World Class Property Management, Inc. (WCPM)
Thank you for booking your vacation with World Class Property Management INC. (WCPM). Please help us keep our home a vacation rental by abiding by neighborhood and county rules.
This Rental Agreement (“Agreement”) is entered into between WCPM and the Guest listed below. By booking and signing, Guest agrees to the following terms, conditions, and county rules.
1. Guest Requirements
Minimum age to rent is 25 years. The credit card holder, signatory, and responsible party must be the same person and at least 25. Any reservation made in violation of this rule will be canceled without refund. Maximum occupancy is: {{listing_max_occupancy}}, per Douglas County regulations. 2. Payments & Credit Card Authorization
Payment Schedule: 25% deposit due at booking. Balance due 45 days prior to arrival. Reservations within 45 days of arrival must be paid in full at booking. Authorization: Guest authorizes WCPM to charge the credit card on file for rent, fees, damages, fines, and violations of this Agreement. Credit Cards: The name on the reservation and credit card must match. Guest agrees not to dispute charges that are consistent with this Agreement. 3. Cancellation Policy
Cancellations must be submitted in writing. More than 45 days prior to check-in: Refund of payments made, less booking fee. 21–45 days prior: Option of 50% refund or 100% credit toward a future stay (same property, within one year). Rate differences may apply. Within 20 days of arrival: No refund or rescheduling. WCPM strongly recommends travel insurance. WCPM does not provide or sell insurance. 4. Weather, Winter & Road Conditions Policy (WCPM strongly recommends travel insurance. WCPM does not provide or sell insurance.)
The Vacation Property is located in a mountain environment near a ski resort where snow, ice, traffic congestion, chain controls, snow berms, and hazardous driving conditions are common and expected, particularly during winter months.
Guest acknowledges and agrees to the following:
No refunds, credits, or compensation will be issued for events outside of WCPM’s control, including but not limited to ski resort or casino closures, event cancellations, pandemics, epidemics, storms, severe weather, snow conditions, road conditions, traffic delays, airline cancellations, power outages, internet outages, smoke or air quality issues, forest fires, government actions, or other acts of God. Snowfall and icy conditions are normal in Tahoe and do not constitute an emergency, defect, or breach of this Agreement. Driveways, walkways, decks, and exterior surfaces may be slippery before, during, and after storms. Snow removal services for the driveway are triggered only after approximately six (6) inches of snow accumulation and may take up to twenty-four (24) hours after that accumulation level is reached. WCPM does not guarantee that driveways will be immediately cleared during active snowfall or storm conditions. Snow removal applies to the driveway area only. WCPM does not control or maintain neighborhood roads, county roads, highways, or surrounding properties. Snowplows operated by the city or county may create snow berms at the end of driveways. Removal of snow berms created by public snowplows is outside WCPM’s control and does not constitute grounds for refund. Guest assumes full responsibility for safe travel and vehicle preparedness, including monitoring weather and road conditions, allowing extra travel time, and complying with all chain and snow tire requirements mandated by local authorities. Guest is responsible for ensuring their vehicle is properly equipped for mountain winter driving conditions. Inability to access the driveway or property due to improper vehicle equipment, lack of four-wheel drive, failure to use chains, driving experience, traffic congestion, road closures, or winter conditions does not entitle Guest to any refund, credit, or compensation. Refunds will not be provided for delayed arrivals, early departures, or travel disruptions caused by weather or road conditions, except as specifically stated below. Exception: If all roads into Tahoe are officially closed for twelve (12) consecutive hours or more on the scheduled arrival date, Guest may cancel for a refund minus booking fee, or receive a 100% credit toward a future stay at the same property within one (1) year. Rate differences may apply. No refunds, credits, or rent reductions will be given due to weather conditions, winter conditions, traffic delays, snow removal timing, snow berms, environmental factors, amenity closures, or dissatisfaction with lodging, this includes power outages for any given time frame. 5. County Rules & Enforcement
(Douglas County Code Title 20.622 VHR Ordinance 2024-1635)
Quiet Hours: 9:00 PM – 8:00 AM. No outdoor congregation or hot tub use during these hours. Noise Violations: County fines up to $2,500. One warning only; repeat violations may result in eviction without refund. Parking: Street parking is prohibited. Vehicles must park only in designated spaces. Failure may result in citation and towing. Occupancy: Limited to {{listing_max_occupancy}}. Over-occupancy, unauthorized events, or parties are grounds for eviction without refund. Inspections: Management may inspect for compliance with occupancy, parking, and noise rules at any time during the stay. 6. Property Rules
No Smoking inside or outside. $500+ cleaning fee for evidence of smoking. No Pets unless home is specifically pet-friendly and approved by WCPM. Unauthorized pets = $450+ fee. No Fireworks, outdoor fires, or charcoal BBQs. Violations will be reported to local authorities. Furniture & Equipment: Do not move furniture. Ski/snow gear must stay in garage/mudroom. Lost Items: Keys $150+, garage/beach/pool passes $500+. 7. Maintenance, Mechanical Failures & No-Refund Policy
Guest agrees to promptly report any maintenance, cleaning, safety, or operational concerns immediately upon discovery during the stay. WCPM must be given a reasonable opportunity to inspect and attempt to repair any reported issue.
WCPM will make reasonable, good-faith efforts to address reported problems as quickly as possible; however, Guest acknowledges that mechanical systems and amenities may fail unexpectedly and without prior notice. This includes, but is not limited to, hot tubs, HVAC systems, appliances, internet service, televisions, fireplaces, plumbing, electrical systems, and other equipment.
No refunds, credits, rent reductions, or compensation will be issued for the temporary or permanent loss of use of any amenity or mechanical system, even if:
The issue cannot be repaired during the stay The issue occurs prior to Guest’s arrival The amenity is unavailable for part or all of the reservation The malfunction is caused by circumstances beyond WCPM’s control Guest understands that most maintenance issues are unpredictable and outside the control of WCPM or the property owner. Mechanical failure does not constitute a breach of this Agreement.
No refunds, credits, or compensation will be provided for issues reported after check-out, regardless of the nature or duration of the issue.
Provided the property remains habitable, operational interruptions or amenity failures do not entitle Guest to cancel the reservation, receive a refund, or demand compensation. 8. Hot Tub Rules (if applicable)
Prohibited during quiet hours (9 PM – 8 AM). Guest assumes all risk of hot tub use. Minimum age 18. Misuse or extraordinary cleaning = $200+ fee. 9. Check-In / Check-Out
Check-in: 4:00 PM | Check-out: 10:00 AM. Unauthorized early check-in / late checkout may result in additional rental fees. Guest must complete posted checkout procedures, including bagging trash, starting dishwasher, and securing property. 10. Winter Addendum (Nov–Apr rentals)
Driveways cleared after 6+ inches accumulation; service within 24 hours. Timing not guaranteed. No street parking allowed, Street parking is prohibited. Guest assumes risk of injury/property damage due to snow, ice, or weather conditions. 11. Liability
Guest remains responsible for all damages, fines, or violations caused by Guest or invitees. 11a. Assumption of Risk, Release of Liability & Hold Harmless
Guest acknowledges and understands that the Vacation Property is located in a mountain environment and includes features and conditions that may present inherent risks, including but not limited to: stairways, decks, balconies, uneven or slippery surfaces, snow and ice, wet floors, bathrooms, hot tubs, fireplaces, furniture, beds, exterior walkways, driveways, and changing weather conditions. Guest voluntarily assumes all risks of injury, illness, death, loss, or damage to person or personal property arising from occupancy or use of the Vacation Property, whether occurring indoors or outdoors. This includes, but is not limited to, injuries resulting from slipping, tripping, falling (including falls down stairs, on ice or snow, while entering or exiting a hot tub, or while getting into or out of beds or furniture), misuse of amenities, failure to follow posted rules, or failure to exercise reasonable care. To the fullest extent permitted by Nevada law, Guest releases, waives, discharges, and agrees to indemnify and hold harmless World Class Property Management, Inc. (WCPM), the property owner, and their respective officers, members, employees, agents, vendors, and contractors from any and all claims, demands, causes of action, damages, losses, liabilities, costs, or expenses of any kind, whether known or unknown, arising out of or related to Guest’s stay at the property, including claims based on ordinary negligence. Guest acknowledges that weather conditions, including snow and ice, may change rapidly and that use of amenities such as hot tubs, stairs, decks, and exterior walkways involves increased risk. Guest agrees that failure to act responsibly, cautiously, or within posted guidelines does not create liability for WCPM or the property owner. This release and assumption of risk applies to Guest and all members of Guest’s party and invitees, including minors. This provision does not apply to claims resulting from gross negligence or willful misconduct, which are not waived. 12.??? Amenities at Your Vacation Home

"The best views and location
I love staying in this building. The view from this unit over the lake is magnificent and the location could not be better. Watching the sunset every evening is a highlight of staying here.
A few things I would address in this unit:
- We were there during a very bad rain/wind storm and rain dripped in several spots through the roof into the living room, which I caught in three pots. It wasn't too bad, but I had actually stayed in this unit 15 years ago and the same thing happened.
- The description of the unit didn't mention that the community hot tub was removed while construction is happening down the street and it's unclear if it's going be replaced. The listing should be updated to indicate that there's no hot tub.
- I was in this unit to work and ski, and the internet was very slow. It's DSL (15/2 Mb down/up). I was unable to use it for my work, so had to use my hotspot from my phone. The unit already has cable for TV, and cable would likely provide much faster internet. Note that verizon doesn't get reception from this unit, but AT&T does (I had brought a verizon hotspot with me, just in case, and was unable to use it).
- The unit would benefit from blackout/darker curtains in both bedrooms, which get a lot of light in the morning.
- The dishwasher worked well, but is a small unit and most of the plates don't fit in it. The unit could have more of the smaller plates restocked.
- I would have appreciated some instructions for how to set the thermostat, which is a strange unit and I never quite figured out how to control it. The fireplace worked great, though.
Some good things worth mentioning:
- The in-unit washer/dryer is great. In past stays in this building I've had to run downstairs to the coin op laundry and it was really nice to have high quality laundry in the loft.
- Kitchen was pretty well stocked for cooking. "

"Repeat stay- wonderful ski condo
Our family of 4 returned to this ski condo for a second year in a row because it is so convenient to the stagecoach lift and right on the shuttle line. You also get free parking. Gorgeous views of the lake too! The accommodations are nice, with adequate space for all of us to sleep and hang out in the evenings. The fire place is beautiful and works very well, we were so cozy at night sitting by the fire. Kitchen has all the appliances you need. We will definitely stay here again. "

"This place is great, I'd come back again!
This place is great! The kitchen was recently redone and has plenty of cutlery and dish and cookware. The bathrooms seem also relatively recently redone and are nice. The beds were ok, not bad for a rental. My only complaint is about the carpet, which needs to be replaced. It's worn, stained, not in great shape. With the exception of the nightstand in the downstairs bedroom the furniture was nice. The upstairs is spacious but the downstairs bedroom is quite small. However, you aren't there to do much in the bedroom except sleep, because the living room is also spacious and you'll want to sit at the dining table to look at the incredible view! "

We really liked the place. Amazing views from the balcony. Nice kitchen, clean bathrooms, great location. Close to South Shore. Only minor issue was that the balcony door got stuck and was difficult to close. Proably needs hinges adjusted. No major impact on our enjoyment of the place. "

"Prefer hotel over this property
We could not sleep at night as it was hot and there is no AC. It was miserable. I missed the fine print of no AC. The upstairs bathroom sink clogged but was fixed next day. The carpet was old. The view from balcony is great. All else was fine. "

"What a View
The condo is very well appointed and has a great view. Everything you need on a visit is there. The only issue I had was limited closet space. The upstairs was perfect for my grandson as it has two beds and one worked as a closet. We were there during the terrible blizzard and were cabin bound for almost 72 hours. This condo made it bearable. Parking can be an issue. I love this place and would stay again. "

"Wonderful stay with amazing view!
Truly breathtaking sunset/lake views. Good location, easy access ~ 15 minutes from the touristy part of SLT in an area of condos but completely unobstructed view and felt like we were alone at the lake. Kitchen was well equipped, everything in good working order and some pantry staples were available. Condo was very clean and comfortable - homey, nice towels, some starter basics, but BYO personal items. This is as described, so not an issue, just a note for planning. Very comfortable for a couple or small family, “sleeps 6” but it would be close quarters for 3 couples and little closet/luggage space. We were concerned about WiFi from previous reviews, but had no issues. The signal was not strong beyond the living room but was adequate to login and do some work tasks as required while on vacation.
We were given the wrong code for the lockbox in the checkin instructions. Expected this to be a big deal, but the management company returned our after hours call almost immediately, no problem.
We visited in September, weather was comfortable so lack of AC was not an issue nor did we need to use heat, fireplace was comfy. Washer/dryer/iron/blow dryers all worked fine. Pub style restaurant and liquor/convenience store a few minute walk away. And again, the view! We would book again if we visit the area again and definitely recommend to a friend. "

"Rude property management co
Rental was fine, smaller than it looks...but nice. Loved the views. Very disappointed with the property management co. Got thre around 5:30pm (check-in was anytime after 4) the code didn't work. So I called the management co. and the man that was on the other end was very short and rude. I did not appreciate it and when I called him out on it he said it was cause he was heading into a meeting. Still not a reason to behave poorly, especially to a paying client. Also there were no parking passes left in the basket in the house that said parking pass. I immediately texted the same gu (only number I had) as to not bother him during his meeting and he never got back to me."

"Great view, but we had significant problems.
First off, the good stuff: great view of the lake, level entrance from parking with no steps, and comfortable throughout. Now the problems, which blemished our stay:
1. No internet. This was a problem from check-in to check-out. Managers said a tech would show up two times . . . it didn’t happen. The third time, the tech showed up but didn’t have a key. Apparently the last guest lost the spare, and managers didn’t make a copy. So one day we leave our key behind – very nervous about given management practices – we arrive home: “it’s all fixed.” Nope. Same problem, 4 adults tried logging on using a Mac, laptop, and mobile phones – no luck. I sent documentation – no reply. We could connect to a router, but no internet access. 2. There’s something screwy about the router setup – there seems to be two routers serially connected. Plus, there are “devices” scattered through the unit that seem to be connected to the 2nd router. I looked for cameras but didn’t find any – rather worrying. 3. As noted from last year, the first floor carpet is in need of a cleaning. 4. There is no cold water in the kitchen – the supply line is only “hot.” Meanwhile, the supply to the dishwasher is cold. If you want cold drinking water – use the first floor bath. So be careful, it’s likely not a sanitary dishwasher. 5. There is no functioning wash machine. There is a handmade sign on it “out of order” that looks like it’s been there for a while. This was a bad thing for us, as we had counted on it. No advance notice in the listing. 6. The door lock instructions are confusing – ignore references to a code for the deadbolt - - there is none. Only use the lockbox.

"Lake Tahoe vacation
Called asking how to get fireplace to work; no response. This was on a holiday, but I’d expect someone to be working on holidays in this industry.
Called regarding no laundry detergent; no response. Borrowed some from friend, not a big deal.
Baked a frozen lasagna for 1 hour at 375 degrees per lasagna instructions. After 1 hour, the lasagna was cold. I felt inside the oven and it was warm but nowhere near 375 degrees. Thankfully the microwave worked ad we dis that instead.
Aside from these minor issues, it was great. Well stocked, great views. Overall had a good time. "

"Great Get-away
My husband and I stayed at the Honeymoon Lodge for a few days to celebrate our 50th wedding anniversary. We were so pleased with the lake view and privacy we felt from the balcony. It's like all you can see is wilderness--amazing. Though you are situated up high, from the parking lot, it's a fairly flat walkway entry which made loading and unloading very easy. It was very clean. We look forward to staying there again. "

"Great location
Very cozy place very close to Heavenly with beautiful view out the living room window. Good amenities, clean. Parking lot with shuttle available if you don't want to move your car. Hot tub was down the street at the HOA- it would've been nice to know they'd closed it down due to Covid- I knew hours would be limited, but didn't realize it was not available for us to use at all."

"Would Stay Here Again
Our family of 5 enjoyed staying in this nicely decorated, clean condo with a cabin-like feel. The view of the lake and trees from the balcony is perfect. Parking was easy. Arrival and departure instructions were clear. Two beds upstairs with a bathroom and one bed/bath downstairs. Location feels tucked away but it's just a short drive to food, gas, coffee, shopping, etc."

"Beautiful View
The condo is spotless and well appointed. The patio view and sitting area is one of the best features. With no A/C it gets warm in the evenings. It’s manageable with fans. If I could recommend anything it would be to replace the pillows on the beds, they are super thin and gave us sore necks. We also noticed a few pieces of furniture in need of repair (wobbly rocker and the sofa that stays mysteriously reclined) Parking was great, no issues there.

"Awesome Presidents Weekend Getaway!
What a wonderful rental. There were 3 of us total and we had a 4th guest for 2 nights. Plenty of room! The unit was very clean and the location could not have been more perfect - one minute drive to the chairlift! One of the best parts about this unit was there are NO stairs to get to the front door. Sure, there is a staircase inside to get to the second floor sleeping quarters but the fact we drove right up to the property and had a flat walk into the unit made unloading and reloading the truck a breeze!
The unit itself is updated and very comfortable. The rooms had extra blankets and the bathrooms had plenty of storage. Fantastic to have 2 full bathrooms. The view from the deck...AMAZING! There is a BBQ on the deck that we didn't use, but if you are here during the summer it is a nice addition. The kitchen is very well stocked with the necessary cooking and eating utensils. One of the reviews mentioned there were no sharp knives but that situation has been rectified - the knife set was quite sharp. The fridge even has an ice maker, which may seem weird to point out but this is the first time we've come across a rental where we didn't have to haul in ice for our cocktails. The internet access is consistent and there was no problem connecting to the wi-fi. The TV isn't HD, but we weren't there to watch TV so it was sufficient for our purposes: background noise and sorta watching while cooking, etc.
The only downside, which isn't even bad since we were there for the snow, we had 2 nights of severe storm weather that led to the wind whipping up from the lake and against the building. The storms we think were a bit more severe than normal since there were wind holds at Heavenly. We chalked it up as that's the price you pay for that open lake view at that altitude. We also had a "normal" storm in which we woke up to powder on the deck with no hint of wind the prior night. For us, it was absolutely worth it and we would rent this place again in a heart"

The condo was really cozy and well decorated, but the lack of an AC and the East / West exposure made it uncomfortably warm in the evenings during the month of July. Hot tub was unavailable due to Covid. "

"Weekend getaway
Great rental- very clean and beautiful view!! Close to awesome hikes. Great place to stay, but wouldn’t stay with small kids (lots of stairs/steep areas around). Would def stay again for a weekend getaway with the hubs. Jeren w the property management was super helpful, accommodating, and responsive. Highly recommend the place and the mgmt co!"

"Not kid friendly
The location was great because it was high into the mountains and we experienced a lot of snow for the kids. The townhouse was very cute,clean,and modern. Apparently the walls are really thin because the downstairs neighbor informed me that she could hear my children walking up and down the stairs. I apologized stating it didnt appear that they were being loud enough to where she could hear, for they where just being kids. She said yes the walls are thin. That kind of ruined the rest of the stay because I felt I was on pins and needles trying to make sure my 3 and 10 year old children wasnt being too noisey (while on our family vacation). I would recommend this location if you dont have children. "

"Absolutely stunning sunsets
The condo was easy to find and conveniently located. At first I thought it may be too far from the city center but it turned out to be a very quick ride in and we were able to find everything we needed for food and such very easily from this location. And, the bonus was how peaceful it was at end of day and in to the evening. The space was nicely done and plenty of room to sit and enjoy a book or the view or TV.... beds were comfortable. Everything worked as it should. I would recommend overall. The support staff as they were very responsive and informative. Thanks much for a wonderful stay!"

"Fabulous mountain stay
The condo was perfect. Very clean and well-equipped; there was nothing lacking. We especially enjoyed the gas fireplace, especially considering the unusual amounts of snow. Great place to hole up, read a book and watch it snow. Stewart at the management company was fantastic!"

"A true gem
This apartment is truly exceptional. The kitchen is well equipped, the fireplace is warm and toasty and the bedrooms are great. having two bathrooms, doesn't het either. What was icing on the cake was the welcoming present. Kudos to the owners, an exceptional place to stay!
For wintersport fans, the busstop to the Stagecoach lift is literally in front of the apartment, it couldn't be easier."

"Great Property
Stayed in the honeymoon lodge for 4 nights for a girl friends' weekend getaway. The property was perfect! It was clean, spacious, safe, and the view was gorgeous. Imagine waking up every morning and sipping coffee on the deck. Kitchen has all appliances and tv has hdmi cable. Location was also perfect - far away from the hustle bustle of tourist-heavy areas but also close to heavenly village and the major highway.
All in all, this was a great place for us to stay!"
