Any reservation cancelled within 30 days will have to be re-rented for the same rate and period before we can refund your payments less the cancellation fee and insurance fees (if purchased). If partially re-rented, your refund will be prorated. NOTE FOR MONTHLY WINTER RENTALS: The initial $100 per month booking deposit is non-refundable. Once the 30% remainder of the down payment has been made, the rent becomes non-refundable unless month(s) can be re-rented at the same rental rate.

Positives: Proximity to other activities Pool and Lazy River were nice Easy beach access Building was safe, clean and easy to access Check in and out was simple Negatives: Floor was filthy. My daughters feet turned black after walking on it for 2 minutes. The door would not unlock when we first arrived. When we called the office they were a bit condescending when troubleshooting then sent someone out. He also could not open the door then left and said someone would call from the rental company. No one called for 30 minutes then I called the company and was told they were sending someone else out. This person had lock lube and that allowed the key to turn. The rest of the trip the key was a struggle and sometimes took 2 to 3 minutes to open the door. We waited to get in to our room for an hour while waiting outside with a 6 month old and 5 year old. Was not the ideal start to our vacation. The parking garage has a clearance of 6 foot 8 inches. This was not shared in any of the material prior to arriving to the rental after picking up the keys. My car could not fit in the garage with the beach stuff packed on top. This made loading and unloading more difficult than it should have been." The short walk to the beach was a big plus. However, a few things could have been improved. The balcony furniture was in desperate need of replacements. The kitchen cabinets were in bad need of repair. Some of the doors fell off if you opened a drawer or the cabinet. The bedding was adequate and certainly appreciatd the number of beds available. Now if they could work on the cleanliness of the unit it would make the stay a little more comfortable. Dust was absolutely everywhere. Turning on lamps was disgusting and even the dresser tops were extremely dusty, and all of the light fixtures were hanging with dust. There were piles of sand in the master closet. Such a beautiful beach and I want to go back. I would also love to go back to this unit, but I will give it some consideration after I read other reviews after this." The view is wonderful. The unit itself leaves much to be desired. We arrived to a very unclean home: the furniture was dirty, ceiling fans, lamp shades, baseboards, plants all dusty.Dirt and dust under all the furniture. The walls are all scuffed and paint is chipping in several places on the ceilings. Utensil and cabinet doors in the kitchen are broken. The wear and tear on the unit from having many renters was very obvious, and the owners are not bothering to keep up with it. We had several problems also: the dishwasher leaked, the lock on the door didn't work and there was no electricity in the Master bedroom when we arrived. The building is very well maintained, close by to all amenities and very quiet. The unit PH16 has a well-equipped kitchen and fabulous ocean views. The unit was very clean. In our opinion, this unit needs to be upgraded. Master bedroom bed was very uncomfortable and mattresses in other rooms should probably be replaced. The cheap covering on the kitchen and other cupboards has become unglued and was held together with tape during our 4 month stay. The dishwasher is rusted and quite temperamental. The dining room chairs are very low and we needed cushions to sit on in order to be at the proper height to reach the table....we are 2 adults of average height...5’10 and 5’6. We experienced 2 problems while we were there.....the TV and Refrigerator and both were replaced in no time. We have been renting from North Beach Realty for quite a few years and continue to work with Victoria for future rentals. Thank you Victoria for your kindness...you are special. A call to the owner resolved this issue which helps. The property in general needed some work. There was some visible mold on the outside of the elevator and one of the three elevators was broken for the last 5 days of the trip. One of the lazy rivers was closed the entire trip due to a leak. This is not to complain, but to inform that the property in general was not in top tier shape. The lobby was cleaned daily and the pools were very well maintained. They never verbally told me they needed to be returned and have it in the fine print of a 20 page document that I signed. Both my husband and I have masters degrees and didn't see it. They gave me and my husband 8 bands. Who does that. The so called resort had two pools, one under maintenance and they NEVER asked to see a band. This soured the whole experience."
