If you, the credit card holder- person signing the contract- and person responsible for the reservation, rents this house and are not 25, we will cancel the booking and you will not get a refund, no exceptions, you MUST be 25 or older. *You are only allowed 12 persons at any time at the house. This includes any diners or gatherings you may have. *Please help us to keep our home a vacation rental. NOISE ORDINANCE 9pm to 8am DAILY and is very strict in this neighborhood. * Fireworks, wood fire pits, and charcoal BBQ's are illegal in the Lake Tahoe Basin. *Parking: 10 cars allowed at house at any time. There is no street parking per county and fire safety rules. Pursuant to DCC 20.622.040 (D) (6) Failure to park in the designated parking spaces and/or display the parking permit may result in a citation and fine of $500 to the responsible party or person of the vehicle. You must display the parking pass in both vehicles during your stay. They are in the rental house. *Please be prepared for winter driving conditions as we are above 7k feet in elevation, and we do get snow.

Surrounded by mountains, this 6BR/4.5BA retreat sits on 7.4 lovely acres overlooking a meadow. Enjoy abundant deck space and a private hot tub outside, or spend time together in the huge Great Room and game room.
With 4,421 square feet of completely remodeled living space, this massive home has two attached suites with private outdoor entrances. Interior highlights include two gas fireplaces, high ceilings, beautiful brickwork, natural stone flooring, and 150-year-old barn wood floors comprised of 10 species of wood.
The house is in a great location midway up Kingsbury Grade, your home is less than 3 miles from the Stagecoach chairlift at Heavenly, beaches on the Nevada side of Tahoe, and vibrant casino nightlife.
LIVING AREA
Boasting 2,000 square feet, the Great Room features a pool table and huge 85” Roku TV. Upstairs, a game room includes a poker table, ping-pong, and another 75” Roku TV.
KITCHEN & DINING
The chef’s kitchen is equipped with a five-burner gas range and double ovens. Handy extras include an espresso/cappuccino machine, blender, and separate wine fridge. The natural log table seats 12 when the bench seat is used, while the counter seats four.
BED & BATH The master suite is furnished with a Cal king bed, queen bed, and smart TV. The en-suite bathroom has a huge walk-in shower. Two more master suites each feature a bathroom with a walk-in shower. One has a king bed, while the other has a queen. A fourth bedroom holds a queen and an XL twin bed; two more bedrooms each offer a twin-over-full bunk bed. A downstairs guest bathroom has a walk-in shower, while a convenient half bath is next to the game room upstairs.

Pets Not Allowed Vacation Rental Agreement World Class Property Management, Inc. (WCPM)
Thank you for booking your vacation with World Class Property Management INC. (WCPM). Please help us keep our home a vacation rental by abiding by neighborhood and county rules.
This Rental Agreement (“Agreement”) is entered into between WCPM and the Guest listed below. By booking and signing, Guest agrees to the following terms, conditions, and county rules.
1. Guest Requirements Minimum age to rent is 25 years. The credit card holder, signatory, and responsible party must be the same person and at least 25. Any reservation made in violation of this rule will be canceled without refund. Maximum occupancy is: {{listing_max_occupancy}}, per Douglas County regulations. 2. Payments & Credit Card Authorization Payment Schedule: 25% deposit due at booking. Balance due 45 days prior to arrival. Reservations within 45 days of arrival must be paid in full at booking. Authorization: Guest authorizes WCPM to charge the credit card on file for rent, fees, damages, fines, and violations of this Agreement. Credit Cards: The name on the reservation and credit card must match. Guest agrees not to dispute charges that are consistent with this Agreement. 3. Cancellation Policy Cancellations must be submitted in writing. More than 45 days prior to check-in: Refund of payments made, less booking fee. 21–45 days prior: Option of 50% refund or 100% credit toward a future stay (same property, within one year). Rate differences may apply. Within 20 days of arrival: No refund or rescheduling. WCPM strongly recommends travel insurance. WCPM does not provide or sell insurance. 4. Weather & Events Policy No refunds for events outside WCPM’s control, including but not limited to: ski resort or casino closures, event cancellations, pandemics, storms, power outages, smoke/air quality, or forest fires. Exception: If all roads into Tahoe are closed for 12+ consecutive hours on the scheduled arrival date, Guest may cancel for refund minus booking fee, or 100% credit toward a future stay (same property, within one year). Rate differences may apply. Guest assumes responsibility for safe travel, including carrying chains or snow tires in winter. Snowfall is common in Tahoe, especially near Heavenly Ski Resort. Please allow extra travel time during storms. Traffic often slows or backs up. Guests are responsible for knowing current road conditions and following chain/snow tire requirements. Snow removal on neighborhood roads is handled by the city/county and is outside WCPM’s control. No refunds will be given if you find your lodging unsatisfactory. 5. County Rules & Enforcement (Douglas County Code Title 20.622 VHR Ordinance 2024-1635)
Quiet Hours: 9:00 PM – 8:00 AM. No outdoor congregation or hot tub use during these hours. Noise Violations: County fines up to $2,500. One warning only; repeat violations may result in eviction without refund. Parking: Street parking is prohibited. Vehicles must park only in designated spaces. Failure may result in citation and towing. Occupancy: Limited to {{listing_max_occupancy}}. Over-occupancy, unauthorized events, or parties are grounds for eviction without refund. Inspections: Management may inspect for compliance with occupancy, parking, and noise rules at any time during the stay. 6. Property Rules No Smoking inside or outside. $500+ cleaning fee for evidence of smoking. No Pets unless home is specifically pet-friendly and approved by WCPM. Unauthorized pets = $450+ fee. No Fireworks, outdoor fires, or charcoal BBQs. Violations will be reported to local authorities. Furniture & Equipment: Do not move furniture. Ski/snow gear must stay in garage/mudroom. Lost Items: Keys $150+, garage/beach/pool passes $200+. 7. Maintenance & Refunds Guest must promptly report maintenance, cleaning, or safety issues. WCPM will make reasonable efforts to remedy but no refunds will be given for temporary loss of use (appliances, hot tubs, etc.). No refunds will be provided after check-out for unreported issues. 8. Hot Tub Rules (if applicable) Prohibited during quiet hours (9 PM – 8 AM). Guest assumes all risk of hot tub use. Minimum age 18. Misuse or extraordinary cleaning = $200+ fee. 9. Check-In / Check-Out Check-in: 4:00 PM | Check-out: 10:00 AM. Unauthorized early check-in / late checkout may result in additional rental fees. Guest must complete posted checkout procedures, including bagging trash, starting dishwasher, and securing property. 10. Winter Addendum (Nov–Apr rentals) Driveways cleared after 6+ inches accumulation; service within 24 hours. Timing not guaranteed. No street parking allowed, Street parking is prohibited. Guest assumes risk of injury/property damage due to snow, ice, or weather conditions. 11. Liability Guest agrees to use property at their own risk. WCPM and Owner are not liable for accidents, loss, or injury due to weather, natural conditions, equipment misuse, or circumstances beyond WCPM’s control. Guest remains responsible for all damages, fines, or violations caused by Guest or invitees. 12. Amenities at Your Vacation Home ` Provided for Your Stay Starter kit: paper towels (2), toilet paper (4 per bathroom), trash bags, hand soap & dish soap Fresh towels, bed linens, blankets, pillows Basic kitchenware: pots, pans, dishes, cups, flatware, cooking utensils (Note: Each home is privately owned, so kitchen and bedding items may vary.)

Great location and setting. Lower oven does not heat up. Upper oven heats up but when opening it to check food, the oven turns off but looks like it is still at temp. Hot tub worked then didn't, even after service call. Coffee pots are caput. Hot water was very hot and could burn just from the faucet, temp may need checked. No bath soap or shampoo, would let renters know to bring own. Other VRBO's provided. After first discussion on phone the first day about hot tub not working, interaction was a bit testy, Interaction with Dylan was good and responsive. Dishwasher, lower rack is off. Overall house was good. Needs some TLC."

"Perfect Home in South Lake Tahoe
Firstly, the house is exactly like the pictures. This was the perfect home for my friend group of 12 adults. The house was spotless when we arrived and check in instructions were clear. There was plenty of room for everyone to comfortably sleep. The location was great, only a 10 minute drive to Heavenly Village. Will definitely be staying here on my next trip to Lake Tahoe."

"Great family ski house, some attention needed
As described on the VRBO review, great set up and the management company was quite responsive. That said, given the things that didn't work - one oven, the stove top (2 burners and ignitor), speakers - and missing essential items - a large coffee maker, a toaster or toaster over - it would be easy to make it better and we felt we should have been offered a discount/refund based on the inconveniences."

We rented this place for a ski trip. It was 8 guys. Place is great overall, clean and spacious and in a perfect location, 10 minutes from Heavenly gondola which is located in the middle of the Heavenly city. Property management was very quick to respond to all questions through out the stay"

"After Christmas family ski trip to Tahoe
The home is wonderful. Very large, plenty of parking, space to enjoy, and many great amenities for guests to enjoy such as pool table, ping pong, tv’s, games, books, etc. The seating and beds were comfortable and the home is well stocked. However very disappointing to us was the amount of items that needed repairs...the Roku remote needed new batteries, the surround sound didn’t work, 2 of the 5 burners on the stove didn’t work, and the bottom oven didn’t work. We called on the first night to have these items worked on, and the only thing that got fixed was the Roku remote..and no call was made to let us know that the stove/oven wasn’t going to be repaired. We are a cooking/baking family, so this was disappointing. But overall, we enjoyed the home and would recommend. I would recommend the property management updating the house book with better instructions/information for the fireplaces, hot tub, parking permits (or lake their of), and TV’s. Beautiful home! "

"Wonderful and Spacious Home!
We really enjoyed our long weekend in this house. The great room is HUGE and we spent a lot of time there. The kitchen was well stocked, but the lower oven did not work. We also could not get the hot tub to go above 96 degrees. There was lots of snow and we spent a lot of time out back sledding and playing in the snow. The rooms and bathrooms were very clean and the beds were really comfortable. It was definitely spacious enough for our group of 12. We will stay here again!"

"A birthday celebration
Management- We have been looking forward to this weekend for months. Upon check in we were ready to get some music playing given the surround sound speakers. We had 3 friends, several cords, and an hour of messing with the system before Ray with the property was called. He was unprofessional and told me to “hold on” while not placing me on hold but simply holding his phone to the side while he started talking about his music set he played with what I assume to be a friend he ran into while out driving. He was unaware of the property I was at, and had absolutely no helpful information. I had to ask to be connected with someone who may know more about the sound system. He said he would “make some phone calls”, well we never heard from anyone all weekend. Luckily, a tech friend was able to figure it out towards the end of the first night but would have been helpful if someone from the property actually knew about the “features” they offer.
Cleanliness- sub par at best. Dead bug in the ice machine and several windowsills. The “pantry” looking like a trash can from every previous guest. Half opened cookies, cheese puffs, and a hookah on the floor that made the entire room reek. Also- no soap in the main bathroom off the kitchen so we had to go to the store. No trash can in the bathroom with the 2 beds.
“Amenities”- this house definitely lists the basic kitchen items. We could not find a single pot to make rice in, 3 pairs of broken tongs, 2 can openers that don’t work, a broken screen with a hole on the microwave and the wrong pot on the coffee maker, resulting in a very annoying experience each morning to make coffee as the pot wouldn’t reach.
Honestly- for how expensive this house is over a summer month I would not recommend this house to a friend. It is seriously lacking in basic amenities, cleanliness, and professional staff. I’ve had better exper"

"Great location/cabin
While off the main road, the cabin was fantastic. The house was in good condition but needs some fixes. I'll go with the fixes first. The dishwasher was not bolted into the cabinets and kept falling forward. The hot tub could be more efficient. The Stove when on kept making the clicking sound for when you first ignite it. The sound system didn't seem to work with the tv. The table tennis net did not stand straight up.
These are mainly minor things and we had a ton of fun. Thank you for the owner for opening their house to us. We took care of it like it was our own. "

Almost beautiful and very clean! Just as described! We use this for a family get together and all of the teenagers hung out in that game room at the pool table and it was wonderful! They were away from the bedrooms so noise wasn’t an issue! Lots of parking And only a 10 minute drive down the casinos! We were definitely stay here again!"

"Home Away from Home
We had a wonderful stay. The house was in a perfect location, it was big enough for 3 families and everyone had something fun to do. It was off the street, had a nice backyard for our kiddos to play in the snow, a hot tub to relax in after the snow and then we had some competition with the Ping Pong table and Pool Table! Our kids ranged from 2-14 and they were never bored. Thank you for the wonderful stay with a Beautiful Clean home! We will definitely be back! "

"Bad service
This home is beautiful and very spacious. Although, upon arrival the bedroom sheets were not cleaned. Either they had stains or were simply not washed. Makeup, crumbs, and hairs were found on multiple beds. The bathrooms were clean, although the shower was clogged. The dishes were dirty. The bathroom curtain was moldy and the drainage was bad. They didn’t offer any toiletries in any rooms. No soap. The price this property charges for “cleaning” ($450) needs to be corrected. If this property is going to continue renting to guests during this pandemic, cleanliness needs to be most important. Overall did not receive good service."

"Filthy and management needs to work on their costumer service
Cabin was nice and we had a blast. When we first got there the trash can outside was full, there was a white claw on the bed post in the back bedroom, (management said if it was in the corner then the cleaner probably didn't see it) to me that's another excuse. It was a bunk bed and had she changed the bedding it would have been seen no doubt. A repair man showed up to fix the dishwasher without us being notified, no hand soap anywhere, in place it was hand lotion. When I let management know her response was "trash? Are you sure it's trash? What's in it?" So I dug in the trash to let her know what was in it. Then when I told her about the lotion she said "I'm pretty sure it's soap" she did bring us soap the next day. The next day two plates were pulled out of the cabinet dirty. Not just a little, a lot. I sent a picture over and all I get is "I'll let the cleaner know" there were skittles and wrappers under the couch (we didn't bring skittles) there was an open bag of gummy bears in the drawer where the hot pads are. Here's the worst, there was a water bottle under the bed (same room as the white claw) full of tobacco and spit. None of us use tobacco. With a $450 cleaning fee you'd think I wouldn't have to clean up after the renters before us. I never asked for any money back or anything. I was very nice about it and not once did I get an apology of any kind. I just heard excuses just like what's given to these reviews. I'm sure they'll respond with an excuse on here. I have pictures documented as proof. "

The rental was very nice BEAUTIFUL kitchen and common areas were nice . The rooms were neat but bedding smelled like feet . The area is very nice and a very good family rental in the back there’s a lot of room to enjoy a snow day and use your sleds . They have more kitchen appliances & utensils then listed which would be nice to know so you don’t take your own . Few things I wish I knew before booking is how long it takes the heater to kick in . Their was signs about almost everything except on how it takes 2-4 hours for the heater to go up a few degrees. I wish I knew that in advanced so I could have turned it up the moment we got in and not waited until bedtime . Second thing that i wish I would have known is how there was a KING size bed being held up by 2 2x4 that were not even screwed in and 3 plywood’s for the base . The bed broke in the middle of night and the family had inconveniently sleep on the couch . We spent a pretty penny here and felt like if the inspection to get your refund back took a few days due to it being heavily inspected management should have been aware . It was unsafe for anyone to be in that room . Lastly management was very unprofessional and as I was expressing myself the day after we checked out he was totally offended and acted like I was exaggerating. He also said “ well if your letting us know two days after it’s hard for anything to be done “ first off it was one day and there’s no need to call your office on a Sunday when I have a 4 hour drive ahead of me and kids to take care of . Secondly I was not going to reach out at 1:40 am and disturb the whole household on our last night there when we have a early check out waiting for someone to come and fix . "LA Familia Tahoe Getaway
Our family group rented this for four days. The location was perfect and close to everything. A few improvement opportunities which can be fixed easily; the need of better quality kitchen utensils; ensure bedding is properly washed (sheets had hair on them in master bedroom) so we had to wash the sheets. The dryer took two cycles to completely dry the sheets. A question we then asked; is this why the sheets weren't properly washed? As for a house with having 6 bedrooms you definitely need a dryer that dries in one cycle. Overall we didn't let this take away from our vacation. Nothing is ever 100%. Just feedback for the property management to look into is all. :-) Thank you we loved the spacious layout and we enjoyed ourselves. We would definitely rent again."
