Prior to arrival, if a guest has to shorten their stay or change their unit, normal cancellation penalties may apply, whether they are insured or not. Refunds issued by Brooks and Shorey Resorts will be issued no more than 30 days after departure date of original stay. Refunds are payable to the guest within 30 days after the subsequent re-rent payment has cleared our account.

We chose it because of the excellent experience we had the first time we stayed there. In all, our experience was good this time as well, but the cleanliness didn’t meet our expectations. Upon arriving we found the floors filthy. I mean been there one hour and our feet were black filthy. Also one toilet wasn’t cleaned, and all flat surfaces were smudged and sticky. Later we discovered all the cooking ware was greasy requiring us to re-wash everything we were going to use before use. This was very disappointing. I know your checkout requirements expect the outgoing guest to perform some minimal cleaning tasks, but it is the responsibility of the facility management to ensure high cleanliness standards are met prior to arrival of the next guests. All of our feet were black and my sons legs and arms were black form playing with his toys on the floor so I believe they just did a spot job with water. We wore shoes inside all week and everything was fine other than that." The condo his exactly as pictures with close access to the beach. The weather(colder and windy) cooperated about half the time but since the pool was heated the kids were able to swim. Gulf Dunes has two buildings and as you face the buildings from the road the one we stayed in on the left had a heated pool and the one on right was not. A couple things I would encourage ownership to do is to maintenance the sliding doors from the living room, the kids were not strong enough to open since it was too hard to slid. Also the bunkbeds were real squeaky, if the person on top(child) would move at night it would wake the other person up. Other than that everything was in great shape with no visible wear. We were out every day to setup sun or shine and no one bothered our things! The kids had a lot of fun and we met several nice families. My only suggestion to owners would be to add blinds in second bedroom and have dryer vent professionally cleaned, took a long time for things to dry and maybe a couple of standard height chairs in patio...the high chairs were not comfortable only because I had my knees replaced. It sits on the beach with easy access. Its walking distance from a few tourist & surf shops, a mile or so drive over the bridge to Pubix for grocery shopping, and a few miles from Destin. This was a nice condo overall and we really enjoyed ourselves. The only cons I have (if you can call them that) are the bathrooms are a little dated & a couple of the kitchen appliances are getting old. The fridge did leak a little but we kept a towel underneath it. The Brooks & Shorey staff over the phone were great & also fantastic there. The real estate company, Brooks & Shorey did not disclose over the phone during the reservation process that we would be charged the full amount of the weekly stay on our credit card prior to arrival, which was unprofessional. I was also told by the manager that just about all of the companies are now doing this. However, upon checking myself personally with 8 other well known realtors, this is not true.
