This neighborhood is monitored by a 24/7 call service. - Quiet hours are 9 pm - 8 am. - Two (2) cars maximum allowed. Renters are required to properly display a host-provided parking permit on the driver’s side dashboard of their vehicle. Failure to display the parking permit may result in a citation and fine of $500 to the owner of the vehicle. -Fireworks, wood fire pits, and charcoal BBQs are strictly prohibited. - During inclement winter weather either 4WD and snow tires, or 2WD and chains are required to access this Unit. All guests must move all vehicles within 24 hours of a snowstorm. - We do not allow pets, but HOA rules require all dogs must be on a leash at all times and owners must pick up feces immediately and dispose of them in an appropriate trash container or dumpster. *****Min age to rent any property is 25. If you, the credit card holder- person signing the contract- and person responsible for the reservation, rents this house and are not 25, we will cancel the booking and you will not get a refund, no exceptions, you MUST be 25 or older. *Per county rules: Weddings are NOT allowed of any kind or size, on the property or at the house. You will be shut down immediately and will lose the security deposit and will be subject to more fines. *You are only allowed 6 people at any time at the house. You must display the parking pass in both vehicles during your stay. They are in the rental house. *Please be prepared for winter driving conditions as we are above 7k feet in elevation, and we do get snow.

Pets Not Allowed Vacation Rental Agreement World Class Property Management, Inc. (WCPM)
Thank you for booking your vacation with World Class Property Management INC. (WCPM). Please help us keep our home a vacation rental by abiding by neighborhood and county rules.
This Rental Agreement (“Agreement”) is entered into between WCPM and the Guest listed below. By booking and signing, Guest agrees to the following terms, conditions, and county rules.
1. Guest Requirements Minimum age to rent is 25 years. The credit card holder, signatory, and responsible party must be the same person and at least 25. Any reservation made in violation of this rule will be canceled without refund. Maximum occupancy is: {{listing_max_occupancy}}, per Douglas County regulations. 2. Payments & Credit Card Authorization Payment Schedule: 25% deposit due at booking. Balance due 45 days prior to arrival. Reservations within 45 days of arrival must be paid in full at booking. Authorization: Guest authorizes WCPM to charge the credit card on file for rent, fees, damages, fines, and violations of this Agreement. Credit Cards: The name on the reservation and credit card must match. Guest agrees not to dispute charges that are consistent with this Agreement. 3. Cancellation Policy Cancellations must be submitted in writing. More than 45 days prior to check-in: Refund of payments made, less booking fee. 21–45 days prior: Option of 50% refund or 100% credit toward a future stay (same property, within one year). Rate differences may apply. Within 20 days of arrival: No refund or rescheduling. WCPM strongly recommends travel insurance. WCPM does not provide or sell insurance. 4. Weather & Events Policy No refunds for events outside WCPM’s control, including but not limited to: ski resort or casino closures, event cancellations, pandemics, storms, power outages, smoke/air quality, or forest fires. Exception: If all roads into Tahoe are closed for 12+ consecutive hours on the scheduled arrival date, Guest may cancel for refund minus booking fee, or 100% credit toward a future stay (same property, within one year). Rate differences may apply. Guest assumes responsibility for safe travel, including carrying chains or snow tires in winter. Snowfall is common in Tahoe, especially near Heavenly Ski Resort. Please allow extra travel time during storms. Traffic often slows or backs up. Guests are responsible for knowing current road conditions and following chain/snow tire requirements. Snow removal on neighborhood roads is handled by the city/county and is outside WCPM’s control. No refunds will be given if you find your lodging unsatisfactory. 5. County Rules & Enforcement (Douglas County Code Title 20.622 VHR Ordinance 2024-1635)
Quiet Hours: 9:00 PM – 8:00 AM. No outdoor congregation or hot tub use during these hours. Noise Violations: County fines up to $2,500. One warning only; repeat violations may result in eviction without refund. Parking: Street parking is prohibited. Vehicles must park only in designated spaces. Failure may result in citation and towing. Occupancy: Limited to {{listing_max_occupancy}}. Over-occupancy, unauthorized events, or parties are grounds for eviction without refund. Inspections: Management may inspect for compliance with occupancy, parking, and noise rules at any time during the stay. 6. Property Rules No Smoking inside or outside. $500+ cleaning fee for evidence of smoking. No Pets unless home is specifically pet-friendly and approved by WCPM. Unauthorized pets = $450+ fee. No Fireworks, outdoor fires, or charcoal BBQs. Violations will be reported to local authorities. Furniture & Equipment: Do not move furniture. Ski/snow gear must stay in garage/mudroom. Lost Items: Keys $150+, garage/beach/pool passes $200+. 7. Maintenance & Refunds Guest must promptly report maintenance, cleaning, or safety issues. WCPM will make reasonable efforts to remedy but no refunds will be given for temporary loss of use (appliances, hot tubs, etc.). No refunds will be provided after check-out for unreported issues. 8. Hot Tub Rules (if applicable) Prohibited during quiet hours (9 PM – 8 AM). Guest assumes all risk of hot tub use. Minimum age 18. Misuse or extraordinary cleaning = $200+ fee. 9. Check-In / Check-Out Check-in: 4:00 PM | Check-out: 10:00 AM. Unauthorized early check-in / late checkout may result in additional rental fees. Guest must complete posted checkout procedures, including bagging trash, starting dishwasher, and securing property. 10. Winter Addendum (Nov–Apr rentals) Driveways cleared after 6+ inches accumulation; service within 24 hours. Timing not guaranteed. No street parking allowed, Street parking is prohibited. Guest assumes risk of injury/property damage due to snow, ice, or weather conditions. 11. Liability Guest agrees to use property at their own risk. WCPM and Owner are not liable for accidents, loss, or injury due to weather, natural conditions, equipment misuse, or circumstances beyond WCPM’s control. Guest remains responsible for all damages, fines, or violations caused by Guest or invitees. 12. Amenities at Your Vacation Home ` Provided for Your Stay Starter kit: paper towels (2), toilet paper (4 per bathroom), trash bags, hand soap & dish soap Fresh towels, bed linens, blankets, pillows Basic kitchenware: pots, pans, dishes, cups, flatware, cooking utensils (Note: Each home is privately owned, so kitchen and bedding items may vary.)

"Angles
First the views from the property are amazing! That's the only positive. Property is dated, unit has carpet? Don't think I've seen carpet, especially older carpet in awhile. Not spacious at all. From the pics it looks like there's room to stretch out and hang but alas it's just great photo angles. Rooms are small, no tv in rooms, so many stairs! Bathrooms are small. Also the railing on the balcony is not stable, any weight might have knocked it over. Owner was very responsive but unit is not great and could use a makeover and more honesty in ad."

My two sons (adults) and I stayed in this property. The view is incredible in all the bethrooms and the living room. We had a good time and created memories. I recommend this place, which is clean, with a full kitchen."

"Dog hair, stairs & breathtaking views
I would not stay here again, but the views made the not so great experience worth it. There was hair (mainly dog hair) everywhere. I sat on a bed in the first 10 minutes of getting there and it flew off the bed and was all over my black pants. There was dirt specks in multiple sinks and cobwebs in the tub and all around the house in the ceilings. There were even dried spill marks on parts on the floor. Obviously hadn’t been stayed in in weeks nor cleaned well at any point. The property owner had the maids come back and clean, but it was subpar. They were literally looking for the least they could do to then get out of there. The property owner also refunded my cleaning deposit, which was nice, so I’ll just leave that there.
I saw this in other reviews, but there are stairs to get to every bedroom/living room, so just be prepared for that if you stay here.
Also, the house does not regulate temp well. It was either too hot in one room or too cold in another.
The views are what makes this place worth it. They really were breathtaking. "

"Stunning View in S. Lake Tahoe
We enjoyed our girl's weekend in this beautiful home. The area was quiet and calm and in a convenient location. 10-15 minutes from the casinos and beach. For the most part the home was clean. The bathroom tubs/showers had some staining and there were some spots on the upstairs bathroom that looked like dried blood. The kitchen was clean. There was lots of dust under the couches that can be seen when you are walking up the stairs. The beds were comfy, and sheets, blankets and pillows were clean.
We were provided with clear directions and instructions.
My PSA, there are a lot of stairs in this place. Up and down to the unit, and to the bedrooms and restrooms. Also, since we are required to empty trashes, be prepared to drive about 2 minutes away to the dumpster area. It is not walking distance. "

"Great View, Needs a serious cleaning.
New to vacation rentals and probably won't be doing that again. View was great but the property was dirty, dingy and not as described. The carpet needed to be replaced about 20 years ago and the bathrooms were new but dirty. There was a large cob web nest in the corner of our bedroom that looked like it had been there for a year. I realize the place was old and that was fine but the home was dirty. We had wanted to cook and enjoy family time but we found ourselves skiing,sleeping and spending every second away from the house. The furniture was old too and it was fine but nothing to write home about. We did watch the playoffs because we couldn't get into a sports bar and the tv set up was fine. I guess the only good thing to say was it was cheap. We also were greeted by a chop saw at the front door so maybe they are going to work on the place. If my grandbabies would have been with me I would have left and checked out. No way no how would I have stayed there with kids. I never took my shoes off. Like my husband says "nothing that time and money can't take care of." "

"Good views from the property
Pros: Amazing view from the property, location is quite good.
Cons: Carpet needs to be changed, it's old and looks pretty dirty. Unit was clean, but old/dirty carpet was making it to not look good. We struggled a lot with heating the rental unit evenly (like sweating in lower levels and freezing in upper level) There are 4 floors in the house, and each floor was at a different temperature all night (Top floor room heater was not working at all) There is only one thermostat at the bottom floor (weird location and was hard to find in the beginning since its location was not mentioned anywhere), had to change thermostat settings since it was going off every couple of hours and turning off the heater. Beds were okay (with spring mattress) and not very comfortable. "

"Million dollar view at a good price
Good - The views. Excellent panoramic views of Tahoe. The real views are better than the photos. - Each bedroom has it's own private bathroom, so it's good for up to three couples since each bedroom is on it's own floor. The bedroom with the LARGE shower that we used had a very comfortable bed. - Kitchen had everything we needed. - We had one question about the thermostat, which was answered quickly.
Bad - Steps, and I mean LOTS of steps. The living level plus each of the three bedrooms are on their own separate level. It was no problem for our group, but you have trouble climbing steps, look elsewhere. - Parking. There are assigned spaces, which is good. But the spaces pull right up to the edge of a very steep hill, with no bumper for the front tires. Every time we parked, especially at night, we had a spotter guide the driver in so as to not go down the hill and into the home below.
Summary - The furniture and amenities were ok, but nothing special. It was fine with us. We're there to see and experience Lake Tahoe, not to admire the chairs. - We would go back."
