You will be shut down immediately and will lose the security deposit and will be subject to more fines. *You are only allowed 10 persons at any time at the house. This includes any diners or gatherings you may have. *Please help us to keep our home a vacation rental. NOISE ORDINANCE 9pm to 8am DAILY and is very strict in this neighborhood. * Fireworks, wood fire pits, and charcoal BBQ's are illegal in the Lake Tahoe Basin. *Parking: 4 cars allowed at house at any time. There is no street parking per county and fire safety rules. Pursuant to DCC 20.622.040 (D) (6) Failure to park in the designated parking spaces and/or display the parking permit may result in a citation and fine of $500 to the responsible party or person of the vehicle. You must display the parking pass in both vehicles during your stay. They are located in the rental house. *Please be prepared for winter driving conditions as we are above 7k feet in elevation, and we do get snow. Sunny and spacious 2,432 square foot, lower Granite Springs home features an open floor plan with 4 bedroom, 3 baths and a 2-car garage. The kitchen is a chef's dream, while the Master Suite is a true retreat with fireplace and beautifully built grand shower, walk-in closet and deck. Whole-house floor to ceiling remodel in 2012. This lovely home has all the luxury upgrades you should expect. You will enter into the 1st floor with the kitchen, dining area, living room, bedroom 1 with a queen bed and a TV. There is a shared full bathroom in the hallway that can be entered through the kitchen or the bedroom. On the second floor is the master bedroom 2 with a king bed, a twin trundle bed, a grand master bathroom with an amazing custom built shower, TV and fireplace. Bedroom 3 has bunk beds with a total of 4 twins. Bedroom 4 has a queen bed and a TV. There is a full shared bathroom in the hallway. 1)Queen 2)King & trundle bed with twins 3)Two bunks (4twins) 4)Queen ~ This home does NOT have AC. Min age to rent any property is 25. World Class Property Management, Inc. (WCPM)

Thank you for booking your vacation with World Class Property Management INC. (WCPM). Please help us keep our home a vacation rental by abiding by neighborhood and county rules.

This Rental Agreement (“Agreement”) is entered into between WCPM and the Guest listed below. By booking and signing, Guest agrees to the following terms, conditions, and county rules.

1. Guest Requirements
Minimum age to rent is 25 years. The credit card holder, signatory, and responsible party must be the same person and at least 25.
Any reservation made in violation of this rule will be canceled without refund.
Maximum occupancy is: {{listing_max_occupancy}}, per Douglas County regulations.
2. Payments & Credit Card Authorization
Payment Schedule: 25% deposit due at booking. Balance due 45 days prior to arrival. Reservations within 45 days of arrival must be paid in full at booking.
Authorization: Guest authorizes WCPM to charge the credit card on file for rent, fees, damages, fines, and violations of this Agreement.
Credit Cards: The name on the reservation and credit card must match. Guest agrees not to dispute charges that are consistent with this Agreement.
3. Cancellation Policy
Cancellations must be submitted in writing.
More than 45 days prior to check-in: Refund of payments made, less booking fee.
21–45 days prior: Option of 50% refund or 100% credit toward a future stay (same property, within one year). Rate differences may apply.
Within 20 days of arrival: No refund or rescheduling.
WCPM strongly recommends travel insurance. WCPM does not provide or sell insurance.
4. Weather & Events Policy
No refunds for events outside WCPM’s control, including but not limited to: ski resort or casino closures, event cancellations, pandemics, storms, power outages, smoke/air quality, or forest fires.
Exception: If all roads into Tahoe are closed for 12+ consecutive hours on the scheduled arrival date, Guest may cancel for refund minus booking fee, or 100% credit toward a future stay (same property, within one year). Rate differences may apply.
Guest assumes responsibility for safe travel, including carrying chains or snow tires in winter.
Snowfall is common in Tahoe, especially near Heavenly Ski Resort. Please allow extra travel time during storms. Traffic often slows or backs up. Guests are responsible for knowing current road conditions and following chain/snow tire requirements.
Snow removal on neighborhood roads is handled by the city/county and is outside WCPM’s control.
No refunds will be given if you find your lodging unsatisfactory.
5. County Rules & Enforcement
(Douglas County Code Title 20.622 VHR Ordinance 2024-1635)

Quiet Hours: 9:00 PM – 8:00 AM. No outdoor congregation or hot tub use during these hours.
Noise Violations: County fines up to $2,500. One warning only; repeat violations may result in eviction without refund.
Parking: Street parking is prohibited. Vehicles must park only in designated spaces. Failure may result in citation and towing.
Occupancy: Limited to {{listing_max_occupancy}}. Over-occupancy, unauthorized events, or parties are grounds for eviction without refund.
Inspections: Management may inspect for compliance with occupancy, parking, and noise rules at any time during the stay.
6. Property Rules
No Smoking inside or outside. $500+ cleaning fee for evidence of smoking.
No Pets unless home is specifically pet-friendly and approved by WCPM. Unauthorized pets = $450+ fee.
No Fireworks, outdoor fires, or charcoal BBQs. Violations will be reported to local authorities.
Furniture & Equipment: Do not move furniture. Ski/snow gear must stay in garage/mudroom.
Lost Items: Keys $150+, garage/beach/pool passes $200+.
7. Maintenance & Refunds
Guest must promptly report maintenance, cleaning, or safety issues. WCPM will make reasonable efforts to remedy but no refunds will be given for temporary loss of use (appliances, hot tubs, etc.).
No refunds will be provided after check-out for unreported issues.
8. Hot Tub Rules (if applicable)
Prohibited during quiet hours (9 PM – 8 AM).
Guest assumes all risk of hot tub use. Minimum age 18.
Misuse or extraordinary cleaning = $200+ fee.
9. Check-In / Check-Out
Check-in: 4:00 PM | Check-out: 10:00 AM.
Unauthorized early check-in / late checkout may result in additional rental fees.
Guest must complete posted checkout procedures, including bagging trash, starting dishwasher, and securing property.
10. Winter Addendum (Nov–Apr rentals)
Driveways cleared after 6+ inches accumulation; service within 24 hours. Timing not guaranteed.
No street parking allowed, Street parking is prohibited.
Guest assumes risk of injury/property damage due to snow, ice, or weather conditions.
11. Liability
Guest agrees to use property at their own risk.
WCPM and Owner are not liable for accidents, loss, or injury due to weather, natural conditions, equipment misuse, or circumstances beyond WCPM’s control.
Guest remains responsible for all damages, fines, or violations caused by Guest or invitees.

Upon arriving the outside of the house is needing an update (rotting wood, paint, yard clean up front and back). Inside the home the structure is nice, however cleanliness is NOT priority here. The carpet is old, not clean, bumpy in spots. The benches in the picture at the dining room table are stained after years and years of use with no cleaning. The showers are dirty with stains along the side of the tubes where they havent been cleaned, and the shower curtains are dirty to the point of yellow and pink stains from years of use. The lights and fan lights have dead bugs and dirt in them which are very visible. There are ZERO instructions on how to work any of the TVs. Some worked some didn't (all different inputs, cable boxes, etc). The WIFI was not clearly defined and was spotty at best, some days it worked, some days it didn't. I did call on night one and left a message, tried to call back and reached someone who told me a different WIFI to go into then instructed on the email I received prior to arriving. He tried to walk me through the TVs, I got one working and gave up on the rest. The next day he offered to come check the TVs I politely declined as it wasn't worth the time to go back to the house to learn how to do it. There are no basic essential toiletries beyond hand soap at the sinks. There is broken dressers and pieces of beds around the house. The top rails on the bunk beds are loose. The garage houses old carpet rolls, broken beds. Banister on the steps is loose. Only one parking pass for 4 potential cars. The biggest instructions you will get is how to remove the trash and use the bear box. House was close to downtown, there is a BBQ (dirty) and Hot Tub, it has 4 bedrooms, so no lie there. Read back on older reviews and see that our experience was very similar to others as far back as 2020-2022 so no updates in years. The hot tub out back was so fun for my 4 year old. the house also had all types of things for cooking. You so dont need to bring anything. The floor really needed a good mop when we got there, but unfortunately I couldn’t find a clean mop. I even went to the dollar store to buy one but the shelves were empty. The counters were clean but the drawers had crumbs in them. I also found a mouse dropping in one. We also had to kill quite a few spiders. There were lots of dead spiders too. The bathroom In the master had some throw rugs that were dirty and the one by the shower smelled. I dropped something under the master vanity and it was really dirty under there that I just threw it away. Dresser drawers in the bedrooms wouldn't open. Hot tub half full and did not heat up at all. BBQ was disgustingly dirty. When we contacted property management in regards to our issues they were extremely rude and called us liars. Going so far as to say we arrived earlier than our requested check in which was physically impossible given where we traveled from. I wouldn't recommend this rental to my worst enemy." AC is broken, lights switches are placed outside of room that turns unwanted lights inside bedrooms, very very dirty partio, dirty and old grill, back yard had trash everywhere. From the patio to the yard, like trash bottles, cups, napkins, and many other things. We begged owners to bring garbage bags and detergent to make one wash for towels. Scratches and stains everywhere. Fridge had dents and the vanity has a missing handle on drawer. Sheets not clean and some pillows were still wet. Walls over beds had disgusting fluid things on them. House falsely advertises 2 queen and 1 king but the queens were full size beds with no headboards and very soft. Of all the places we rented this one was the most expensive and the dirtiest with so much broken things. The absolute worst house to rent. The manager sent someone to pick up the garbage that same night . The next morning he offered to have a cleaner come by but none of us who are germaphobes could sleep in such a dirty house so we ended up cleaning it the night we arrived so sending us the same cleaner that did the worst job and having to have all of us leave to clean was not what we wanted on vacation. The manager asked what else he can do but he needed to fix the house, replace the furniture and get better cleaners which was not gonna happen while all people were there. We never expected a brand new house but when you pay this much money the least we should have is a clean and functional house. I would never ever stay here again and nor will my friends and family. The house is conveniently located off of Kingsbury which is up the hill from the course. Since the course is located by the casinos, we were able to drive and park in a lot, enjoy the golf, walk around the downtown area, grab a bite to eat, and visit the casinos. You could easily walk to the course/casinos, but we weren't too sure we could make it back up the mountain! The property is everything presented in the pictures. It is well stocked, and has a nice deck to enjoy the outside. We made use of the grill for steak night, but never made it to the hot tub. The property is well maintained, and Heidi was most courteous when answering our questions. The Red Hut and Mott Canyon Grill are within walking distance, and Safeway is a short drive down the road. We also took a drive around the lake, and drove to Truckee for a rafting trip down the Truckee River. A sunset happy hour cruise was also enjoyed aboard the yacht Bleu Wave. Otherwise it becomes a your word vs ours scenario as it is now. Overall, the cabin was amazing, but the management of it was slightly disappointing. Perhaps it will get better as this property is new and not much experience has been gained from it.
