You will be shut down immediately and will lose the security deposit and will be subject to more fines. *You are only allowed 10 people at any time at the house. This includes any dinners or gatherings you may have. *Please help us to keep our home a vacation rental. NOISE ORDINANCE 9pm to 8am DAILY and is very strict in this neighborhood. * Fireworks, wood fire pits, and charcoal BBQ's are illegal in the Lake Tahoe Basin. **Parking: 4 cars allowed at house at any time. There is no street parking per county and fire safety rules. Pursuant to DCC 20.622.040 (D) (6) Failure to park in the designated parking spaces and/or display the parking permit may result in a citation and fine of $500 to the responsible party or person of the vehicle. You must display the parking pass in both vehicles during your stay. They are in the rental house. *Please be prepared for winter driving conditions as we are above 7k feet in elevation, and we do get snow. .
This large and open 5 bedroom home is great winter or summer. Very close to down town where most of the shopping, restaurants, casinos and Gondola are located. The yard is a great pace for sledding in the winter, there is a hill along side the house making it a great spot for small children. There are 3 large living rooms, a full bar (bring your own beer) on the bottom floor complete with a dishwasher, mini fridge, coffee maker and ice maker. The garage is available to renters for parking and storage.
The back yard has a great deck overlooking the forest with patio table for dining, a private hot tub, and plenty of room for the family to play.
The main floor, top floor, has the large gourmet kitchen open to the living room with a cozy fireplace. There are bedroom 1, master, with a king and full private bathroom with a large jetted tub. Bedroom 2 and 3 have queen beds. There is a full shared bathroom in the hallway. The entry into the garage is off of the living room. The laundry room is off of the kitchen.
On the lower 2nd level is another large living room with a wet bar, big screen TV and fireplace. Bedroom 4 is the second master with a king and a jack-and-jill bathroom that connects to a bonus room office (there is no door on this room per the fire dep). Bedroom 5 has 2 queen beds, a baby crib and a private full bathroom.
On the lower 3rd level is a very large 3rd living room with a big screen TV , a full bathroom and fireplace. There is also a full bar with an ice maker, coffee maker, mini fridge, dishware and is the perfect place to entertain!
Your family will love how cozy this house is and it feels so far away from town yet only a 3 minute drive to the down town area!

Thank you for booking your vacation with World Class Property Management INC. (WCPM). Please help us keep our home a vacation rental by abiding by neighborhood and county rules.
This Rental Agreement (“Agreement”) is entered into between WCPM and the Guest listed below. By booking and signing, Guest agrees to the following terms, conditions, and county rules.
1. Guest Requirements Minimum age to rent is 25 years. The credit card holder, signatory, and responsible party must be the same person and at least 25. Any reservation made in violation of this rule will be canceled without refund. Maximum occupancy is: {{listing_max_occupancy}}, per Douglas County regulations. 2. Payments & Credit Card Authorization Payment Schedule: 25% deposit due at booking. Balance due 45 days prior to arrival. Reservations within 45 days of arrival must be paid in full at booking. Authorization: Guest authorizes WCPM to charge the credit card on file for rent, fees, damages, fines, and violations of this Agreement. Credit Cards: The name on the reservation and credit card must match. Guest agrees not to dispute charges that are consistent with this Agreement. 3. Cancellation Policy Cancellations must be submitted in writing. More than 45 days prior to check-in: Refund of payments made, less booking fee. 21–45 days prior: Option of 50% refund or 100% credit toward a future stay (same property, within one year). Rate differences may apply. Within 20 days of arrival: No refund or rescheduling. WCPM strongly recommends travel insurance. WCPM does not provide or sell insurance. 4. Weather & Events Policy No refunds for events outside WCPM’s control, including but not limited to: ski resort or casino closures, event cancellations, pandemics, storms, power outages, smoke/air quality, or forest fires. Exception: If all roads into Tahoe are closed for 12+ consecutive hours on the scheduled arrival date, Guest may cancel for refund minus booking fee, or 100% credit toward a future stay (same property, within one year). Rate differences may apply. Guest assumes responsibility for safe travel, including carrying chains or snow tires in winter. Snowfall is common in Tahoe, especially near Heavenly Ski Resort. Please allow extra travel time during storms. Traffic often slows or backs up. Guests are responsible for knowing current road conditions and following chain/snow tire requirements. Snow removal on neighborhood roads is handled by the city/county and is outside WCPM’s control. No refunds will be given if you find your lodging unsatisfactory. 5. County Rules & Enforcement (Douglas County Code Title 20.622 VHR Ordinance 2024-1635)
Quiet Hours: 9:00 PM – 8:00 AM. No outdoor congregation or hot tub use during these hours. Noise Violations: County fines up to $2,500. One warning only; repeat violations may result in eviction without refund. Parking: Street parking is prohibited. Vehicles must park only in designated spaces. Failure may result in citation and towing. Occupancy: Limited to {{listing_max_occupancy}}. Over-occupancy, unauthorized events, or parties are grounds for eviction without refund. Inspections: Management may inspect for compliance with occupancy, parking, and noise rules at any time during the stay. 6. Property Rules No Smoking inside or outside. $500+ cleaning fee for evidence of smoking. No Pets unless home is specifically pet-friendly and approved by WCPM. Unauthorized pets = $450+ fee. No Fireworks, outdoor fires, or charcoal BBQs. Violations will be reported to local authorities. Furniture & Equipment: Do not move furniture. Ski/snow gear must stay in garage/mudroom. Lost Items: Keys $150+, garage/beach/pool passes $200+. 7. Maintenance & Refunds Guest must promptly report maintenance, cleaning, or safety issues. WCPM will make reasonable efforts to remedy but no refunds will be given for temporary loss of use (appliances, hot tubs, etc.). No refunds will be provided after check-out for unreported issues. 8. Hot Tub Rules (if applicable) Prohibited during quiet hours (9 PM – 8 AM). Guest assumes all risk of hot tub use. Minimum age 18. Misuse or extraordinary cleaning = $200+ fee. 9. Check-In / Check-Out Check-in: 4:00 PM | Check-out: 10:00 AM. Unauthorized early check-in / late checkout may result in additional rental fees. Guest must complete posted checkout procedures, including bagging trash, starting dishwasher, and securing property. 10. Winter Addendum (Nov–Apr rentals) Driveways cleared after 6+ inches accumulation; service within 24 hours. Timing not guaranteed. No street parking allowed, Street parking is prohibited. Guest assumes risk of injury/property damage due to snow, ice, or weather conditions. 11. Liability Guest agrees to use property at their own risk. WCPM and Owner are not liable for accidents, loss, or injury due to weather, natural conditions, equipment misuse, or circumstances beyond WCPM’s control. Guest remains responsible for all damages, fines, or violations caused by Guest or invitees. 12. Amenities at Your Vacation Home ` Provided for Your Stay Starter kit: paper towels (2), toilet paper (4 per bathroom), trash bags, hand soap & dish soap Fresh towels, bed linens, blankets, pillows Basic kitchenware: pots, pans, dishes, cups, flatware, cooking utensils (Note: Each home is privately owned, so kitchen and bedding items may vary.)

"Great place for two families
We enjoyed our time at Panorama Paradise. A total of 10 of us across two families and we had plenty of place to eat, play games, and sleep. Just a minor thing, but we needed to go out to buy soap for the showers and we couldn't find dish towels to do the dishes, but otherwise great visit!"

"WCPM went out of their way to save our trip
This review is about 6 months late but you know how it goes. Anyway I rented a large house for 12 members of my family which included my grandparents who are 85+ and not in the greatest shape. When we arrived to the unit we discovered that the layout of the house was such that they would have to climb up steep stairs to get to the bedrooms that would suit them. (not STEEP steep, just steep if you're 85 yrs old and have failing health) So this was basically my fault for not checking into this, and I'm sure legally speaking WCPM could have told us to kick rocks and let the old people sleep on the floor, but they did not. Dylan jumped through a bunch of hoops and got us moved into a different property withing like an hour. They charged us almost nothing for this, just a cleaning fee. We did have to our "spectacular" view for only a "very good" view, but what are you gonna do? 5 minutes after arriving I thought I had ruined the trip but it ended up being just a tiny little inconvenience. Thanks especially to Dylan. (Dylan probably doesn't work there anymore, he's probably the mayor of Tahoe, that's how cool he was)"

"This could be a fantastic place but dirty and outdated
The location of this house is hard to beat for being quiet but still close to state line and anything you could want from South Lake. It's a big house with three levels. At least three bedrooms had visible mouse droppings and stained sheets. There is a trash compactor but no bags with rotten food left inside, don't open it. The garage does have drying cabinets but they're locked. Bath tubs were very grimy and one shower head fell apart. The middle floor has a dishwasher filled with mold. Underwear was found in one bathroom and under one nightstand plus a tampon in a couch. The entertainment systems didn't work reliably. With better management, this would be a fantastic place. I told them these problems on day two and no offer was made to clean or fix anything. Not even to unlock the garage cabinets that are advertised to us."

"Spacious listing, Great Host!
I rented this property to celebrate my birthday with some friends. We were pleasantly surprised at how large the space was. This house is very well kept, and the management team was responsive to our requests, doing all they could to accommodate early check in. I would absolutely come back here, it is close enough to the action but also out of the way enough that you don't get any noise."

"Nice house with some maintenances needed
Overall the house is nice, clean and spacious. The kids enjoyed the slope on the side of the house for sledding so we did not have to go far. There are few things they have to fix: 1. Water leak from the shared bathroom upstair to downstair. So we had to go to another room’s private bathroom for shower. 2. The bed room downstair does not have the door. It looks like there was a door but got removed. So if you need privacy, this house is like 5 bedroom, not 6.
Some nice features I can suggest is to upgrade the TV to smart TV, and have some board games to play. After playing with the snow, the kids have nothing to watch and play, other than their ipad again. "

"Nice and Secluded House For Vacation
We enjoyed stay at great place. Spacious place with lot of amenities. Enjoyed sleding on backyard snow. Common bathroom had drain clogged at check-in. Customer service fixed it within 2 hours. 5 mins drive to casinos and restaurants. We will stay next summer again."

"Awesome Place and Great Location
We booked the rental for a corporate partners retreat with 7 of us traveling and the house had more than enough space. Nice open concept and kitchen and several entertainment areas on multiple floors. Only negatives were no shampoo/soap in the bathrooms and for some reason one bedroom had no door and opened out into a louder common area."

"Great Home for Mountain Visit
We spent three nights at this mountain home in Stateline, Nevada. The home was clean and well-equipped for our group activities -- we cook a lot and were pleased to find the kitchen had everything we needed. It was a quiet and remote neighborhood with reasonable separation between the surrounding homes. Parking was sufficient for the nine of us (the unit holds a maximum of ten) -- four car parking (two in the garage, two in the driveway) created no problems. The home is spacious with great amenities (two wet bars, the lower level dedicated entirely to entertainment) including a hot tub. We would rent this home again for our group in future years."

"Beautiful on the Surface...
My family stayed at this location for a total of one week. The location was less than a 10 minute drive to skiing at Heavenly, and grocery store, which was perfect for what we needed.
The home was clean, but over the course of the week, we endured issues with the exception of 1 day. Our issues were related to loss of hot water and heating, and an alarm siren going off behind a locked door, numerous times. We immediately reached out to the phone number that was provided, and hours later had someone stop by to assess. Since this is something we dealt with for a majority of the trip, we were unable to make the most of our vacation (we wanted to be home when the representative inspected the home to amend the issue).
I wrote an email to the management company with the hopes that they could compensate us -- after all, we did pay a hefty price for a service (relaxing family vacation in a beautiful home), and we surely did not receive that. The management company never replied back.
Although our time outside the home was wonderful (perfect weather, beautiful ski conditions), I would definitely not return to this home. I would prefer to rent a home through AirBnb or VRBO like we have many times in the past, where there are more amenities, and where hosts reply much quicker and resolve issues."

"Lots of space, well-maintained, great service
Had a great 4-day stay with 3 families with young children. House was more than enough space for us (too much?) and the location was quiet. Furnishings were quality and any concerns were quickly addressed by the property manager."

"Should have more amenities forthe price
The house was quite nice. The main issue was that the owner did not provide very basic amenities like Shampoo and bar soap. Only liquid hand soap was provided by each sink. Towels were of high quality, but found a few with big stains on them. Kitchen utensils adequate. One of the bedrooms with two beds had really poor ventilation. The room was 85 degrees by 6am. Management company representative suggested opening window and turn off the thermostat air conditioning was not provided. The thermostat had heat and cool settings leading me to assuming there was air conditioning. Did not read the contract closely enough. Overall a nice stay. A little improvement would increase the value a lot. We stayed in a VRBO property in Sedona just two months ago which provided a lot more amenities for less fee. "

"Awesome house....almost too big
This was an excellent property that packed a huge surprise. Three Stories, almost ever bedroom has a bathroom and there is sledding in the backyard!
All of the rooms were great, fresh and clean. The house was soo big we couldnt even use all of it.
There is a wet bar as well for those that like that stuff. We dont, this was a family trip.
We would def stay here again.
Highlights: Sledding in the yard, big common area and big rooms. Well furnished for people with young children and families, roads well maintained, great place overall.
Lowlights: None, it was perfect."

"Winter Paradise
We had a wonderful time at the Panorama Paradise. We were a multifamily / multigeneration and there was plenty of room for all of us. The hill on the side of the house was awesome for the kids to sled on. House was clean and very well stocked. Two sets of laundry which was wonderful since the kids played out on the snow for most of the days. The house is on a hill and should it snow you may need chains to get in and out given the road it is on. It was fairly easy to get ahold of the property management company and receive responses. "

"Everything was brand new and beautiful
Prefect for anyone who prefer to have their privacy while on vacation. Or who want to have fun with the group. Lots of rooms and bathrooms to accommodate any traveling size groups. Beautiful and very nice place. Fully stock for all 3 living room and kitchen/bar areas. We will definitely rebook for the snow season. It have a nice sloop in the back for the kiddos to play. It’s very close to everything. Property management were awesome! Very accommodating! "
