Pets Not Allowed You must sign this Agreement and make your required payment within 24 hours to avoid cancellation. Once your signed agreement and your deposit or full rental fee are received, a confirmation will be issued to you. If you do not receive a confirmation this does not void this agreement. If your required payment is a deposit, the balance of your full payment is due 60 days prior to the commencement date of your rental period. By authorizing a deposit payment via credit card, you are also authorizing the same credit card to be charged for the balance of the total charges 60 days prior to the check in date of your rental period. This additional authorization shall be exactly as though you have presented the card number for payment at the time the balance becomes due. If you book your rental less than 60 days in advance of your stay, we will charge your full payment immediately by credit card. If the card will not process, you will be liable for the remaining balance due and authorize us to charge your credit card account on file, exactly as though you have presented the card number for payment at that time, until your outstanding balance is satisfied. Once we receive your payment in full, as a courtesy we will send you, by e-mail, a confirmation notice to confirm receipt of payment. CANCELLATION POLICY 61+ DAYS IS A $150 ADMINISTRATION FEE AND 60 DAYS and less is a full forfeiture unless property is rented during the time period. WHILE PROPERTY MANAGER MAY CANCEL YOUR RESERVATION FOR FAILURE TO PROVIDE FULL PAYMENT BY THE REQUIRED DATE, Any Customer who refuses to use services contracted for forfeits any and all collected money, except the Customer's security deposit and cleaning fee (if applicable). The security deposit and pre-paid cleaning fee are not part of the initial deposit to hold the rental. The security deposit and pre-paid cleaning fee (if applicable) are included in the balance payment, therefore, the initial deposit will be forfeited if you refuse to fulfill your scheduled stay after confirmation of booking. Collected money is non-refundable after 60 days of arrival. Under no circumstances shall Customer be able to determine if a rental unit is unfit for habitation. If you as Customer forfeit your right to services contracted for, and Property Manager is able to re-book the property at the same rate, you will be issued a pro-rata refund for those dates re-booked. All refunds of rental service payments, whether complete or pro-rata, will be subject to a deduction equal to as much as 15% of deposit(s) paid. Customer shall give Property Manager, twenty four (24) hours to clean the rental that you might deem dirty upon check in. Customer also gives Property Manager, twenty four (24) hours to address any allegations that bugs or pests are in the rental. Ultimately, in order for you to claim the premises are unacceptable due to issues of cleanliness or bug/pest infestation, you must obtain a third-party opinion letter within forty eight (48) hours of arrival, (from a professional not staying in the rental that has physically witnessed the issue) to corroborate any allegations of poor quality services or accommodations. Please be further advised that Property Manager is not responsible for construction or neighbor noise, as these are risks that are inherent when renting a vacation rental. We are unable to control these factors, and this agreement shall remain in full force and effect regardless of these issues. There shall be no cancellation for construction noise or for neighbor issues of any kind. To protect against cancellations caused by certain unforeseen events, such as illness, we recommend that customers purchase travel insurance to assure refund of deposits paid. As a valued Customer, we want to do everything possible to make your trip is enjoyable and worry free. Since the unforeseen and unexpected can occur before you leave or when you are away from home, we recommend (but do not require) CSA's Guest Cancellation Insurance Plan. For more information please visit Any changes made after booking shall be wholly at Property Manager's discretion. There is no "reasonable" change of accommodation that this agreement requires Property Manager to make. If Customer complains about the condition of the rental, the amount of Security Deposit being withheld and or service they received from the Property Manager and or Property Manager's employees or contractors, KPC will work in good faith to help Property Manager and Customer reach a mutually acceptable resolution.. Any CHANGES made to a booking after a confirmation has been issued will be assessed a $150.00 service fee. Acceptance of any change is subject to approval by the Property Manager of the rental.
*Full Forfeiture: Refunds on any forfeiture will be issued to the extent of the dollar value the unit(s) is re-rented during the same dates as the cancelled reservation. No refunds will be made for late check-ins; early check-outs, no-shows or for booked but unused services. Refunds will be made only under the following circumstances: 1.) The property rented becomes unfit for habitation and no acceptable substitute can be found; or, 2.) The property is sold by Owner, and no acceptable substitution is agreed upon, or, Kohala Coast Properties, Inc. strongly recommends the purchase of trip interruption/trip cancelation insurance to help protect against financial losses if trip delay or cancelation is necessitated by certain kinds of unforeseen circumstances.

"so comfortable
This is a great vacation rental. the living room has 6 recliners! How great that everyone can prop their feet up! The beds are comfortable and everything was in perfect working condition and spotlessly clean... A few things that might make the property more renter friendly... a casserole dish in the kitchen... like a 9x13 dish to bake in or put something in the oven. a pizza pan... There were only 2 beach chairs for a condo that sleeps 4. (The description states it sleeps 5, but there are 2 twin beds and a queen bed and no pull out sofa.. so that is not really accurate.) These are minor things and I am only mentioning them to be helpful as this is a new rental... The management company is excellent! Very responsive to requests or questions. Lock box access at any hour arrival is a great idea. walked into a cool unit with a nice clean smell:) linens were in excellent condition. Washer and dryer worked great. Extra blankets and towels was a plus. location is great with easy access to shopping and restaurants. Parking spot is designated and close to unit. Both pools were equal distant away from the unit and warm, had some shade and never crowded! Would love to rent again."

"Colony Villas at Waikoloa
We had a peaceful stay at Colony Villas, and the property is in a great location near many great beaches. It’s only 20 minutes from the airport and 30 minutes north of Kona. The condo was in great shape, and it seems to have been recently remodeled. The condo complex is very well maintained, and there are 2 pools, a multitude of grills that are easily accessible, and the grounds are very well maintained. Be aware that some of the owners are a bit gruff, and I was yelled at by a very rude woman who seemed to be mentally unstable. Other than that, the stay was almost perfect. The condo was a little dirty when we arrived(windowsills had dead insects, a few spots on the floor, etc.), and the condo wasn’t ready when we wanted to check in as the cleaning company was still in the process of cleaning upon our arrival. Other than that, it’s a great place to stay."

"Great time at Colony Villas 904
We stayed at different places around Waikoloa Beach Resort area, and think that Colony Villas #904 is one of our favorites now. The property manager, Michelle is absolutely great, responsive and friendly. Reservation process was super easy with Michelle and also, she was very helpful accommodating our late check out. Thank you Michelle! The unit itself is in great shape, ideal location right on a golf course, very private and equipped with all necessary things. Looks like most areas in the unit was recently updated and remodeled. Everything was extra clean, well organized and tastefully decorated. The complex has a really nice heated pool, spa, fitness center and tennis court. The lava King Trail is just around the corner. The soothing Hawaiian music was played for us upon our arrival in the unit which immediately set the mood for a great vacation! We really enjoyed our stay at Colony Villas #904 and will definitely come back again!"
