Beautiful newly remodeled 3 bedroom 2 1/2 bath in a quiet residential home on Lake Dunlap (the dam broke in May 2019 so the lake is low but good news, the dam has been repaired and the lake is expected to fill up by Summer 2023, at which point the lake will be more conducive to swimming). Photos taken March of 2020 reflect the water level at that time. The dock is also a great place to relax and enjoy a glass of wine or your morning coffee. There is also a canoe for your enjoyment! This home is only 5 miles to downtown New Braunfels, Schlitterbahn and the Comal River!
Unwind in the comfortable living room with Free WIFI and Roku TV (no cable). Fully equipped kitchen with all the comforts of home. Dining table with seating for 6. There are 4 bar stools at the kitchen island. Half bathroom conveniently located off the kitchen. The master bedroom has a king bed, double bed and Roku TV and en suite bathroom with stand up shower. Upstairs there are 2 additional bedrooms and a lovely coffee nook station with a Keurig so you do not have to down stairs for that first cup! There is a balcony upstairs to have a glass or wine or your morning coffee and breathe in the fresh air while enjoying the lake views. The first bedroom has 2 twin beds and the other bedroom has a full bed and a twin trundle bed. Both bedrooms have a Roku TV. There is a guest bathroom with walk in shower conveniently located between the 2 guests bedrooms. This house sleeps 10 but you are welcome to bring an air mattress to accommodate 2 more guests. Never to exceed 12 guests total. This property has room for 3-4 vehicles.
The back deck is the place to be with seating and a charcoal grill. The back yard leads to the dock, the back yard has a fire pit (firewood not provided) and is a great place for star gazing. Host must be 25 years of age or older to make a reservation and must be staying at the property.
NO Smoking, NO parties. NO pets. No trailers, campers or RV's allowed. No portable grills or open flames. Family friendly home with no tolerance for bad behavior. This house has a maximum occupancy of 12 guests. This maximum occupancy is not to be exceeded at any time. No daytime guests allowed. To comply with city and county short-term rental permit restrictions, the outdoor areas of this home are monitored by video camera. This property includes accidental damage protection up to $1500.

"Amazing trip!
We had an amazing time staying at this house for our end of Summer family vacation. Before arriving, I had some questions and the management company (New Braunfels Escapes) was very quick to respond and very nice, helpful. The house has a perfect layout for large groups (We had 10 people). There's plenty of space for everyone to be comfortable. It's a really pretty house in a great location. We floated the Comal River twice and went to Schlitterbaun - each about a 10 minute drive. It was great being right on the water so the kids could fish and swim. "

"2025 Vacation
It was the perfect place to spend time with the family. My grandkids loved fishing and swimming off the dock! Plenty of room and very peaceful! Close to Schlitterbahn too; which was a plus for us. "Great Family Trip!
We had a great stay with 4 adults and 4 kiddos!
The location was fantastic- close to town but also the perfect distance away for some R&R. We enjoyed sitting by the lake and using the lily pad in shed to cool off during the heat of the day.
The neighborhood was extremely friendly - we even made a friends or two during our stay!
The house was beautiful- very clean- plenty of items provided.
Check in / out was a breeze.
We would recommend this house for a relaxing family getaway ��"

"Beautiful House
We thoroughly enjoyed staying at this house. It was spotless and beautiful! Everything was as described/expected and I’m glad I picked this house. It’s close to everything and the kids enjoyed the water, although they could not reach the bottom, the shed has a huge lillypad they played on every day. The water was a little merky and there was constant boat traffic that made big waves. I enjoyed fishing off the dock. The only bad thing, and this is not a reflection of the owners, but someone left a large dead fish on a stringer to rot. It smelled awful but my husband got rid of it, and the smell quickly left. Other than that, our stay was perfect and I highly recommend this property. "

"Family Stay on the River
We had a group of 10 stay here, and it slept everyone comfortably. The house was very nice and had most everything you would need to cook. There was lots of stuff to use in the river like a canoe and and river floats. The only thing I wasn't expecting was how much boat traffic there would be. Most of them were courteous when we were in the water. Great place to stay, highly recommend!"

"Holiday Weekend
Decided to get out of town between Christmas and the New Year. Wanted to catch the Alamo Bowl in San Antonio, do some shopping in San Marcos, and just relax to bring in the New Year. Down River Haus was the perfect location for my two sons and parents to enjoy all of the things I just mentioned without staying in the hustle and bustle of San Antonio. San Antonio was as easy 40min drive and San Marcos was a quick 20min drive from our stay. The house was decorated beautifully for Christams, the rooms were spacious and clean, the outdoor living area and dock were absolutely perfect for my family and our get away. We enjoyed fishing off of the dock, gathering around the fire pit, and BBQ for dinner on the back porch. Backyard had a wonderful ambiance as well when evening fell upon us. I would definitely come back again to enjoy all this house has to offer."

Great house. Clean. Great location. However, new beds are desperately needed. King in master was like a taco. No one in the house slept well due to the beds. At the price point this house is at I would expect at least 2/3 star level beds. "

"Needs some work
The home itself was beautiful. For the price we paid, wr we’re extremely disappointed in the maintenance put into the home. The stove was cracked and we could only use one side. That side did not work. The dishwasher did not wash. The coffee pot button was broken, the refrigerator did not keep any of of items cold enough. We had to freeeze things to protect them,
Also, the railing around the deck were loose and leaning. They have a false sense of security, all of these things were a huge inconvenience for our large party. Very unsatisfied and paid a large amount for this rental that these items should have been replaced or repaired to working order. "

"Great river front house!
We had a fantastic time at this house. Really enjoyed the outside space and the river. The only thing that I would suggest are steps to help get guests up and down from the concrete ramp area since the lawn is a little steep on that side. Other than that 10/10!"

The experience at Down River Haus LD 727 was PHENOMENAL! It was just what we needed for our Girlz trip, unplugging and just being in the moment was priceless. The house had all basic necessities and it convenient to local stores for those last minute items or just to do all of your shopping when you get there! Highly recommend this home!"
