Prior to arrival, if a guest has to shorten their stay or change their unit, normal cancellation penalties may apply, whether they are insured or not. Refunds issued by Brooks and Shorey Resorts will be issued no more than 30 days after departure date of original stay. Refunds are payable to the guest within 30 days after the subsequent re-rent payment has cleared our account.

This was our first time in this area and my first time using VRBO. What a simple, perfect process! The condo was fully stocked with everything we could need. It was clean, comfy, quiet, and best of all an elevator ride down to the heated pool, hot tub, and OCEAN! It was perfect. We came over Christmas weekend so there was not a lot staff onsite, but we were told they were a phone call away. We did interact with a maintenance man down by the pool.(I wish I got his name) .. we bumped into him twice and he was super helpful. One of my favorite things was a “guestbook” that was left out in the kitchen signed by previous guests with recommendations for things to do in the area. What a great idea! There were always people smoking (cigarettes and/or pot) on the balconies. There were people vomiting off of balconies. The hot tub was working for part of the trip THIS time. The entry door to the condo next to us was directly behind our bedroom wall and was often LOUDLY slammed, even into the wee hours of the morning. Some of the clientele were loud and disruptive with distasteful music. The beach chair setup in the horseshoe shape is less than ideal. But the location is great!" The bunk beds were a nice addition but no railings meant our children couldn't sleep on them. Kitchen had everything we needed. The management company was great to work with. It was easy from start to finish. Pelican isle was nice but the beach setup was super crowded! One of the most crowded on the beach. The guests would get to the beach before the attendants started putting out chairs so they could drape towels on the chairs upfront so no front chairs were ever available. They also put the chairs way too close to each other. The pool is really small and way too crowded too. We ended up buying chairs and going to the public beach access just so we could enjoy the beach.
