets or bedspreads and never cooked on the stove. "

We very much enjoyed our stay at Summerlin 103. The condo was very nicely decorated and clean. Access to the beach is a very short walk (much shorter than most of the larger condos further down the beach). The view was beautiful. The balcony is directly over the pool so you could hear everything going on at the pool, but we didn't mind this at all. Overall a great place to stay in an area that was not overly crowded. We loved it and will be back!"

Other than the air conditioner going out on the 4th if July we could not have asked for a better place. Property management was very straight forward with communications and offered other accomadations for us. The air was fixed first thing the next morning. The unit is on the first floor right above the pool so you'll have some noise, particularly on the balcony, if that's an issue for you. Location was excellent! Directly on the beach, and included (2)beach chairs and an umbrella waiting for you by 9:am. Great food selections, water sports and shopping within short driving distance. The condo is very, very clean, well maintained, and included all items mentioned in the description. We ate at Gilligans, McGuires, and Bubba Gumps, just to name a few. All were excellent. We shopped at Silver Sands Premium Outlet Mall (awesome), and another local outdoor mall (very nice, but can't remember the name). To summerize, this was a gorgeous condo, in a perfect setting and location, with plenty activities to enjoy. I will not hesitate to book again and recommend to family and friends. "

"Family Vacation
My family and I stayed here recently, and overall this is a great rental. The only complaints I would have was the furniture needed a good cleaning (if not replaced) and they were doing maintenance work in parking garage below our unit, which was quite loud during the day, making it hard for my one year old twins to nap. Overall, great location, beautiful view, and friendly company to rent from. "

"condo needed some care
1 . carpet needs replaced 2. sofas were uncomfotable 3. kitchen light needed repair 4. hot water heater was making funny noises 5. drapes were dusty at the top 6. leak at the back of the hall bath commode. 7. noise from replacement of windows on east side of building early in the morning.8. pipes in garage had to be propped up with a board."

"Location. Location. Location!!
Our first visit to FWB/Destin area and we are hooked! We absolutely loved being on the beach! Condo could use updating, however. Kitchen appliances, counters, bathrooms outdated. Twin beds were not comfortable, carpet needs to be cleaned/replaced. Booking process was easy, but I had done all my research online prior to calling. We will definitely return to the area, but will consider other condos on higher floors with better ocean view and further away from pool noise."

"Great location and relaxing atmosphere.
Location is terrific, with very short walk to beach and pool. However, mattress on pull out bed/couch is terrible - very thin and not comfortable. We lined it with extra blankets to help overcome this. That was definetely a setback and a reason not to come back because the kids complained their back hurt with the springs poking out from the mattress. Also, we could not enjoy a meal together on the same table because the table had only 4 chairs. It should not adverstise the condo is for 6 people when it is actually set up for 4 people."

"Our BEST trip to Florida
The condo was very nice and the view of the Gulf was wonderful. Watched dolphins play every morning with my coffee from the balcony. The chair rental as well as the golf and dlophin cruise were great!!! It would be great if the amenities applied at one time instead of only one golf and sunset cruise per day. The young man who took care of the beach and the chairs was very helpful and added to our stay as he set the chairs each morning in the exact space we had asked. Great Trip!!!"

"Great uncrowded beach and lovley condo
Looking for a great, clean place to stay in Ft. Walton Beach that is directly on the beach? Summerlin is perfect! The condo was clean, we were steps away from the beach and we had a private parking spot. The complex only has 30 units so the beach was NEVER crowded and we loved that two beach chairs and an umbrella were set up for us daily. The only downfalls...there were only two wash cloths, no toaster, the screen doors would not budge open and the staff at check-in acted like I was bothering them when I arrived. (On a side note, when I called to inquire about the location, the staff was absolutely fabulous and gave us great tips on Ft. Walton Beach; we actually switched to Summerlin because of the staff’s suggestion. However, when I checked-in, the service was less than friendly.) My family plans to return to Summerlin on our next visit to Florida."

"Relaxing and Enjoyable
First of all when I picked up the keys the staff was very friendly and made me feel at home. It was great to have covered parking. The condo was perfect in every way. Very spacious, clean, and amazing view! I could not ask for a better condo! I love that the beaches were not crowded so it was extra relaxing and beautiful! The pool was very private and never crowed which I like. Summerlin Rm103 in Fort Walton Beach on Okaloosa Island is the place to stay! "

"Fort Walton
We arrived at the office to pick up our keys after closing, so we utilized the lock box. The next morning when we returned to the office to officially check in - I had 2 employees see me standing there waiting and did not even aknowledge my presence to let me know someone would help me. I heard a female voice say "****" really loud from an office. I found that interesting considering in the list of "rules" provided, it specifically requests guests keep their language clean as it is a family establishment.
Our condo - the threshold between the tile kitchen and the carpeted living room, the carpet had been worn down to the nail tacks. Maintenance came out right away once reported to hammer down the nails, but we still had to put a rug over it to keep our 2 year old from tripping on the exposed edge of the tile.
The room wasn't all that clean; my son found pieces of peanuts and cheerios in the carpet.
Overall, it could have been worse, but we have stayed in much nicer places for about the same price range."
