BEDROOMS – The primary bedroom, located on the east side, features a king bed, private en-suite bathroom, and ocean views. The second bedroom, on the west side, also offers a king bed with ocean views. A third bedroom overlooks the courtyard and includes one full bed and one twin bed — ideal for families or groups. Two full bathrooms and a convenient half bathroom are shared throughout the home.
LIVING & DINING – The open living and dining area is filled with natural light through large beachfront windows framing ocean views, with a decorative fireplace adding warmth to the space (not available for guest use).
KITCHEN – A fully equipped kitchen offers ample counter space and bar seating for casual dining.

Cancellations: Cancellations made thirty (30) or more days prior to scheduled arrival will be charged $50.00 or 20%, of the Booking Deposit whichever is more; for cancellations made twenty-nine (29) to fifteen (15) days prior to scheduled arrival, the Booking Deposit will be forfeited. If cancellation is made in less than fourteen (14) days prior to scheduled arrival, all rental monies and tax, excluding Security Deposit and cleaning fee will be forfeited. No refunds will be given for holiday time periods. . Cancellations will not be allowed for Short Notice Reservations.

"Great location for beach stay
The vacation rental was ideally located in Las Conchas. Amenities in the house we're perfect for our needs. We did have plumbing issues throughout the stay and the property management was very responsive and communicative when service techs were coming to the house. I would recommend the home to other families looking for a great vacation spot. "

Liked: Location, Comfortable king beds, ample space, filtered water cooler, both covered and open patio on the ocean, helpful main office when needed.
Disliked: overpowering fragrance on all linens, some general repairs needed on screen doors/oven maintenance, TV set-up to watch while standing-not sitting (high up the wall), no dishwasher."
