You will be shut down immediately and will lose the security deposit and will be subject to more fines. *You are only allowed 10 persons at any time at the house. ~ Vacation Rental Agreement

World Class Property Management, Inc. (WCPM)

Thank you for booking your vacation with World Class Property Management INC. (WCPM). Please help us keep our home a vacation rental by abiding by neighborhood and county rules.

This Rental Agreement (“Agreement”) is entered into between WCPM and the Guest listed below. By booking and signing, Guest agrees to the following terms, conditions, and county rules.

1. Guest Requirements

Minimum age to rent is 25 years. The credit card holder, signatory, and responsible party must be the same person and at least 25.
Any reservation made in violation of this rule will be canceled without refund.
Maximum occupancy is: {{listing_max_occupancy}}, per Douglas County regulations.
2. Payments & Credit Card Authorization

Payment Schedule: 25% deposit due at booking. Balance due 45 days prior to arrival. Reservations within 45 days of arrival must be paid in full at booking.
Authorization: Guest authorizes WCPM to charge the credit card on file for rent, fees, damages, fines, and violations of this Agreement.
Credit Cards: The name on the reservation and credit card must match. Guest agrees not to dispute charges that are consistent with this Agreement.
3. Cancellation Policy

Cancellations must be submitted in writing.
More than 45 days prior to check-in: Refund of payments made, less booking fee.
21–45 days prior: Option of 50% refund or 100% credit toward a future stay (same property, within one year). Rate differences may apply.
Within 20 days of arrival: No refund or rescheduling.
WCPM strongly recommends travel insurance. WCPM does not provide or sell insurance.
4. Weather, Winter & Road Conditions Policy (WCPM strongly recommends travel insurance. WCPM does not provide or sell insurance.)

The Vacation Property is located in a mountain environment near a ski resort where snow, ice, traffic congestion, chain controls, snow berms, and hazardous driving conditions are common and expected, particularly during winter months.

Guest acknowledges and agrees to the following:

No refunds, credits, or compensation will be issued for events outside of WCPM’s control, including but not limited to ski resort or casino closures, event cancellations, pandemics, epidemics, storms, severe weather, snow conditions, road conditions, traffic delays, airline cancellations, power outages, internet outages, smoke or air quality issues, forest fires, government actions, or other acts of God.
Snowfall and icy conditions are normal in Tahoe and do not constitute an emergency, defect, or breach of this Agreement. Driveways, walkways, decks, and exterior surfaces may be slippery before, during, and after storms.
Snow removal services for the driveway are triggered only after approximately six (6) inches of snow accumulation and may take up to twenty-four (24) hours after that accumulation level is reached. WCPM does not guarantee that driveways will be immediately cleared during active snowfall or storm conditions.
Snow removal applies to the driveway area only. WCPM does not control or maintain neighborhood roads, county roads, highways, or surrounding properties. Snowplows operated by the city or county may create snow berms at the end of driveways. Removal of snow berms created by public snowplows is outside WCPM’s control and does not constitute grounds for refund.
Guest assumes full responsibility for safe travel and vehicle preparedness, including monitoring weather and road conditions, allowing extra travel time, and complying with all chain and snow tire requirements mandated by local authorities. Guest is responsible for ensuring their vehicle is properly equipped for mountain winter driving conditions.
Inability to access the driveway or property due to improper vehicle equipment, lack of four-wheel drive, failure to use chains, driving experience, traffic congestion, road closures, or winter conditions does not entitle Guest to any refund, credit, or compensation.
Refunds will not be provided for delayed arrivals, early departures, or travel disruptions caused by weather or road conditions, except as specifically stated below.
Exception: If all roads into Tahoe are officially closed for twelve (12) consecutive hours or more on the scheduled arrival date, Guest may cancel for a refund minus booking fee, or receive a 100% credit toward a future stay at the same property within one (1) year. Rate differences may apply.
No refunds, credits, or rent reductions will be given due to weather conditions, winter conditions, traffic delays, snow removal timing, snow berms, environmental factors, amenity closures, or dissatisfaction with lodging, this includes power outages for any given time frame.
5. County Rules & Enforcement

(Douglas County Code Title 20.622 VHR Ordinance 2024-1635)

Quiet Hours: 9:00 PM – 8:00 AM. No outdoor congregation or hot tub use during these hours.
Noise Violations: County fines up to $2,500. One warning only; repeat violations may result in eviction without refund.
Parking: Street parking is prohibited. Vehicles must park only in designated spaces. Failure may result in citation and towing.
Occupancy: Limited to {{listing_max_occupancy}}. Over-occupancy, unauthorized events, or parties are grounds for eviction without refund.
Inspections: Management may inspect for compliance with occupancy, parking, and noise rules at any time during the stay.
6. Property Rules

No Smoking inside or outside. $500+ cleaning fee for evidence of smoking.
No Pets unless home is specifically pet-friendly and approved by WCPM. Unauthorized pets = $450+ fee.
No Fireworks, outdoor fires, or charcoal BBQs. Violations will be reported to local authorities.
Furniture & Equipment: Do not move furniture. Ski/snow gear must stay in garage/mudroom.
Lost Items: Keys $150+, garage/beach/pool passes $500+.
7. Maintenance, Mechanical Failures & No-Refund Policy

Guest agrees to promptly report any maintenance, cleaning, safety, or operational concerns immediately upon discovery during the stay. WCPM must be given a reasonable opportunity to inspect and attempt to repair any reported issue.

WCPM will make reasonable, good-faith efforts to address reported problems as quickly as possible; however, Guest acknowledges that mechanical systems and amenities may fail unexpectedly and without prior notice. This includes, but is not limited to, hot tubs, HVAC systems, appliances, internet service, televisions, fireplaces, plumbing, electrical systems, and other equipment.

No refunds, credits, rent reductions, or compensation will be issued for the temporary or permanent loss of use of any amenity or mechanical system, even if:

The issue cannot be repaired during the stay
The issue occurs prior to Guest’s arrival
The amenity is unavailable for part or all of the reservation
The malfunction is caused by circumstances beyond WCPM’s control
Guest understands that most maintenance issues are unpredictable and outside the control of WCPM or the property owner. Mechanical failure does not constitute a breach of this Agreement.

No refunds, credits, or compensation will be provided for issues reported after check-out, regardless of the nature or duration of the issue.

Provided the property remains habitable, operational interruptions or amenity failures do not entitle Guest to cancel the reservation, receive a refund, or demand compensation.
8. Hot Tub Rules (if applicable)

Prohibited during quiet hours (9 PM – 8 AM).
Guest assumes all risk of hot tub use. Minimum age 18.
Misuse or extraordinary cleaning = $200+ fee.
9. Check-In / Check-Out

Check-in: 4:00 PM | Check-out: 10:00 AM.
Unauthorized early check-in / late checkout may result in additional rental fees.
Guest must complete posted checkout procedures, including bagging trash, starting dishwasher, and securing property.
10. Winter Addendum (Nov–Apr rentals)

Driveways cleared after 6+ inches accumulation; service within 24 hours. Timing not guaranteed.
No street parking allowed, Street parking is prohibited.
Guest assumes risk of injury/property damage due to snow, ice, or weather conditions.
11. Liability

Guest remains responsible for all damages, fines, or violations caused by Guest or invitees.
11a. Assumption of Risk, Release of Liability & Hold Harmless

Guest acknowledges and understands that the Vacation Property is located in a mountain environment and includes features and conditions that may present inherent risks, including but not limited to: stairways, decks, balconies, uneven or slippery surfaces, snow and ice, wet floors, bathrooms, hot tubs, fireplaces, furniture, beds, exterior walkways, driveways, and changing weather conditions.
Guest voluntarily assumes all risks of injury, illness, death, loss, or damage to person or personal property arising from occupancy or use of the Vacation Property, whether occurring indoors or outdoors. This includes, but is not limited to, injuries resulting from slipping, tripping, falling (including falls down stairs, on ice or snow, while entering or exiting a hot tub, or while getting into or out of beds or furniture), misuse of amenities, failure to follow posted rules, or failure to exercise reasonable care.
To the fullest extent permitted by Nevada law, Guest releases, waives, discharges, and agrees to indemnify and hold harmless World Class Property Management, Inc. (WCPM), the property owner, and their respective officers, members, employees, agents, vendors, and contractors from any and all claims, demands, causes of action, damages, losses, liabilities, costs, or expenses of any kind, whether known or unknown, arising out of or related to Guest’s stay at the property, including claims based on ordinary negligence.
Guest acknowledges that weather conditions, including snow and ice, may change rapidly and that use of amenities such as hot tubs, stairs, decks, and exterior walkways involves increased risk. Guest agrees that failure to act responsibly, cautiously, or within posted guidelines does not create liability for WCPM or the property owner.
This release and assumption of risk applies to Guest and all members of Guest’s party and invitees, including minors.
This provision does not apply to claims resulting from gross negligence or willful misconduct, which are not waived.

The listing mentioned four queen beds, but in reality, there was one king and three full beds. That may not be a big issue for some, but it’s important for accurate planning and transparency. It definitely does not sleep 10. Upon arriving we also noticed a clogged sink in the main bathroom near the living room, luckily we had experience with plumbing and were able to get it unclogged but definitely not what you want to walk into. Overall, if you're looking for a beautiful location and don’t mind a more rustic or older home, this place delivers on the views. She will catch you on her ring cam and has a quick dial finger to snitch to the county and house manager. The house manager called me and was super cool about it, but I hate Karens. The carpets were stained and dirty; the drains in most of the sinks and showers were so clogged that we ended up using the bar sink to brush our teeth on the lower level; the dishes, glasses, and pans were so dirty that we had to run them through the dishwasher before using; door locks on the back side of the house did not work, so we had to barricade one with an end table (there was a pile of dead insects and insect parts underneath that end table when we moved it). The weight bench and stepper in the exercise room were broken or missing parts. There is no air conditioning, so the master bedroom was too hot to sleep in (albeit in August). The house speakers were connected to a sixteen pin iPod holder, so unusable. The tv's downstairs could not get any cable (one was missing the cable remote). The outdoor grill would not light and the side burner was filthy with debris. We ended up cleaning most of the house before we could use it (crumbs on couches, dead bugs throughout, stained sheets and towels, hair and debris in all of the bathroom drawers). The location was great on the lake, although we got the feeling that the people next door thought that they were entitled to all of the beachfront of this house (so we had to stake a place on the beach in front of the house early each morning to get a spot). The house could have been lovely (and worth the price) if it could get a good deep cleaning, and if all of the broken and unfunctional items were fixed or replaced. Ceiling fans or air conditioning would also have made the stay much more pleasant. The house was obviously built before climate change made before temperatures hit well above ninety degrees in August. The management company did replace the broken box fan downstairs when I called upon check in. They were not responsive about the broken grill or door locks." That being said, the condition of the home is well below standard for such a great setting. The master bed shows is use and needs updating, the window in the master bedroom is ready to fall off, and the washer and dryer in the master closet did not work. The kitchen is a nice size, however things like limited glass ware and a dishwasher that was short wheels to slide was upsetting since we reported the same issue last year. We were also disappointed in the condition of the furniture both in the living room and dining room. They are warn, torn and in need of replacement. When we wanted to use the BBQ we found it extremely dirty and could not light it without using our own lighting system making it dangerous. It is unfortunate that such a beautiful location and facility has been let go. The icing on the cake is when we called to report the window in the master bed room was ready to fall off - on to the outside dining area below - we got no response from the managers of this home. It truly was an accident waiting to happen, keeping us from enjoying the outside dining area. We loved the location but with these issues at a premium price, we have chosen not return. Our hope is that the owners take a hard look at this location and brings it up to date and in good working order." We had been quarantining and were excited to see each other. When we met at the house and walked in everyone’s jaws dropped at the amazing view of the lake and the snow capped mountains. The house itself was beautifully appointed with high end appliances and a fireplace in every room. Whether we were in the large family room playing games, resting in the sitting areas reading books, or walking right outside the back door onto the beach in the mornings it was perfect. It was a magical family vacation and we would definitely recommend it to anyone. What a better way to wake up than to the beauty of Lake Tahoe at your footsteps. Sit at the beach or relax on a recliner with a cup of coffee or a glass of wine... This 4 bedroom beauty adequately sleeps 4 adults - we had 6 adults and 3 young children/sitter. It was perfect. If you have an infant the closet in the master bedroom would be perfect as it's gigantic! Beds are very comfortable. Our weather was beautiful a little warm and there are no ceiling fans, might want to bring a portable one. Lots of stairs so be prepared to get some exercise going upstairs, downstairs and down to the beach. A highlight for our family was the full workout gym which was used on a daily basis. Beach - perfect this year as the lake was lower allowing for some beach. bring your own lake chairs and any beach toys you may need. There is an umbrella that can be used at the beach and plenty of beach towels in downstairs bathroom Kitchen - a beautiful kitchen with all amenties you need. We cooked nightly with mulitple people in the kitchen at a time. This is the first time in years we didn't have to run to Safeway on a daily basis as we brought food for the entire 8 days. It worked out great especially since it's the year of COVID! As with any rental it takes awhile to find out where things are in the kitchen but it was adequate. Another great feature are the roll back sliding doors that we had open the entire time. You will have to dust and sweep some if you go in June as it's pollen time. We've known Marla Bay neighborhood for years and it's a wonderful neighborhood with full timers, renters and in between. It's amazing to watch all the people walking dogs of every breed in the neighborhood on a daily basis. A very friendly neighborhood. Sewer line was blocked and waste water and debris backed up into showers, tub and toilet at lower level. Management company got a plumber to come but arrived at 12:45 AM. Problem was fixed but we had to clean and disinfect showers and tubs that took until 2:00 AM. Second dishwasher did not drain and still had standing water when we checked out. Two of four fireplaces did not work. Some small issues but annoying - cooking pans were an odd assortment making it difficult to cook a full meal and teflon pan surfaces were worn and unusable, dishtowels were of a material that didn't absorb water so had to use paper towels, no hand towels in half bath. These issues should not arise with a property at this cost. Have emailed "World Class" Property Management about these issues but have not gotten a response to date." The main shower head in the head master bedroom was plugged to the point of being unusable! The window screens in the same master bedroom blew out in to the room when the windows were opened blowing debris all though the room. The up stairs washer and dryer broken! But the most terrible and most incredible most liable was the lack of maintenance on the stares leading to the lake!! This is very serious. These stairs were broken and pumped into air. A unbelievable tripping hazard. We are all water people, all surfers. Love the water. That was the number ONE reason for renting this place. One of us always had to be on guard whenever one of the ladies went up or down the these joke for stairs! You are extremely lucky no one tripped and fell! You most defiantly would have been held libel for any injury!! What I cannot understand WHY you would leave these stairs in this condition and continue to rent this place leaving this hazard unchecked! I was told by locals these stairs have been in this condition for the whole season! When I called you and complained about the condition of these stairs on Sunday. All I got was some BS about the gardener. Who showed on Wednesday and did nothing about the condition of these stairs. On Thursday one of your people showed up fead us a line of **** and also did nothing! I hope you have a fat wallet! Your going to need it! The house itself is stunning with all but one bedroom having a lakeview. The architecture of the home is beautiful and the heated floors made the home very comfortable even though it was very cold outside. It is a very close drive to Heavenly. My only recommendation would be to change some of the queen beds to King sized. Since they only want 8 people staying and there are 4 beds, it would be more comfortable if each couple had a King. A few blankets for cozying up on the couch would be nice too. The only bedding/blankets the house has are on the beds. I had read this in someone else's review so I came prepared with two of my own. We really enjoyed the cooking in the kitchen it has a great layout and had everything we needed." A few complaints though about our stay: (1) the gas fireplace didn't work in the main living room (2) the wifi didn't work (3) the master bedroom upstairs was cold at night even with the thermostat on high (4) the white couch in the main living room is very stained and (5) beds in most of the rooms were too small to fit 2 people comfortably. It would have been helpful to have some extra linens and comforters for people to use. Overall an enjoyable stay but given this property was marketed as a luxury vila some improvements can be made to take this property from good to great.
