"Very Disappointed
We were very disappointed in the property. It’s in a good location across from the water, but the property is NOT suitable or accessible for elderly or handicapped people, nor someone with small children. The furnishings are old and dilapidated. The photos seem cute and quaint.I called management even though it was after hours and request an exchange of properties. They said they did not have any available,but would refund our money if we could find something else, but were sure we couldn’t at that late date. We tried and tried to book somewhere else, but to no avail. We were stuck. The steps to the second level where the bathroom and kitchen are very steep and without husband is on a walker and can’t climb steps. We had to come and go by the back door where the steps weren’t much better and again no handrails. Trying to get him in and out of the property was very perilous at best. The bathroom floor had buckled in a sharp V-shape from the bathroom door to the toilet between it and the shower. It’s a fall hazard. The bathroom door would not close without great force. It was a tripping hazard for us.The kitchen faucet shot up off its connector spraying water all over the kitchen cabinet . I texted management who sent a maintenance person to fix while we were out. All they did was put putty around the connected. When I turned the faucet on that evening, it shot up and off again. To say we were disappointed is putting it mildly. Never again!"

"A Beautiful View from the cottage and from the pier
The little cottage by the sea has a beautiful view and the private pier is awesome for watching the sunrise and sunset. Nina the manager of the property was very responsive and very patient and very helpful. The bed was comfortable and the kitchen was adequately stocked with cookware and all we needed. There are steps from the sitting area into the dining/kitchen area. The location was convenient for walking to downtown for meals and shopping and also for the tourist spots. Water Street has a fascinating history and is a fun walk. I would definitely stay again. "

The location is great, minutes away from restaurants. Dolphins, pelicans, ducks were present. There is a 10 inch high step from front room to kitchen, a little difficult for older person. Overall, it's a great place and it was nice to be that close to the water."

Joy cottage is in a great location, right next to the bay, and quiet during the weekend. It’s at the end of an one way bayside road and little traffic. However, inside the fabrics are shabby and the beds are lumpy. The location though can’t be beat. There is a deck in front where it is great for drinking coffee in the early morning. There is construction next door, but they aren’t obnoxious. Some of the lamps need new lightbulbs, but there is adequate ceiling lights. I would recommend this rental if it could be updated with new mattresses and fabric coverings."

"Joy's Beach Cottage Review
Coming to Rockport for over 50 years still remains a joy. Bringing our two grandchildren every year for the past 17 years has been even better. This little house was fun because it is one of the last original Water street fishing camp houses. All was as explained in the rental agreement except for pier damage(no tee head and no lights). Also apparently the management told two couples renting other property on the street that the pier in front of Joy's was used by several rentals. Very nice couple but with four of them on the short pier morning, afternoon and evening it would have been crowded for four more people and fishing in the evening was impossible. The house needs a thorough, move the furniture, cleaning. Beds were uncomfortable, new mattresses needed. We were disappointed in back yard care which is where we had our coffee out of the sun. Chairs were dirty and table chairs scattered and yard chairs were at the table. We felt we were paying what you asked and all should have been perfect. Overall the little place needs some attention and updating. "

pros: wonderful view, quiet, pier (but the end had been torn off by a recent storm and no lights); parking was great
Cons: old so it was dirty in places--had not been thoroughly cleaned. Room window unit air conditioners did not work properly; ceiling fan made terrible noises--could not use the one in the bedroom; bathroom, especially shower were very small; only 4 washcloths provided for the entire week;more towels would also be nice.

Not impressed. Very uncomfortable beds. No washer or dryer. Lights flicker in whole house constantly. Pier lights are cheap and safety hazards everywhere on this property. AC units did not cool well. I WOULD NEVER STAY HERE AGAIN"

My husband and I stayed here 2 nights and had a great time. It was clean, stocked with things that we needed for our short stay. It has a really nice pier that you can walk on, which we did a few times and sat at the end and just really enjoyed the view and peacefulness. Great place to stay to get away from it all !!"

"Would never stay here again - overpriced and not comfortable
We got the beach cottage mainly for the location, but also because it advertised itself as having WIFI (we needed to bring our work with us), a fully stocked kitchen (we were going to cook), and comfortable amenities. What we found instead was a rental that doesn't look like it's been updated since the 1980s.
One of the two twin beds had a very large lump in the mattress, making it incredibly uncomfortable to sleep on.
The master bed was saggy and the linens were rough and very pilled - not nice quality or even moderately nice linens/sheets.
The pots and pans in the kitchen were dirty and rusted, and there were no serving bowls to make a salad in, much less any other dish.
The fabric on chairs was all spotted and ratty, and looked like it hadn't been updated.
The chairs for sitting on the uncovered porch outside were broken and dirty.
The bathroom is tiny and not functional.
And, while we went for a working vacation and were dependent on the WIFI, there was no WIFI at all, and the network didn't even show up as one of the options. There was no way to reset the box or to trouble shoot, and it's completely astonishing that they advertise this cottage as having WIFI at all.
The cottage is overpriced for what you get. There is nothing charming or comfortable about it. And trying to communicate our issues to the property owner/manager have been met with silence and no response at all. "

"Great place for a QUIET getaway.
This place was good. Two adults fit comfortably with room for 2 kids. The ac was not great in the front part of this home but we just shut the door separating the rooms. Front deck is in disrepair but there's no privacy so we did not utilize it. Home is 20 feet away from a family home so quiet and courtesy is to be expected as a guest here. Looking to party? Don't go here. Want quiet and relaxing? This is your place. "

"Joy's Beach Cottage Needs Some TLC
What a great location! The house however needs considerable work. The smell of mold and mildew in the house were almost unbearable. The trash can outside was full of dead stinky fish and the smell was so bad you could not sit on the front deck. The grass had not been mowed and was pretty tall. The furnishings were dirty and worn out. We were really looking forward to this stay, but actually cut it short by 2 days due to the mold and mildew smell in the house. Very disappointed. "

We enjoyed our few days on the water. The pier was great for fishing and just enjoying the sunset. Caught a large sting ray and a couple of Black Drum (released) and quite a few specs (also released). The house is a great size for a couple and the kitchen was well equipped for our needs. The furniture could use some upgrades to be more comfortable for us seniors. "

"My stay at joys beach cottage
Overall I was not satisfied with my stay. The property’s maintenance of the lawn was not kept mowed. Plus the shower is way to small. I was happy with the location. The house inside was not thoroughly clean because we noticed an empty Gatorade Bottle under the couch. We also had to go to the store to buy batteries for the tv remote controls. The house was not prepared for guests to stay. The storage outback needs to be cleaned up and the patio furniture needs to be replaced as well as the chairs on the pier. "
