Please be prepared in the winter months. There are stairs in the home, this is a 3 story home. ~In the winter we keep all of the deck furniture in the garage and it is not available for use. Because of winds and snow we must store the furniture. Occupancy Rules: *Min age to rent any property is 25. If you, the credit card holder- person signing the contract- and person responsible for the reservation, rents this house and are not 25, we will cancel the booking and you will not get a refund, no exceptions, you MUST be 25 or older. *Per county rules: Weddings are NOT allowed of any kind or size, on the property or at the house. You will be shut down immediately and will lose the security deposit and will be subject to more fines. *You are only allowed 10 people at any time at the house. This includes any dinners or gatherings you may have. *Please help us to keep our home a vacation rental. NOISE ORDINANCE 9pm to 8am DAILY and is very strict in this neighborhood. * Fireworks, wood fire pits, and charcoal BBQ's are illegal in the Lake Tahoe Basin. **Parking: 5 cars allowed at house at any time. There is no street parking per county and fire safety rules. Pursuant to DCC 20.622.040 (D) (6) Failure to park in the designated parking spaces and/or display the parking permit may result in a citation and fine of $500 to the responsible party or person of the vehicle. You must display the parking pass in both vehicles during your stay. They are in the rental house. *Please be prepared for winter driving conditions as we are above 7k feet in elevation, and we do get snow.

World Class Property Management, Inc. (WCPM)

Thank you for booking your vacation with World Class Property Management INC. (WCPM). Please help us keep our home a vacation rental by abiding by neighborhood and county rules.

This Rental Agreement (“Agreement”) is entered into between WCPM and the Guest listed below. By booking and signing, Guest agrees to the following terms, conditions, and county rules.

1. Guest Requirements

Minimum age to rent is 25 years. The credit card holder, signatory, and responsible party must be the same person and at least 25.
Any reservation made in violation of this rule will be canceled without refund.
Maximum occupancy is: {{listing_max_occupancy}}, per Douglas County regulations.
2. Payments & Credit Card Authorization

Payment Schedule: 25% deposit due at booking. Balance due 45 days prior to arrival. Reservations within 45 days of arrival must be paid in full at booking.
Authorization: Guest authorizes WCPM to charge the credit card on file for rent, fees, damages, fines, and violations of this Agreement.
Credit Cards: The name on the reservation and credit card must match. Guest agrees not to dispute charges that are consistent with this Agreement.
3. Cancellation Policy

Cancellations must be submitted in writing.
More than 45 days prior to check-in: Refund of payments made, less booking fee.
21–45 days prior: Option of 50% refund or 100% credit toward a future stay (same property, within one year). Rate differences may apply.
Within 20 days of arrival: No refund or rescheduling.
WCPM strongly recommends travel insurance. WCPM does not provide or sell insurance.
4. Weather, Winter & Road Conditions Policy (WCPM strongly recommends travel insurance. WCPM does not provide or sell insurance.)

The Vacation Property is located in a mountain environment near a ski resort where snow, ice, traffic congestion, chain controls, snow berms, and hazardous driving conditions are common and expected, particularly during winter months.

Guest acknowledges and agrees to the following:

No refunds, credits, or compensation will be issued for events outside of WCPM’s control, including but not limited to ski resort or casino closures, event cancellations, pandemics, epidemics, storms, severe weather, snow conditions, road conditions, traffic delays, airline cancellations, power outages, internet outages, smoke or air quality issues, forest fires, government actions, or other acts of God.
Snowfall and icy conditions are normal in Tahoe and do not constitute an emergency, defect, or breach of this Agreement. Driveways, walkways, decks, and exterior surfaces may be slippery before, during, and after storms.
Snow removal services for the driveway are triggered only after approximately six (6) inches of snow accumulation and may take up to twenty-four (24) hours after that accumulation level is reached. WCPM does not guarantee that driveways will be immediately cleared during active snowfall or storm conditions.
Snow removal applies to the driveway area only. WCPM does not control or maintain neighborhood roads, county roads, highways, or surrounding properties. Snowplows operated by the city or county may create snow berms at the end of driveways. Removal of snow berms created by public snowplows is outside WCPM’s control and does not constitute grounds for refund.
Guest assumes full responsibility for safe travel and vehicle preparedness, including monitoring weather and road conditions, allowing extra travel time, and complying with all chain and snow tire requirements mandated by local authorities. Guest is responsible for ensuring their vehicle is properly equipped for mountain winter driving conditions.
Inability to access the driveway or property due to improper vehicle equipment, lack of four-wheel drive, failure to use chains, driving experience, traffic congestion, road closures, or winter conditions does not entitle Guest to any refund, credit, or compensation.
Refunds will not be provided for delayed arrivals, early departures, or travel disruptions caused by weather or road conditions, except as specifically stated below.
Exception: If all roads into Tahoe are officially closed for twelve (12) consecutive hours or more on the scheduled arrival date, Guest may cancel for a refund minus booking fee, or receive a 100% credit toward a future stay at the same property within one (1) year. Rate differences may apply.
No refunds, credits, or rent reductions will be given due to weather conditions, winter conditions, traffic delays, snow removal timing, snow berms, environmental factors, amenity closures, or dissatisfaction with lodging, this includes power outages for any given time frame.
5. County Rules & Enforcement

(Douglas County Code Title 20.622 VHR Ordinance 2024-1635)

Quiet Hours: 9:00 PM – 8:00 AM. No outdoor congregation or hot tub use during these hours.
Noise Violations: County fines up to $2,500. One warning only; repeat violations may result in eviction without refund.
Parking: Street parking is prohibited. Vehicles must park only in designated spaces. Failure may result in citation and towing.
Occupancy: Limited to {{listing_max_occupancy}}. Over-occupancy, unauthorized events, or parties are grounds for eviction without refund.
Inspections: Management may inspect for compliance with occupancy, parking, and noise rules at any time during the stay.
6. Property Rules

No Smoking inside or outside. $500+ cleaning fee for evidence of smoking.
No Pets unless home is specifically pet-friendly and approved by WCPM. Unauthorized pets = $450+ fee.
No Fireworks, outdoor fires, or charcoal BBQs. Violations will be reported to local authorities.
Furniture & Equipment: Do not move furniture. Ski/snow gear must stay in garage/mudroom.
Lost Items: Keys $150+, garage/beach/pool passes $500+.
7. Maintenance & Refunds

Guest must promptly report maintenance, cleaning, or safety issues. WCPM will make reasonable efforts to remedy but no refunds will be given for temporary loss of use (appliances, hot tubs, etc.).
No refunds will be provided after check-out for unreported issues.
8. Hot Tub Rules (if applicable)

Prohibited during quiet hours (9 PM – 8 AM).
Guest assumes all risk of hot tub use. Minimum age 18.
Misuse or extraordinary cleaning = $200+ fee.
9. Check-In / Check-Out

Check-in: 4:00 PM | Check-out: 10:00 AM.
Unauthorized early check-in / late checkout may result in additional rental fees.
Guest must complete posted checkout procedures, including bagging trash, starting dishwasher, and securing property.
10. Winter Addendum (Nov–Apr rentals)

Driveways cleared after 6+ inches accumulation; service within 24 hours. Timing not guaranteed.
No street parking allowed, Street parking is prohibited.
Guest assumes risk of injury/property damage due to snow, ice, or weather conditions.
11. Liability

Guest remains responsible for all damages, fines, or violations caused by Guest or invitees.
11a. Assumption of Risk, Release of Liability & Hold Harmless

Guest acknowledges and understands that the Vacation Property is located in a mountain environment and includes features and conditions that may present inherent risks, including but not limited to: stairways, decks, balconies, uneven or slippery surfaces, snow and ice, wet floors, bathrooms, hot tubs, fireplaces, furniture, beds, exterior walkways, driveways, and changing weather conditions.
Guest voluntarily assumes all risks of injury, illness, death, loss, or damage to person or personal property arising from occupancy or use of the Vacation Property, whether occurring indoors or outdoors. This includes, but is not limited to, injuries resulting from slipping, tripping, falling (including falls down stairs, on ice or snow, while entering or exiting a hot tub, or while getting into or out of beds or furniture), misuse of amenities, failure to follow posted rules, or failure to exercise reasonable care.
To the fullest extent permitted by Nevada law, Guest releases, waives, discharges, and agrees to indemnify and hold harmless World Class Property Management, Inc. (WCPM), the property owner, and their respective officers, members, employees, agents, vendors, and contractors from any and all claims, demands, causes of action, damages, losses, liabilities, costs, or expenses of any kind, whether known or unknown, arising out of or related to Guest’s stay at the property, including claims based on ordinary negligence.
Guest acknowledges that weather conditions, including snow and ice, may change rapidly and that use of amenities such as hot tubs, stairs, decks, and exterior walkways involves increased risk. Guest agrees that failure to act responsibly, cautiously, or within posted guidelines does not create liability for WCPM or the property owner.
This release and assumption of risk applies to Guest and all members of Guest’s party and invitees, including minors.
This provision does not apply to claims resulting from gross negligence or willful misconduct, which are not waived.

This was my first summer in Tahoe - we rented a boat and had a fun lake day while other family camped in the RV Park at the bottom of the hill just a 5 min drive away. It was nice to get together with my siblings and cousins and have everyone close by. If I came back it would definitely be in the fall or off season due to how busy the lake was. I love Tahoe and will cherish getting to enjoy this view with my kids! There are plenty of other houses/mgmt co's to use in Tahoe. There were several things broken/not working - most notably the hot tub - but I have no major complaints with the house itself. I called the management company immediately upon arrival about the hot tub, the water was down to the seats and not hot. They instructed me to "just add water" to which we did. A few hours later after filling the hot tub, the water was back down to the seats. We called the next morning and were instructed to write an email. I wrote an email and included the various other things broken in the house (doors that wouldn't close, lights, etc). I never heard back from anyone so the next day (Monday) at noon I called again and was told that they called a pool/hot tub place and made sure to let me know how much extra money it was costing them to have to do that. Again I asked for a call back, didn't hear anything so the next day called again and was told that someone should be coming that day (Tuesday) and they didn't know if we needed to be home. No one came Tuesday. I also received an email from the mgmt company in response to my email from 2 days earlier saying that they would send someone to the house tomorrow (Wednesday - day 5 of our trip) to look at the other issues. *No one ever came to the house for the rest of our trip to look at or fix those issue. The spa place came Wednesday and fixed the hot tub while we were out - no one called and let us know this so we had no idea until we happened to look at it that night just to check. The management company did not call once when I asked every day for a call back to keep us updated on the hot tub being fixed or any of the other issues. They were not sympathetic or apologetic for anything and rude in their emails to me. I found the cabin very attractive from a log cabin point of view. I loved the rock work around the fireplace and the exposed logs for interior walls. They gave the cabin a very homey feel. And the view was indescribably beautiful. What I found to the negative were mostly cosmetic and maintenance items. The master bed is so low it’s like a mattress on the floor. There were several lights out and no bulbs were left to replace them with. There were no TV’s in the bedrooms, so everyone had to agree on what to watch. The two upstairs bedrooms could use a sitting chair and lamp in each of them. The clock in the kitchen had a dead battery. None of the glasses matched (and there were precious few of them), except for the wine glasses. The kitchen had a mish-mash of random pots, pans and bowls. And they were dirty. Make sure you wash them before you use them. There was no salt & pepper shakers, nor was there a corkscrew. The furniture was pretty dirty and there was no fireplace hardware (poker, scoop, broom). Several storm doors were missing glass, or just missing. And, finally, the place could use a deep cleaning. Vent grills were just dirty, as were the fans in the upstairs bedrooms. The house could use a lot of general maintenance and updating. - Burned out light bulbs in the kitchen, bedrooms, deck, and worst of all, the stairs going up to the 3rd floor (property management company said it is due to electrical issues) - Upstairs bedroom with a twin bed didn’t have screens on the windows or the door to the deck so there were a lot of bugs inside the house - Bathroom door in the bedroom with a twin bed would not close all the way - Knobs to the closet doors were all loose and needs replacing - Very old refrigerator – it did not keep food cold even though it was set to the coldest temperature - Patio furniture was broken – unusable umbrella and the chairs were uncomfortable and needs thicker seat cushions - Patio bench broke when we were sitting on it, but luckily no one was hurt - Dining table chairs were very uncomfortable - House was VERY HOT and it never cooled down –it could use more fans, especially in the bedrooms (it was 85-90 degrees in the house when we tried to sleep) I did have a great experience with the property management company. They were easy to work with and responded to our calls and even came out to try to replace some light bulbs. The house did have great views of Lake Tahoe. Unfortunately, the owners of the house do not appear to care about their rental property. I would NOT recommend this vacation rental, especially in the summer because the house is uncomfortably hot inside! The only spatula we found was broken in half and so we purchased some and left them for the house. The upstairs master bedroom and other bedroom is very hot and never cooled down. The pictures do not do this place justice, it is much more beautiful than they show. My only criticisms are mild- there isn't a lot of lighting in the house, so we had to bring some lights from the bedrooms into the living room at night. Also- the bbq was out of propane and some of the power outlets didn't work. Overall minor concerns and we were very happy with our stay. One other important thing to note- the driveway is extremely steep and narrow, parking is not for the faint of heart and I couldn't imagine doing it in the winter!" Check in was very easy and Heidi answered her phone whenever I had any questions. The beds were comfortable, although the hide a bed was not a traditional type and we struggled to figure out how to use it. The house had several small things that didn't work so well (closet door handles broken, sliders off track, dishwasher was tough to get going). I did call and let them know so that we weren't charged. The home does not have any kind of binder with information about the property or nearby restaurants. If you plan on doing much cooking in the house, you need to bring everything! overall, we had a good experience in the house. Maybe not the best place for anyone that has trouble with stairs. Every room is on a different level. The towels were very poor quality and looked to be old. The house was a five minute drive to the casinos which was great." That is really the name of the game with this house. The house itself is a on the rustic side - it is a log cabin. The house could have used some screens in the windows and some other fixes - but given how much it is rented out (it seems to be one of the more popular homes) - the owner could use a week or two off for just some general good maintenance. This certainly isn't a reflection on the management company at all. All the mechanicals were in working order within the house. The kitchen had all the basics. The beds and pillows were VERY comfortable - which is extremely important. The management company was very easy to work with. I placed a couple calls during the months leading up to our vacation and they were always pleasant to interact with. It was also VERY easy to get into the house - no check in at a separate office ahead of time, which was really unusual and a time saver. We made GREAT memories here." We had an amazing time at the South Martin home. All of us are over 30 and spent most of our vacation at the house just cooking and hanging out. The view from the deck & main living area was unbeatable and completely unobstructed. We mostly enjoyed the fireplace, two master suites, hot tub and the deck with the view. Having three showers available in the mornings was awesome. There were a few quirks to the home like the cracked window, no panel in one of the cupboard doors in the kitchen, no glass in the storm door, hot tub was not very clean...but we were able to overlook these things because of all the positives. The maintenance man was rude upon our departure even though we were visibly cleaning up (sweeping off the porch, taking out the trash)...but the owner was receptive and apologetic. NOT child friendly! The gorgeous wrap around porch was incredible, offering a spectacular view. That porch made waking up with a cup of coffee and relaxing before bed a great experience. But, that is what you're paying for when renting this home. Though we can say the bedrooms, kitchen, and bathrooms (for the most part) were clean, the home set-up was not very comfortable. With lots of stairs inside, including large gaps in the balcony railing outside (at spots where the railing sided steps), we had no peace! We realized very soon that our 4 year old could slip through that hole, leading one story down right onto the asphalt drive way. We feared for our children the entire stay and found relief each time we left. So, we would highly recommend families with young children stay else where. Another minor issue to this rental was that most of the windows/doors had broken or missing screens. The weather was beautiful, but anytime we left windows open, yellow jackets came swarming in. The second minor issue was the driveway. We own a 12-passenger van. The curved, narrow, steep drive-way was definitely built for smaller vehicles. Overall, we'd recommend this rental to groups of adults, or those with older children, who drive smaller vehicles and don't mind keeping the windows shut. My biggest complaint I have is with management and their attitude. I have rented cabins all throughout Tahoe for my family’s annual trip for the past 6 years without ever running into any issues. I received the rental contract which gave the typical guidelines. There is a section that in bold letters, states that report any issues with the house immediately upon arriving so that the renter (me) will not be liable for those issues during checkout. Of course this is standard and I understand. Upon checking in the garbage disposal didn’t work. I called management and told them the issue. Right away, they sounded unhappy and had a very accusing tone as if we broke it. They were not courteous at all and it took me off guard. I worked with them over the phone and we eventually figured out the issue. The biggest problem we had was the washing machine which was on the 2nd floor. We did a load and we noticed that the first floor bathroom was flooding with water from the ceiling. Basically, the rubber hose from the washing machine was not hooked on properly and the water was flooding downstairs. I called management again, and they had a very angry and accusing tone. I merely called to report the incident. The man I talked to was not courteous at all and kept repeating that it was fine before we moved in. Of course I get irate and unhappy. Why the **** would I unhook the rubber hose or anything of that nature? We had a 2 year old running around the house which we wouldn’t want to endanger. The logical explanation is that maybe the hose fell off the wall which makes sense because there are no **** screws or parts holding it in place. I just wanted to report the incident and I get a man accusing me of foul play. All in all, my family did not enjoy our stay with this management property.
