Cancellations made less than 14 days before arrival will result in full forfeiture of payment. On monthly reservations the cancellation policy increases to 30 days. "Short vacation
Very nice and cozy"

"Nice House / Great Location. Some upgrades would make it top tier
The house itself is very nice with a good floor plan for hanging out and enjoying your stay. The house was very clean with lots of clean towels, dishes and appliances. The property managers were very helpful and clear with instructions. The location is great. About a 5-10 minute walk down to the lake at the park nearby, and quick drives to the gorge and other popular spots. In my opinion, a few repairs/upgrades would make it a top tier spot:
1. The handle is broken on the hot tub, so it takes at least 2 adults to remove and replace the lid (which is starting to fall apart as well).
2. One sleeper sofa is broken and the other is not in great shape when opened. I think it would be best to replace both. The recliner is also broken in the little game room.
3. The hot water goes quick. It also comes back pretty quickly, but switching to tankless would be ideal.
4. The mattresses aren't the most comfy, but that's pretty normal for any rental home."

"Nice stay
The place was very nice and clean upon arrival. The location is nice and close to
The horseshoe. I wish the pictures of the rental would’ve shown how close the neighbors are, it’s a shared yard. The spa was very over chlorinated, it ruined our bathing suits, and stripped any silver jewelry. Also, the master bed is probably the most uncomfortable one in the house, it squeaks at every movement and is sloped inward like a deflating blow up mattress. That was probably the most disappointing thing. Every rental has its pros and cons. I’d stay again, just wouldn’t bring a loud crowd or sleep in the master. "

"Great place!
This was a great place for our large family to stay in! Everybody had a bed and a place to hang out. The hot tub was awesome with a beautiful view. The house was clean and comfortable. (Might want to turn the water heater up with a place that sleeps this many)"

I loved the house it was just enough for my family & kids loved it too! I would recommend! Will be looking forward for next year. The only thing I would change is the carpet on the stairs & in the rooms. "

"Solid getaway place
All was great, very convenient to parks and public boat launches. Nice long driveway with space for boat trailer. Nothing major that would keep me from staying here again but considering the rate per night relative to others I would suggest owners put a king bed in the master, clean or replace stained carpet, upgrade sofa and a little larger TV in the den. TV's in secondary rooms would have been nice for the kids. Wifi didn't work at the moment either but something that could have easily been addressed I am sure. "

"Great fun!
The vacation house had everything we needed, including an extra air mattress, and more. The jacuzzi was a hit with everyone, the only downside is that it is in the front of the house and not shaded, so lots of sunblock! the porch is also in the front of the house and again, no shade, but a great view! The downstairs bedroom with bunkbeds does not get much AC so a fan and ceiling fan is a must.
All in all, the house was perfect for what we needed. "

"Great Retreat for a Family Vacation
We booked this location because it was centrally located to a lot of venues and destinations we were interested in, in the Hill Country.
Location: It was about a mile from Canyon Lake. You can see the lake from the balcony terrace, which the entire family spent time on winding down each day. You are also close to some great local restaurants, where we had some of the best breakfast i have had in a long time. We were less than two miles from Whitewater Amphitheatre, and missed seeing Willie Nelson and REK by a week. We also were close enough that we made a 15 minute drive into Gruene, Tx and enjoyed walking around the shops located there and ate at the Gristmill.
House: It was a 3 bedroom house with a flex room off of the living room that had French doors so you could close it off if you needed an additional bedroom. There were two rooms downstairs that shared a bathroom and the master was upstairs. This was perfect for us, as we had a 1 year old with us. We could retire to one of the rooms downstairs and put the little one down while the rest of the family could stay upstairs in the common area and kitchen/living area and play cards, video games (Nephew brought his own gaming system), and hang out together. The amenities were all great, but we might recommend a K-cup coffee pot as the only upgrade.
Property: We were on a large lot with very few neighbors. We took walks with the kiddo and were able to see the obstacle course that the Air Force base uses, as we backed up to it on the property line. We did not see anyone from the base the entire weekend, but it was cool to see their training tools nonetheless. The area was clean and well kept, and we really enjoyed sitting in the hot tub in the evenings and watching what seemed like 30 or 40 deer meander through the property.
Overall, this was exactly what we needed to recharge the batteries from the daily grind. We will be back!!!"
