Prior to arrival, if a guest has to shorten their stay or change their unit, normal cancellation penalties may apply, whether they are insured or not. Refunds issued by Brooks and Shorey Resorts will be issued no more than 30 days after departure date of original stay. Refunds are payable to the guest within 30 days after the subsequent re-rent payment has cleared our account.

We took Uber there for dinner then walked back home every night. Plenty of kitchen items to cook, which we cooked every breakfast and lunch there. We had the absolute best time! You get two chairs if you want right out front. You can pay extra for more if you need them. Get out early to save your spot with a towel. You can pay extra to use the paddle board they have too. Best ever place to eat right across the street too. Wow it was good! Stewbys!! Really, I did a ton of research before renting this place and I’m so happy I did. The only complaint I have is the ramp leading down to the beach. My main reason for renting at Gulf Dunes is for the ramp because my elderly mom has trouble with stairs. There is a huge step down from the end of the ramp onto the beach. I watched a lot of people have trouble navigating the huge step from my balcony. Please fix this for your guests with mobility issues. We had four adults, two teenagers and one ten year old child. Condo was very clean and easily spacious enough for the seven of us. The view is spectacular. The unit itself and the property overall are well maintained. Staff is very friendly. The only two real downsides were that the pool was small (but we did not choose this condo for the pool). We are non-smokers and the unit was clearly a non-smoking unit and smelled fresh. However, this unit and most (if not all) other condo units in this project allow renters to smoke on the porch. When your neighbors are smoking on their porch and you want to eat or drink and enjoy the view outside on your porch you are subject to the odor and smoke of the smoking neighbors. But to be fair this is common in all the condo projects on not just Gulf Dunes. All in all it was a great stay and I would recommend it to others." The property was very good and the unit we stayed in was well equipped with cooking utensils and towels, a few more blankets could have been used but that is just some people are colder than others.
