World Class Property Management, Inc. (WCPM)

Thank you for booking your vacation with World Class Property Management INC. (WCPM). Please help us keep our home a vacation rental by abiding by neighborhood and county rules.

This Rental Agreement (“Agreement”) is entered into between WCPM and the Guest listed below. By booking and signing, Guest agrees to the following terms, conditions, and county rules.

1. Guest Requirements
Minimum age to rent is 25 years. The credit card holder, signatory, and responsible party must be the same person and at least 25.
Any reservation made in violation of this rule will be canceled without refund.
Maximum occupancy is: {{listing_max_occupancy}}, per Douglas County regulations.
2. Payments & Credit Card Authorization
Payment Schedule: 25% deposit due at booking. Balance due 45 days prior to arrival. Reservations within 45 days of arrival must be paid in full at booking.
Authorization: Guest authorizes WCPM to charge the credit card on file for rent, fees, damages, fines, and violations of this Agreement.
Credit Cards: The name on the reservation and credit card must match. Guest agrees not to dispute charges that are consistent with this Agreement.
3. Cancellation Policy
Cancellations must be submitted in writing.
More than 45 days prior to check-in: Refund of payments made, less booking fee.
21–45 days prior: Option of 50% refund or 100% credit toward a future stay (same property, within one year). Rate differences may apply.
Within 20 days of arrival: No refund or rescheduling.
WCPM strongly recommends travel insurance. WCPM does not provide or sell insurance.
4. Weather & Events Policy
No refunds for events outside WCPM’s control, including but not limited to: ski resort or casino closures, event cancellations, pandemics, storms, power outages, smoke/air quality, or forest fires.
Exception: If all roads into Tahoe are closed for 12+ consecutive hours on the scheduled arrival date, Guest may cancel for refund minus booking fee, or 100% credit toward a future stay (same property, within one year). Rate differences may apply.
Guest assumes responsibility for safe travel, including carrying chains or snow tires in winter.
Snowfall is common in Tahoe, especially near Heavenly Ski Resort. Please allow extra travel time during storms. Traffic often slows or backs up. Guests are responsible for knowing current road conditions and following chain/snow tire requirements.
Snow removal on neighborhood roads is handled by the city/county and is outside WCPM’s control.
No refunds will be given if you find your lodging unsatisfactory.
5. County Rules & Enforcement
(Douglas County Code Title 20.622 VHR Ordinance 2024-1635)

Quiet Hours: 9:00 PM – 8:00 AM. No outdoor congregation or hot tub use during these hours.
Noise Violations: County fines up to $2,500. One warning only; repeat violations may result in eviction without refund.
Parking: Street parking is prohibited. Vehicles must park only in designated spaces. Failure may result in citation and towing.
Occupancy: Limited to {{listing_max_occupancy}}. Over-occupancy, unauthorized events, or parties are grounds for eviction without refund.
Inspections: Management may inspect for compliance with occupancy, parking, and noise rules at any time during the stay.
6. Property Rules
No Smoking inside or outside. $500+ cleaning fee for evidence of smoking.
No Pets unless home is specifically pet-friendly and approved by WCPM. Unauthorized pets = $450+ fee.
No Fireworks, outdoor fires, or charcoal BBQs. Violations will be reported to local authorities.
Furniture & Equipment: Do not move furniture. Ski/snow gear must stay in garage/mudroom.
Lost Items: Keys $150+, garage/beach/pool passes $200+.
7. Maintenance & Refunds
Guest must promptly report maintenance, cleaning, or safety issues. WCPM will make reasonable efforts to remedy but no refunds will be given for temporary loss of use (appliances, hot tubs, etc.).
No refunds will be provided after check-out for unreported issues.
8. Hot Tub Rules (if applicable)
Prohibited during quiet hours (9 PM – 8 AM).
Guest assumes all risk of hot tub use. Minimum age 18.
Misuse or extraordinary cleaning = $200+ fee.
9. Check-In / Check-Out
Check-in: 4:00 PM | Check-out: 10:00 AM.
Unauthorized early check-in / late checkout may result in additional rental fees.
Guest must complete posted checkout procedures, including bagging trash, starting dishwasher, and securing property.
10. Winter Addendum (Nov–Apr rentals)
Driveways cleared after 6+ inches accumulation; service within 24 hours. Timing not guaranteed.
No street parking allowed, Street parking is prohibited.
Guest assumes risk of injury/property damage due to snow, ice, or weather conditions.
11. Liability
Guest agrees to use property at their own risk.
WCPM and Owner are not liable for accidents, loss, or injury due to weather, natural conditions, equipment misuse, or circumstances beyond WCPM’s control.
Guest remains responsible for all damages, fines, or violations caused by Guest or invitees.

My friends and I had a girls' weekend here, and it fit all 9 of us. The location couldn't get any better, and the private lake entrance was just a 5-minute walk or a 1-minute drive away. This was a quiet, private beach that had plenty of shade and picnic benches. The backyard was the highlight, with a nice hot tub deck area to enjoy morning coffee in. The cleanup was easy, and we did not feel like we were missing any kitchenware. The only negative thing I have to say about the house is the uncomfortable beds. Many of us had a hard time sleeping on the firm mattresses that felt very old. One of our friends ended up sleeping on the couch, which was way more comfortable than her bed. Luckily, we are all young, so we could manage a few nights of this. Thank you for such a great stay! I would come back for the weekend!" Check-in was smooth, instructions were clear, and while it was tough to reach the property management company by phone, they were responsive and helpful through the app. There were a few minor drawbacks: the backyard firepit was listed as an amenity but wasn't usable during our stay, and cleaning staff were still finishing up right at check-in time, so towels were inconsistently stocked across rooms. Also, note that the bathrooms only had hand soap—be sure to bring your own toiletries. All in all, we had a wonderful time and would consider staying here again!" The steam shower was hard to figure out but when it worked it was terrific and the jacuzzi tub was great but the plug was missing so we had used the plug feature then stuck a rag in the hole to hold water. The lake was driving distance and passes were provided. The yard and balcony were overrun with pine needles we cleaned those off and enjoyed the pretty yard but I think the topper was that after we cleaned the yard because it wasn't done prior to our arrival at 8am the day we were to leave and check out time is 10am the landscaping team showed up using blowers and lawn mowing personally we thought it should be done before we got there or after we left. We were joking about how they wanted to make sure that we left on time and were awake. All in all we had a great time but the place definitely needs some love. I liked how the floor plan was open. The back yard was gorgeous! We also loved the neighborhood and our little private beach. We were in the jacuzzi a lot of the time and really enjoyed everything about the house. The property management company made it very easy, I was able to change the reservation easily (within the deadline). We will definitely be back! We were concerned about the reviews that mentioned that there was no outdoor furniture. I am happy to report that there is now a table, chairs and loungers in the back yard. We are a family of cooks and were absolutely delighted with the well appointed kitchen. This was the first vacation rental I had ever stayed at that had ample pots and pans of all sizes, utensils, appliances (large and small), serving dishes, storage containers, plates, cups and glasses. The kitchen was roomy enough for several cooks to work side by side so was ideal for our needs. The property was close enough to the lake for us to hike to every day. We used a wagon to carry our larger items as it was a little bit of a hike though. The house was very clean and comfortable but was a little warm in the upstairs bedrooms at night. We brought our own stand-alone fans which helped out with the heat. My only complaint was that trash is only picked up at the end of your stay. Since we were there for two weeks, you can imagine the amount of trash kept in the garage. It was a very smelly situation at the end of our stay. The barstools in the living room needed to be repaired or replaced. We actually moved them to the side of the room as we did not trust them to hold weight. We had a tool kit and retightened the screws on the kitchen barstools making them safe to use. Other than that, we loved the location of the property. It was close to shopping, beaches and State Line. We would stay here again." Also LOTS of road noise from Hiway 50. Beach is a hike and very small. Grill was filthy. In spite of those annoyances it has lots of room and a nice kitchen and a nice setting. Hot tub worked fine. Let's just say it was fairly priced and with a little more attention would be 3 out of 4 stars instead of 2. Three of the four bedrooms have private bathrooms. Kitchen is adequately stocked and functional. Back yard is inviting and relaxing and spa was in good working order. Negatives include 4 dead rodents around the grounds, a pond that drastically needs to be cleaned or completely drained, no chairs for the backyard, no booklet to describe tv operations, local places to dine, or places of interest, and upstairs linens that need to be replaced. BBQ was older, dirty, and igniter switch was not working (wiring to switch was laying on the ground) 2. There was NO outside patio furniture to enjoy the beautiful back yard experience. 3. The pond in back by spa was a breeding ground for mosquitos. They were everywhere and egg pods floating on water 4. No access to closet is upstairs master bedroom, no where to hang anything. 5. No patio chairs or table for master deck to enjoy view of nice backyard, coffee table is main living room 6. Main lights directly above kitchen center island was not working. Oven was difficult to operate at first. 7. Dead rat in garage, counter tops in garage were filty.
