If you, the credit card holder- person signing the contract- and person responsible for the reservation, rents this house and are not 25, we will cancel the booking and you will not get a refund, no exceptions, you MUST be 25 or older. *Per county rules: Weddings are NOT allowed of any kind or size, on the property or at the house. You will be shut down immediately and will lose the security deposit and will be subject to more fines. *You are only allowed 10 persons at any time at the house. This includes any dinners or gatherings you may have. There is only sleeping for 8 in beds. *Please help us to keep our home a vacation rental. NOISE ORDINANCE 9pm TO 8am DAILY and is very strict in this neighborhood. * Fireworks, wood fire pits, and charcoal BBQ's are illegal in the Lake Tahoe Basin. **Parking: 4 cars allowed at house at any time. There is no street parking per county and fire safety rules. Pursuant to DCC 20.622.040 (D) (6) Failure to park in the designated parking spaces and/or display the parking permit may result in a citation and fine of $500 to the responsible party or person of the vehicle. You must display the parking pass in both vehicles during your stay. Pets Not Allowed Thank you for booking your vacation with World Class Property Management INC. (WCPM) Please help us to keep our home a vacation rental by abiding by the neighborhood rules. Please read and sign our rental agreement, cancellation policy, house, and city rules for vacation rentals. Min age to rent any property is 25. If you, the credit card holder- person signing the contract- and person responsible for the reservation, rents this house and are not 25, we will cancel the booking and you will not get a refund, no exceptions, you MUST be 25 or older
Cancellation Policy: 1) Coronavirus (COVID-19) or any other sickness or illness: WCPM advises that every traveler purchase a traveler’s insurance policy at the time of booking. WCMP is not a traveler insurance provider and will NOT accept any cancelation due to any Coronavirus (COVID-19) or any other sickness or illness outside of our normal 45-day cancelation policy. WCPM does not sell travelers insurance and does not have a recommendation of what traveler’s insurance company any traveler should use.
2) At the time of booking you agreed to this cancellation policy. Written confirmation of cancellation MUST be received prior to 45 days of check in date.
3) You may cancel up to 46 days before arrival with a forfeiture of the booking fee. Cancellation of 45 days or less to check in date, forfeits all rent, taxes, cleaning fee and reservation costs.
4) Up to 21 days from check in, renters do have the option of taking a 100% credit towards a future stay, for the same property, to be used within one year of the original stay dates, or a 50% refund. New trip must be scheduled within one year of original arrival date. Changing stay dates is subject to different pricing for that season. If you change to a higher price season you will be responsible for new pricing charge. Changing dates to lower price season: there is no refund of lower cost. If you change your stay dates up to 21 days to the date of check in this means you are paid in full and there will be no change to the cancellation policy. This cancellation policy will indefinitely apply to the original stay dates. If you would like to move your stay dates, we will only move the stay dates one time.
5) The 50% refund is 50% of the entire amount paid including all fees and taxes.
6) Within 20 days from check in there is no option to reschedule the trip or receive any refunds.
7) World Class Property Management (WCPM) reserves the right to refuse service to anyone if WCPM deems a renter un-fit to rent any property during the booking process and or during the stay.

Weather and “events” cancelations: 1) There will be no refunds due to events out of our control. These types of “events” are, but not limited to, ski resort closures, event cancellations, casino closures, fear of travel, and OR pandemic and or epidemic, stormy weather, or power outages, forest fires, smoke/Air quality or other acts of mother nature out of our control. During stormy weather, forest fires or other acts of God, no refunds unless all roads to Tahoe are completely closed for twelve (12) consecutive hours or more on the date of your arrival. Your reservation is valid for the remainder of the time. Road Conditions: or from California Again, WCPM advises that every traveler purchase a traveler’s insurance policy at the time of booking.
2) We have no control over weather conditions that may result in accidents of any kind to personal property and or personal injury. Occupants agree to hold property owners and World Class Property Management, Inc., harmless if any damage to self or personal property happens, example but not limited to: a vehicle sliding on ice results in an accident, loss or injury due to rain, snow, ice, trees, flood, negligence, fire, theft, utility power outages or any reason. Please call when reporting an accident at the property so that we may be of assistance if possible.
3) There are no refunds if you find your lodging to be unsatisfactory.
4) Yes, it snows in Tahoe in the winter, we are next to Heavenly Ski resort after all. Please be prepared for longer travel times during storms as traffic can get backed up. It is your responsibility to know the road conditions and to have the proper chains and or snow tires required by officials to travel through snowy mountain roads. The city or county does the snow plowing through neighborhood roads and that operation is out of our control.
Payments: 1) The name on the reservation and the name on the credit card used must be the same. If you choose to use another credit card for the balance: You and any guest in your party whose credit card was used as payment, acknowledge by signing this contract that you and any guest in your party waive all rights to dispute any credit charge for rents, fees and taxes and or charges as listed with in this contract no matter who’s credit card was used as payment, made by our company World Class Property Management, WCPM, World CPM or otherwise listed on your credit card statement.
2) A reservation can be made with a 25% down payment paid by credit card when the reservation is made. If your credit card is declined at the time of booking the reservation will be canceled for nonpayment. Full payment is charged 45 days prior to scheduled arrival date. If a check or money order is not received by the due date, the balance will be charged to your credit card. The credit card must have an expiration date that extends beyond your stay. If a reservation is made less than 45 days prior to arrival, full payment is due when the reservation is made. If no other payment is received 45 days prior to arrival, we will automatically run the balance on the credit card on file. Balance is due no later than 45 days prior to your arrival date. We can keep the balance payment on the same credit card used for the initial payment, you can call with a different card, or a check or money order can be issued at least 45 days prior to your arrival.
Violations and Enforcement Per County Ordinance Chapter 20.622 Lake Tahoe Vacation Home Rentals 1) NOISE ORDINANCE 9:00pm TO 8:00am DAILY in every neighborhood no matter the situation. There could be a $2500 civil penalty per Douglas County Code 20.622.050 (C.2) Violations and Enforcement if any violation is found during or after your stay and is enforced by the County.
2) There will be no outside congregation after 9pm.
3) $1000 minimum charge if management, security, fire department, police, or any emergency officials are called to property for any type of disturbance and or violation. You and your party will be evicted and forfeiture of all rents and deposits if found to be in violation of gross misconduct, damage, disturbing the peace, higher than permitted occupancy than agreed, unauthorized use for weddings, receptions, parties, or loud group functions. There will only be one warning for violation of noise ordinance, after the first warning if the violation continues it will result in eviction with no refunds.
4) Weddings are NOT allowed of any kind or size, on the property or at the house. This includes any beach front property. You will be shut down immediately.
5) Max occupancy of this home is: {{listing_max_occupancy}} The county/city only permits a certain amount of people allowed at each vacation home and we must follow this to keep our permit.
6) Per fire safety and County/City rules, street parking is not allowed. Please see any notes in the home on where to park. Failure to comply will result in possible eviction and or your vehicle being towed at owners’ expense. If you have questions, please call us. Pursuant to DCC 20.622.040 (D) (6) Failure to park in the designated parking spaces and/or display the parking permit may result in a citation and fine of $500 to the person of the vehicle.
7) Management reserves the right to inspect the property for over occupancy, noise or other violations of County and State Laws.
8) You must be 25 years or older to rent a house in Douglas County. Min age to rent any property is 25. If you, the credit card holder- person signing the contract- and person responsible for the reservation, rents this house and are not 25, we will cancel the booking and you will not get a refund, no exceptions, you MUST be 25 or older.
Additional charges/fines that may result if: 1) Any lost or misplaced keys will be charged $150+ per key for a locksmith.
2) Any lost or misplaced garage door openers, beach passes or pool passes (if applicable) will be charged a min of $200 for replacement. If you accidentally left one in your car, please notify us and mail back.
3) There will be extra cleaning/replacement cost fees if we find: Damage to house, missing items such as towels, extraordinary cleaning, trash throughout the house, trash outside the house, cigarette butts, etc. Please pick up after yourself.
4) If the house you are renting has a propane BBQ: do not for any reason put charcoal in the BBQ! Yes, we have had this happen and it ruins the propane BBQ!
5) PETS: The only houses that are pet friendly are ZC1298 and SL294. If you have rented a house that is NOT pet friendly: We love fur babies, but they are not permitted in our vacation rentals unless allowed and approved by World Class Property Management. No pets of any kind, for any amount of time, are allowed in house or on property, unless you are in a unit that is specified to allow pets and approved. Anytime also means that you cannot have a pet in the house for the day or a few hours, example: if a friend visits and they have their pet with them. If there is any evidence of pets it will result in extra cleaning charges, min of $450. This is inside or outside of unit. Service animals must be approved by World Class Property Management. If you have rented a home that is pet friendly, please pick up after them.
6) NO SMOKING of any kind in any house or on property. Evidence of smoking will result in a min $500 charge for cleaning. You will be charged for steam cleaning and all damages. Any picking up of cigarette butts in the yard, driveway, and patio could result in extra cleaning fees. Unfortunately we have had to implement this no smoking rules, too many people have violated this and have left cigarette butts in yards, driveways and decks. Please clean up after yourself. Thank you.
7) Please do not move furniture around. Example: if you move beds around this will result in extra fees to put the beds back where they need to be. Also moving furniture around could result in scratching the floors.
8) All boots, ski equipment, etc., are ONLY allowed in the garage, mud rooms and or designated area. Ski & snowboarding equipment, and melting snow, will damage hardwood flooring, carpet and walls and are NOT allowed inside the house.
9) Fireworks of any kind including sparklers, fire pits- metal or other, campfires, charcoal BBQ’s or any kind of outdoor fire is illegal in all of Lake Tahoe. If you are found to have violated this, you may face the fines from the County and fire department. If we find evidence of fireworks being used from your party; we will share this information with the fire department. We take fire safety very seriously in all of Lake Tahoe, we are in a high fire danger area.
This may seem strict, but we must follow the rules set in place by the county/city to keep renting our home. Thank you for following the rules.
Maintenance, operation, housekeeping etc.: 1) We want you to enjoy your stay and be comfortable at the house you have rented. If there is a problem with housekeeping, maintenance, operation of any appliance or hot tub etc.; AND it is not reported to us there will be no refunds at all. Once a problem is reported to us, we will do our best to remedy or fix the problem, this is not reason for any refunds. If we are not given the chance to remedy or fix any problem, there will be no refund. Anything that is reported unsatisfactory after your stay will not be reason for refund.
2) There are no refunds if you find your lodging to be unsatisfactory.
3) We do our best to maintain operation of indoor & outdoor items (Jacuzzi, barbecues, patio furniture, table games, etc.). Should maintenance to these items cause temporary loss of use, that will not be a cause for refund or compensation. All tenants will be promptly notified prior to arrival if such conditions become apparent. If such items become inoperable during your stay and only if we are notified, we will do our best to get items back up and running during your stay.
-If a maintenance emergency occurs on the property, please call to report the problem, please do not e-mail us with emergencies as e-mails are not checked 24/7. We like to fix any problems as soon as we can and will make every effort to correct the problem as soon as possible.
Amenities provided & Not provided: We will provide a start-up supply of paper towels (2), toilet paper (4 per bathroom), trash bags, hand soap and kitchen soap. All bath and kitchen towels, linens, blankets or comforters, and pillows are provided. We also supply basic pots and pans, flatware, dishes, bowls, cups & basic cooking utensils. As every house is privately owned, items in the kitchen and bedding may vary from house to house.
We do NOT provide hygiene items such as face/body soap, shampoo, conditioner, lotions, laundry soap, softener, dryer sheets, etc. We do NOT supply items such as plastic wrap, foil, plastic bags, food items, spices, oils, coffee etc.
Hot Tub Rules (If Applicable): 1) Use of outdoor hot tubs is prohibited between the hours of 9pm and 8am per county noise ordinances.
2) Extraordinary cleaning or misuse of the hot tub will be a minimum of $200 extra fee. If you drink in the hot tub, please be careful not to spill any beverage in the water. Example: if you have overloaded the hot tub with people and the water has been displaced very far below the line of the jets causing mechanical problems with the tub. Please be sure to replace the cover and lock when not in use. You must be 18 years of age or older to use hot tub. The hot tub is serviced before and after every rental to ensure the water is clean and safe for use. If there is any issue with the hot tub upon ARRIVAL, please notify us immediately. USE HOT TUB AT YOUR OWN RISK, we are not to be held liable for any skin irritation that may be caused using the hot tub.
Other rules and or Information: 1) If you have rented a house with bunk beds; you are using the bunk beds at your own risk and waive the owner and management company harmless during your stay.
2) Please do not sled or play in any neighbor’s yard.
3) If you have rented a house in a neighborhood with a private beach please do not walk through any neighbor’s yard to access the beach. And please pick up after yourself so that we may continue to use the private beach.
Check in and Check out: 1) Check in time is 4pm; Checkout is by 10:00am. Early check in or late checkout that has not been approved will result in extra rental fees. We will not give a late check out if requested any later than 3pm the day prior to check out and will only be allowed if available.
2) Checkout procedures are also posted in each home: Place dishes in dishwasher and start a cycle. Pick up kitchen, do not leave food on counter or on stove in pots or pans. Trash is to be placed in specified area, example: garage, mud room or bear box and bagged up -no loose trash-. All trash, including bathrooms, kitchen & any outside area must be gathered, put into trash bags then placed in specified area. Please do not leave trash outside of house as you are in the mountains and wild animals will get into trash resulting in extra cleaning fees. Please lock doors, place key in lock box (if applicable) and, for security, tumble the lock code so the combination is not showing, close all windows and set heater at 55 degrees, or to posted temperature, prior to departure. And we hope you enjoyed your stay!
As a condition to the rental of all Vacation Properties, WCPM reserves the right to charge the Guest’s credit card for any and all uncovered Guest/Invitee caused losses, damages or violations of county code sustained to the Vacation Property throughout the duration of their period of occupancy. In the event of any uncovered Guest/Invitee-caused loss or damage to the Vacation Property, including, but not limited to, undue cleaning, eviction, service calls, service charges, fines/assessments, repairs or replacements, violations of county code, plus all applicable taxes, WCPM is hereby granted the right to charge the Guest's credit card. An itemized statement outlining all associated costs will be sent via regular or electronic mail to the address submitted by the Guest at such time as the reservation was booked.

Additional Winter Contract
*If you will be renting a home during the winter (November to April) this page will also be signed in addition to the regular rental contract. *
Be advised that when any kind of winter conditions exist, and or during winter, driveways, parking areas and walkways can become extremely slippery – please use caution. Property users will keep driveway clear of any and all objects that could cause damage to snow removal equipment.
~Driveways will be cleared when snowfall accumulation reaches 6 (six) inches and greater. Due to the unpredictability of snowstorms and conditions we guarantee that our crew will be to your property within 24 hours of a 6+ inch accumulation.
~ We will not guarantee a specific time that your driveway will be cleared due to the uncertainty of snowstorms. Routes are 8-12 hours long and start as weather conditions require.
~ I understand that as soon as 6 (six) inches of snow accumulates the snow removal crew is in route and will be to my property within 24 hours. I understand that during a big snowstorm, snow may accumulate as quickly as a foot or more per hour. I understand that after my property has been cleared and accumulations again reach 6+” the snow removal crew will be back to my property within 24 hours of their last visit.
· There is no street parking at all during the winter due to the snowplows needing full access to the entire road.
· We have no control over weather conditions that may result in accidents of any kind to personal property and or personal injury.

During stormy weather, forest fires or other acts of God, no refunds unless all roads to Tahoe are completely closed for twelve (12) consecutive hours or more prior to the date of your arrival. "Great Spot For Family Vacation

"Nice property, but incredibly poor management
The house is a great layout, and the property is in a great location. That said, there are a lot of howevers:
- incredibly poor hygiene across the house. We found dirty dishes, utensils, and cups, with food still on them. The set towls were still dirty, some had chunks of hair and stains still - a lot of lights and plugs don't work, make it quite inconvenient - half the patio doors don't work and don't open - half the blinds that are automatic don't work, so make the afternoon sun inconvenient - the lock to the garage door has no battery, so we basically had to be okay with doors not locked - a number of sinks and shower heads don't work or leak - the pictures of the beach are also quite misleading, those pictures are from years ago, and with the current state there is less than 6 feet of beach between the stairs and water, pretty much unusable."

"Stunning Location, Misleading Bed Info and lacks amenities
The location of this home is absolutely stunning — being right on the water in Tahoe made for a peaceful and scenic stay.
That said, the house itself is quite dated and could use some updating, especially in terms of amenities and comfort. The listing mentioned four queen beds, but in reality, there was one king and three full beds. That may not be a big issue for some, but it’s important for accurate planning and transparency. It definitely does not sleep 10. Upon arriving we also noticed a clogged sink in the main bathroom near the living room, luckily we had experience with plumbing and were able to get it unclogged but definitely not what you want to walk into.
Overall, if you're looking for a beautiful location and don’t mind a more rustic or older home, this place delivers on the views. Just be aware of the bed situation, lack of maintenance, and lack of amenities (especially for that price point of a home) "

"Big, beautiful house
Great house. Very Beautiful. Easy to find. Right on the water. Breathtaking views of the lake and surrounding Mountains. Great air flow and floor plan. Accommodated a large group of 4 adults and 6 kids easily. Needs: Bigger, better beds. Mattresses are worn out. The rooms are huge so it is strange that there is not a king in each room. Some of the kitchen appliances were not working. Cabinet doors in the kitchen falling off. Typical wear ant tear, just needs attention. The parking is tight, but manageable. Don't borrow the neighbors parking spot for 30 minutes while you unload. She will catch you on her ring cam and has a quick dial finger to snitch to the county and house manager. The house manager called me and was super cool about it, but I hate Karens. Overall experience was really good though. Would recommend to all. "

"Perfect Getaway
Amazing location in an amazing house! Brought our daughters and their daughters for a final family vacation before the oldest granddaughter went off to college at UNR. House was wonderful. Spacious, clean, beds very comfy, views amazing, and the water was right up to the steps! Kitchen has double ovens, a large gas cooktop, two dishwashers (good thing because one stopped working), and on-demand hot water. We were short some towels (housekeeping had numerous homes to flip on our arrival) but Dillon responded on Sunday evening and was over first thing Monday to rectify, We will definitely return! "

Love the rental. Could use a few fixes. Not sure if you know. Bar-B-Que needs to be fixed. Very hard to light and needs cleaning. Garbage disposal on kitchen sink goes way down and hard to get up to stop. Coffee pot needs new one. Slider by kitchen table needs work. Hard to open and close. "

"Beautiful waterfront views.
Beautiful waterfront views, with your own private stairway to the water. Overall the rental was perfect for our family to relax. There are a few things we thought needed a deeper clean; outlets & cabinets in the house that definitely were broken or needed some attention from maintenance; also, the front door lockbox when we arrived already had the code on it ready to be opened but the lockbox would not open - im guessing that is why the prior people who tried the code left it. - so we could always exit the front door but never regain entry through the front as it locks right away when shutting. - other than that it was overall a beautiful vacation rental with an amazing view. I would definitely recommend this property. "

"Run Down Property in a Great Location
The place looked great in the photos, but in reality nothing has been maintained or updated in the last decade, and many things did not work. The carpets were stained and dirty; the drains in most of the sinks and showers were so clogged that we ended up using the bar sink to brush our teeth on the lower level; the dishes, glasses, and pans were so dirty that we had to run them through the dishwasher before using; door locks on the back side of the house did not work, so we had to barricade one with an end table (there was a pile of dead insects and insect parts underneath that end table when we moved it). The weight bench and stepper in the exercise room were broken or missing parts. There is no air conditioning, so the master bedroom was too hot to sleep in (albeit in August). The house speakers were connected to a sixteen pin iPod holder, so unusable. The tv's downstairs could not get any cable (one was missing the cable remote). The outdoor grill would not light and the side burner was filthy with debris. We ended up cleaning most of the house before we could use it (crumbs on couches, dead bugs throughout, stained sheets and towels, hair and debris in all of the bathroom drawers).
The location was great on the lake, although we got the feeling that the people next door thought that they were entitled to all of the beachfront of this house (so we had to stake a place on the beach in front of the house early each morning to get a spot). The house could have been lovely (and worth the price) if it could get a good deep cleaning, and if all of the broken and unfunctional items were fixed or replaced. Ceiling fans or air conditioning would also have made the stay much more pleasant. The house was obviously built before climate change made before temperatures hit well above ninety degrees in August. The management company did replace the broken box fan downstairs when I called upon check in. They were not responsive about the broken grill or door locks."

"2022 636 Lake Shore Blvd Rental
The location of this rental property is super - on the beach and in a great community. We enjoyed spectacular views in a quite setting. That being said, the condition of the home is well below standard for such a great setting. The master bed shows is use and needs updating, the window in the master bedroom is ready to fall off, and the washer and dryer in the master closet did not work. The kitchen is a nice size, however things like limited glass ware and a dishwasher that was short wheels to slide was upsetting since we reported the same issue last year. We were also disappointed in the condition of the furniture both in the living room and dining room. They are warn, torn and in need of replacement. When we wanted to use the BBQ we found it extremely dirty and could not light it without using our own lighting system making it dangerous. It is unfortunate that such a beautiful location and facility has been let go. The icing on the cake is when we called to report the window in the master bed room was ready to fall off - on to the outside dining area below - we got no response from the managers of this home. It truly was an accident waiting to happen, keeping us from enjoying the outside dining area. We loved the location but with these issues at a premium price, we have chosen not return. Our hope is that the owners take a hard look at this location and brings it up to date and in good working order."

"Fantastic Covid New Year
I took my family here for New Years 2020. We had been quarantining and were excited to see each other. When we met at the house and walked in everyone’s jaws dropped at the amazing view of the lake and the snow capped mountains. The house itself was beautifully appointed with high end appliances and a fireplace in every room. Whether we were in the large family room playing games, resting in the sitting areas reading books, or walking right outside the back door onto the beach in the mornings it was perfect. It was a magical family vacation and we would definitely recommend it to anyone. "

"Lake Shore Beauty
A perfect vacation spot for the family or a group of adults. What a better way to wake up than to the beauty of Lake Tahoe at your footsteps. Sit at the beach or relax on a recliner with a cup of coffee or a glass of wine...
This 4 bedroom beauty adequately sleeps 4 adults - we had 6 adults and 3 young children/sitter. It was perfect. If you have an infant the closet in the master bedroom would be perfect as it's gigantic! Beds are very comfortable. Our weather was beautiful a little warm and there are no ceiling fans, might want to bring a portable one. Lots of stairs so be prepared to get some exercise going upstairs, downstairs and down to the beach. A highlight for our family was the full workout gym which was used on a daily basis.
Beach - perfect this year as the lake was lower allowing for some beach. bring your own lake chairs and any beach toys you may need. There is an umbrella that can be used at the beach and plenty of beach towels in downstairs bathroom
Kitchen - a beautiful kitchen with all amenties you need. We cooked nightly with mulitple people in the kitchen at a time. This is the first time in years we didn't have to run to Safeway on a daily basis as we brought food for the entire 8 days. It worked out great especially since it's the year of COVID! As with any rental it takes awhile to find out where things are in the kitchen but it was adequate.
Another great feature are the roll back sliding doors that we had open the entire time. You will have to dust and sweep some if you go in June as it's pollen time.
We've known Marla Bay neighborhood for years and it's a wonderful neighborhood with full timers, renters and in between. It's amazing to watch all the people walking dogs of every breed in the neighborhood on a daily basis. A very friendly neighborhood. Marla Bay is close to casinos, Heavenly Village, golfing and Zephry Cove or Round Hill and hiking areas. It's a perfect spot.

"Luxury Disappointment
Home was lovely and location great but there were several issues. Sewer line was blocked and waste water and debris backed up into showers, tub and toilet at lower level. Management company got a plumber to come but arrived at 12:45 AM. Problem was fixed but we had to clean and disinfect showers and tubs that took until 2:00 AM. Second dishwasher did not drain and still had standing water when we checked out. Two of four fireplaces did not work. Some small issues but annoying - cooking pans were an odd assortment making it difficult to cook a full meal and teflon pan surfaces were worn and unusable, dishtowels were of a material that didn't absorb water so had to use paper towels, no hand towels in half bath. These issues should not arise with a property at this cost. Have emailed "World Class" Property Management about these issues but have not gotten a response to date."

"Beautiful home but SAD lack of maintenance
For the amount of money it costs to stay in this place, the maintenance SHOULD be impeccable. It was NOT!! The main shower head in the head master bedroom was plugged to the point of being unusable! The window screens in the same master bedroom blew out in to the room when the windows were opened blowing debris all though the room. The up stairs washer and dryer broken! But the most terrible and most incredible most liable was the lack of maintenance on the stares leading to the lake!! This is very serious. These stairs were broken and pumped into air. A unbelievable tripping hazard. We are all water people, all surfers. Love the water. That was the number ONE reason for renting this place. One of us always had to be on guard whenever one of the ladies went up or down the these joke for stairs! You are extremely lucky no one tripped and fell! You most defiantly would have been held libel for any injury!! What I cannot understand WHY you would leave these stairs in this condition and continue to rent this place leaving this hazard unchecked! I was told by locals these stairs have been in this condition for the whole season! When I called you and complained about the condition of these stairs on Sunday. All I got was some BS about the gardener. Who showed on Wednesday and did nothing about the condition of these stairs. On Thursday one of your people showed up fead us a line of **** and also did nothing! I hope you have a fat wallet! Your going to need it! "

"Enchanting w/annoyances
No a/c. Fans listed but none. MBR window came off track. Other window cranks didn't work. Privacy curtains didn't work. A couple of broken glasses. Stairs to beach need repair,exposed nails. Automatic blinds weren't coordinated. An otherwise enjoyable time was slightly disturbed by these little maintenance items. "

"Daughters wedding weekend
The overall experience was very good, I did find some of the home features not so renter friendly, and unnecessary for us, like the steam shower, and very uncomfortable tub, and some kitchen appliances you need a manual to operate. Would like to have had towels in the bath, instead of on the beds, and at, or near all the sinks when we checked in. Everyone headed to a bathroom after a long ride, to find there were no towels in there.Our bed pillows in the master, were not comfortable, they were like bags filled with cotton balls, and there were only 2 for a king. The location was great, and the view, stunning."

"Location, location, location!!
My family and I stayed for the Thanksgiving holiday. The house is located on a beautiful beach on the lake. The house itself is stunning with all but one bedroom having a lakeview. The architecture of the home is beautiful and the heated floors made the home very comfortable even though it was very cold outside. It is a very close drive to Heavenly. My only recommendation would be to change some of the queen beds to King sized. Since they only want 8 people staying and there are 4 beds, it would be more comfortable if each couple had a King. A few blankets for cozying up on the couch would be nice too. The only bedding/blankets the house has are on the beds. I had read this in someone else's review so I came prepared with two of my own. We really enjoyed the cooking in the kitchen it has a great layout and had everything we needed."

"In need of a facelift and some TLC
This is the third year we have rented this property. Some money needs to be spent on the property. The couch was filthy, the curtains hanging off, the kitchen was sparsely equipped (time for some new pans/glasses/knives and other gadgets). It is such a beautiful home but some money needs to spent on it; it is very worn out! "

Overall an excellent lakeside rental home. Fully equipped home with good kitchen and great beach front. At this premium price, the beds need to be upgraded to larger true queen or king size in all but the master bedroom. Construction next door was a bit of a nuisance particularly in the early mornings. "A memorable vacation
We had a wonderful time in this rental . The house itself is stunning . Well layed out and beautiful views . The furnishings however are not what you would expect from this home. The white couch was filthy . Not a smart choice for a rental. Dining table , bedding , pillows the same . But you can't take away the actual beauty of the home . Kitchen was well enough appointed . Just make sure you bring your spices etc .,Management company responded to questions very timely . "

This is an exquisite location and a designers masterpiece. A perfect lakeside getaway . The property is well designed, but lacks the luxury appointments expected for the cost. Everything was beyond what we expected. The house is beautiful with all the amenities listed in the description. The location is perfect with not only being close to everything South shore has to offer but the closeness of your own beach is spectacular. The view is wonderful. World Class property Mgt. was great, we had a slight problem with the fireplace and they were all over it and had it operating perfectly very quickly. We would highly recommend both this house and the company to anyone looking for a special time. "

"636 Lake Shore Drive Review
House was beautiful and we enjoyed using the kitchen to cook dinner. A few complaints though about our stay: (1) the gas fireplace didn't work in the main living room (2) the wifi didn't work (3) the master bedroom upstairs was cold at night even with the thermostat on high (4) the white couch in the main living room is very stained and (5) beds in most of the rooms were too small to fit 2 people comfortably. It would have been helpful to have some extra linens and comforters for people to use. Overall an enjoyable stay but given this property was marketed as a luxury vila some improvements can be made to take this property from good to great. "

~~Was the property description accurate regarding the location, layout, amenities, etc? -Yes better than we could have imagined!!! ~~Was the property clean and well-maintained? Yes very much so. ~~Did the owner or manager provide good customer service? They always answered their phone. Great customer service. ~~Yes we would recommend this house to anyone!!
