No refund if you cancel less than 14 days before check in.
The 100% cancellation loss can be avoided if: (1) Red Sky rental vacation insurance was purchased and the reason for cancellation is a reason covered under the travel insurance; or (2) Brooks and Shorey Resorts can re-rent the unit for the full term of the original rental period, in which case the guest will be charged 10% of the total paid as rebooking fee. Prior to arrival, if a guest has to shorten their stay or change their unit, normal cancellation penalties may apply, whether they are insured or not. Refunds issued by Brooks and Shorey Resorts will be issued no more than 30 days after departure date of original stay. Refunds are payable to the guest within 30 days after the subsequent re-rent payment has cleared our account.

As usual the units were great and had everything that we needed for a great vacation. The only thing that we don’t like is the fact that we had a total of 6 bedrooms and you still only get 1 paid umbrella and 2 chairs per unit. It was a little pricey have to rent more everyday so the adults had some there to sit and some shade."
