This neighborhood is monitored by a 24/7 call service. - Quiet hours are 9 pm - 8 am. - Two (4) cars maximum allowed. Renters are required to properly display a host-provided parking permit on the driver’s side dashboard of their vehicle. Failure to display the parking permit may result in a citation and fine of $500 to the owner of the vehicle. -Fireworks, wood fire pits, and charcoal BBQs are strictly prohibited. - During inclement winter weather either 4WD and snow tires, or 2WD and chains are required to access this Unit. All guests must move all vehicles within 24 hours of a snowstorm. - We do not allow pets, but HOA rules require all dogs must be on a leash at all times and owners must pick up feces immediately and dispose of them in an appropriate trash container or dumpster. *Min age to rent any property is 25. If you, the credit card holder- person signing the contract- and person responsible for the reservation, rents this house and are not 25, we will cancel the booking and you will not get a refund, no exceptions, you MUST be 25 or older. *Per county rules: Weddings are NOT allowed of any kind or size, on the property or at the house. You will be shut down immediately and will lose the security deposit and will be subject to more fines. *You are only allowed 6 people at any time at the house. This includes any dinners or gatherings you may have. *Please help us to keep our home a vacation rental. NOISE ORDINANCE 9pm to 8am DAILY and is very strict in this neighborhood. * Fireworks, wood fire pits, and charcoal BBQ's are illegal in the Lake Tahoe Basin. **Parking: 4 cars allowed at house at any time. There is no street parking per county and fire safety rules. You must display the parking pass in both vehicles during your stay. They are in the rental house. *Please be prepared for winter driving conditions as we are above 7k feet in elevation, and we do get snow.
This 3 bedroom, 2 bath townhome is the perfect place for you to spend your next vacation. It is conveniently located in the Tahoe Summit Village, three minutes down the street from world-class skiing at Heavenly’s Boulder Lodge. It is also a short drive away from Stateline shopping and nightlife. This home is comprised of three levels. The first floor at street level is a two-car, private garage. You enter the home on the second level, where you will find the secluded master bedroom, bedroom 1. This huge master bedroom with full bath boasts a king bed, an electric fireplace, as well as a private balcony. The third floor is a spacious, vaulted ceiling living area including the perfectly-sized kitchen, dining area, and living room. Here, you can enjoy the gas fireplace and big screen tv with sound bar. Perfect for a cozy evening together, or a basecamp for planning the day’s adventures. On this floor you will also find bedroom 2 with a queen bed and bedroom 3 with a queen bed. This floor has a full bathroom.

Pets Not Allowed Vacation Rental Agreement World Class Property Management, Inc. (WCPM)
Thank you for booking your vacation with World Class Property Management INC. (WCPM). Please help us keep our home a vacation rental by abiding by neighborhood and county rules.
This Rental Agreement (“Agreement”) is entered into between WCPM and the Guest listed below. By booking and signing, Guest agrees to the following terms, conditions, and county rules.
1. Guest Requirements Minimum age to rent is 25 years. The credit card holder, signatory, and responsible party must be the same person and at least 25. Any reservation made in violation of this rule will be canceled without refund. Maximum occupancy is: {{listing_max_occupancy}}, per Douglas County regulations. 2. Payments & Credit Card Authorization Payment Schedule: 25% deposit due at booking. Balance due 45 days prior to arrival. Reservations within 45 days of arrival must be paid in full at booking. Authorization: Guest authorizes WCPM to charge the credit card on file for rent, fees, damages, fines, and violations of this Agreement. Credit Cards: The name on the reservation and credit card must match. Guest agrees not to dispute charges that are consistent with this Agreement. 3. Cancellation Policy Cancellations must be submitted in writing. More than 45 days prior to check-in: Refund of payments made, less booking fee. 21–45 days prior: Option of 50% refund or 100% credit toward a future stay (same property, within one year). Rate differences may apply. Within 20 days of arrival: No refund or rescheduling. WCPM strongly recommends travel insurance. WCPM does not provide or sell insurance. 4. Weather & Events Policy No refunds for events outside WCPM’s control, including but not limited to: ski resort or casino closures, event cancellations, pandemics, storms, power outages, smoke/air quality, or forest fires. Exception: If all roads into Tahoe are closed for 12+ consecutive hours on the scheduled arrival date, Guest may cancel for refund minus booking fee, or 100% credit toward a future stay (same property, within one year). Rate differences may apply. Guest assumes responsibility for safe travel, including carrying chains or snow tires in winter. Snowfall is common in Tahoe, especially near Heavenly Ski Resort. Please allow extra travel time during storms. Traffic often slows or backs up. Guests are responsible for knowing current road conditions and following chain/snow tire requirements. Snow removal on neighborhood roads is handled by the city/county and is outside WCPM’s control. No refunds will be given if you find your lodging unsatisfactory. 5. County Rules & Enforcement (Douglas County Code Title 20.622 VHR Ordinance 2024-1635)
Quiet Hours: 9:00 PM – 8:00 AM. No outdoor congregation or hot tub use during these hours. Noise Violations: County fines up to $2,500. One warning only; repeat violations may result in eviction without refund. Parking: Street parking is prohibited. Vehicles must park only in designated spaces. Failure may result in citation and towing. Occupancy: Limited to {{listing_max_occupancy}}. Over-occupancy, unauthorized events, or parties are grounds for eviction without refund. Inspections: Management may inspect for compliance with occupancy, parking, and noise rules at any time during the stay. 6. Property Rules No Smoking inside or outside. $500+ cleaning fee for evidence of smoking. No Pets unless home is specifically pet-friendly and approved by WCPM. Unauthorized pets = $450+ fee. No Fireworks, outdoor fires, or charcoal BBQs. Violations will be reported to local authorities. Furniture & Equipment: Do not move furniture. Ski/snow gear must stay in garage/mudroom. Lost Items: Keys $150+, garage/beach/pool passes $200+. 7. Maintenance & Refunds Guest must promptly report maintenance, cleaning, or safety issues. WCPM will make reasonable efforts to remedy but no refunds will be given for temporary loss of use (appliances, hot tubs, etc.). No refunds will be provided after check-out for unreported issues. 8. Hot Tub Rules (if applicable) Prohibited during quiet hours (9 PM – 8 AM). Guest assumes all risk of hot tub use. Minimum age 18. Misuse or extraordinary cleaning = $200+ fee. 9. Check-In / Check-Out Check-in: 4:00 PM | Check-out: 10:00 AM. Unauthorized early check-in / late checkout may result in additional rental fees. Guest must complete posted checkout procedures, including bagging trash, starting dishwasher, and securing property. 10. Winter Addendum (Nov–Apr rentals) Driveways cleared after 6+ inches accumulation; service within 24 hours. Timing not guaranteed. No street parking allowed, Street parking is prohibited. Guest assumes risk of injury/property damage due to snow, ice, or weather conditions. 11. Liability Guest agrees to use property at their own risk. WCPM and Owner are not liable for accidents, loss, or injury due to weather, natural conditions, equipment misuse, or circumstances beyond WCPM’s control. Guest remains responsible for all damages, fines, or violations caused by Guest or invitees. 12. Amenities at Your Vacation Home ` Provided for Your Stay Starter kit: paper towels (2), toilet paper (4 per bathroom), trash bags, hand soap & dish soap Fresh towels, bed linens, blankets, pillows Basic kitchenware: pots, pans, dishes, cups, flatware, cooking utensils (Note: Each home is privately owned, so kitchen and bedding items may vary.)

"A comfy getaway
Well appointed accommodations. Couldn't definitely use new frying pans. There are about 9 in the house and all of them are warped or have the coating scratched off. Makes it hard to cook an egg or pancake. The rest of the house was nice."

I was a little surprised that the advertised price was more than double after all the fees taxes and cleaning extras. 1400+ dollars for two nights seems quite rich for a place without air-conditioning iand 1000 miles turds on the stairs walking up to the entry"

"Uncozy Cabin
Left condo one day early, not child friendly two flights of stairs, no child gate. No backyard. Decks were unsuitable for children, nails & boards protruding. No gas grill (stated in amenities). Road in front of condo was a major thoroughfare for construction workers, non stop traffic & noise. Ice machine not functioning, kitchen lacked extra items, ie garbage bags & coffee filters. Location to far to the lake. Contacted rental agency of our early departure, and still have not heard from them."

"Lake Tahoe stay
The property was very nice and well equipped with kitchen supplies. The most I have ever seen at rental property. There were a few issues that I must point out. We were there during the massive snow storm checking in on the 24th. Upon arrival the garage code didn't work. Once into the house we found the garage clicker but that also didn't work. There is suppose to be 2 but only 1 was found. We ended up buying a battery for it the next day. The other door we had to open manually but unfortunately the snow had already arrived and could only take advantage of 1. A selling point was the garage availability so this was a big disappointment. Also upon arrival the fire place was going. The remote for that also didn't work. We called prop. mgmt and Ray came out and turned off all the gas to the fireplace as we thought is could be a safety issue if we let is run continuously. Again low batteries I'm sure. Which seems to be common. We changed clock batteries as well. The supply of garbage bags and dishwasher soap also low. There is an issue with the back bedroom light as it doesn't turn off and only dims. When we left we couldn't lock the 1 garage door. I sent a message but it ended up being returned so hopefully the cleaning crew caught this. Maintenance needs to check out this unit for small things like that. But shout out to Ray for stopping on Christmas eve. Asked for reimbursement on batteries but never heard back."

"Nice place for a workout
We had some scheduling issues that the manager wasn’t too flexible with, but in the end they allowed us to move our dates back slightly to accommodate so we weren’t out any $. They were waiting on the owner to decide, since they were holding out for more rental income. Once there wasn’t a chance the place was going to be booked on the next Monday, they let us adjust. It was nice of them and the manager advocated for us. "

"Comfortable Home Away From Home
Overall this was a great stay! My grandson had fun counting all of the different animals in the unit. (131) It is located on a steep incline on a busier road. The unit could use a good deep clean. The stairs from the outside to the unit has a lot of mouse droppings. Stairs from bottom floor to top need to be vacuumed. Some of the deck boards are loose and need to be fixed. Also, the check out instructions say to take garbage to Gary way. There weren’t any dumpsters there, we took ours to the alternate dumpster a block away. In summary, it’s a nice place, just could use a little TLC "

"Family vacation
Pros: Great location; close to lake and casino. Kitchen was fully equipped with all essentials. Cons: Unfortunately there was malfunction in plumbing in the master bedroom bathroom. The toilet did not properly flush the day we arrived, following day, feces came out from shower. I was not able go sleep in master bedroom due to foul smell. No AC in the home"

"Stayed between Christmas and New Years
All in all it was nice enough but we totally overpaid for the time of year and could have stayed at a resort for the same price.
The negatives: The pillows are not comfortable so make sure to bring your own if you can. There are several area rugs throughout (some are actually tacked/nailed down) but they were tripped on left and right. They take away from the aesthetic of the home anyway, and really are a trip hazard. The toilet paper (and paper towels) are super thin and cheap. The non-stick pans had a lot of deep scratches and did not want to cook my food in them. The lighting could be better in master bedroom and there is a 2 inch step down to the master bathroom to be aware of. Be aware also that this is a duplex and the owner of the next door unit may walk down your side of the deck to scrape off the snow (so you're not startled).
The positives: Fit 6 guests comfortably. Good sized rooms. Updated (from original condition)kitchen and bathrooms. Close enough to Heavenly Village (driving distance). Overall well stocked with everything you need. Supplied games, puzzles and cards for activities.
