Peaceful, secluded with magnificent views of the warm, clear turquoise waters extending out to the Belize Barrier Reef, you’ll discover the true joy of laid-back island life in one of these comfortable beachfront suites. Coral Bay Villas is all about the barefoot Caribbean lifestyle, surrounded by tall coconut trees, gently waving in the breeze over the private beach area, pool and Jacuzzi, this spot is ideal for couples looking for a tranquil paradise escape. We are an adults only property.
Located at the end of a cul-de-sac, south of San Pedro Town, it’s probably one of the most perfectly positioned properties on the island. Just a short stroll or cycle away, you’ll find a supermarket, excellent restaurants, and some great authentically Belizean street food options too. If you are looking for cocktails or a more upmarket restaurant, take a barefoot wander down the beach and check out the nearby resorts and beach bars along the way.
Each comfortable and well-appointed 1 bed/1 bath suites has a private sea view veranda, living and dining area, and enjoy cool comfortable breezes day and night. If you want to do some cooking, you will have a fully equipped kitchen stocked with basic condiments. For your comfort, the bedrooms are air-conditioned and there are ceiling fans throughout. For your enjoyment, there is a TV with over 100 channels and complimentary WiFi.
Housekeeping services are available every third day for a nominal fee of $15.00USD per cleaning if arranged prior to your arrival. Of course, you can request fresh linens at any time, and we provide a generous supply of bath/beach towels.
As you relax into the island vibe, there’s no doubt you’ll want to get out onto the water. Book a fishing trip, go on a sunset cruise, snorkel with sharks and rays or just spend a day sailing from island to island with a sumptuous beach BBQ set up just for you. Scuba enthusiasts can visit the numerous pristine diving sites along the reef, outer atolls, and even experience the famous Blue Hole. While you’re in Belize, don’t miss the chance to have a jungle adventure on the mainland. Float down a river while parrots fly overhead and toucans look down at you from their perches or visit one of the ancient Maya sites, where you can hear the roar of howler monkeys in the distance.
Everyone loves exploring the island on a golf cart, so you’ll want to set a day aside to visit San Pedro Town, experience some local culture, check out the natural beauty on the north of the Caye and, if you want to find Secret Beach, just follow the signs. There’s some great birding to be had along the way.
As soon as you book, we will provide you with our constantly updated Mobile Guest Guide. Our Mobile Guest Guide is loaded with information, including listings for numerous restaurants, bars, and activities. Our Mobile Guest Guide is integrated with GMaps making it easy to find your way around town. Each listing is linked to TripAdvisor; we’ve even linked the menus to many of the restaurants. The Guide is also searchable, so you can easily find the nearest Seafood or even Vegetarian options. We offer full concierge services and can arrange everything for you so that all you need to think about is having fun. So, just let us know, and we’ll book all your tours, in-country flights, and arrange golf cart rentals with no add on booking fees.
If you don’t want to think about shopping, we recommend arranging basic provisioning for your arrival through the Mobile Guest Guide. Your suite will be stocked with drinking water, bath/beach towels, toilet paper, paper towels, hand soap, shampoo/conditioner, and cleaning supplies. We also provide keyed lock boxes for your valuables.
We follow CDC suggested guidelines and guarantee that there will be a 24-hour space between departures and new arrivals.

Once a reservation has been accepted and confirmed, a cancellation can only be made in accordance with the terms below:
Cancel 30 days or more prior to arrival – 5% Cancellation Charge on payments to date.
Cancel 30 day or less prior to arrival - No refund of reservation with the exception of the damage deposit.
If the country of Belize is not accepting visitors, you may change your dates without penalty, or a no cash value credit will be issued that may be used for stays within 365 days of your original reservation date. If you test positive during your test for travel to Belize, we offer a no charge date change for a stay anytime within 4 months of the original reservation date. The date change and credit offer have blackout dates for peak periods (Easter, opening of Lobster Season, Thanksgiving, and the Christmas/New Years holidays).
Final payments not paid within 3 days of the final payment due date will be treated as a guest cancellation and the full booking deposit will be forfeited.
No refunds will be given for unused accommodations during the stay.

Cancel 60 days or more prior to arrival: 10% Cancellation Charge on payments to date.
45 to 60 days prior to date of arrival at the Property: Forfeit 25% of booking.

"A quiet getaway with amazing views,semi-private pool and hot tub
We stayed at Coral Bay Villas in February and the weather was excellent. The rooms are as advertised. The staff, Freddy and Miriam are great people and gracious hosts. They had a security guard at night which is reassuring. Our unit was next to the hot tub, which we used several times in the evenings."

"Beautiful setting
We loved the view from our patio, the trees, water and sand we beautiful. We walked to dinner along the beach every evening. We could have cooked in our unit but it was more fun to walk everywhere. The bed was very comfortable and we slept well. It was peaceful and relaxing. This was our second trip to San Pedro and we were not disappointed. It was our anniversary while we were there and had a lovely dinner at Hidden Treasure. Food was wonderful. The unit was clean and everything we needed was there. The staff was very friendly and happy to help as needed. "

"not the best experience
The description for this condo is misleading. There is no sandy beach. It is a rocky shore and access to the water is difficult at best. There was also 25 feet of thick seaweed floating up to the shore making access to the water impossible anyway. Other places had people clearing the seaweed but not at Coral Bay. Finally, power outages were common which meant no air conditioning or cooking. We had 5 in the first 2 days that lasted from 1 to 4 hours and then on the 4th day power was out from 9:30 am to 1 am the next day. When it was working the bedroom was the only room that had A/C. We had to eat most meals out because we never knew if the power would stay on long enough to cook a meal. An expense we didn't plan on having. The locals said power outages are common. They should have a generator like some other places do. The only bright spot was Freddie, the property manager, he tried very hard to be as helpful as possible, i.e. arranged for a golf rental (the main mode of transportation) and other things. All in all, not a good experience and we would not return. We were told the unit we rented had been for sale for a long time, not surprising."

"Pineapple Suite, May 2024
We always enjoy our stay at Coral Bay. Miriam and Freddy were great, always responsive to what we needed. However, the suite had some issues. The refrigerator was not cooling, Freddy was quick to call a repair person, who determined it had to be defrosted. We had already lost some dairy due to the cooling issue. We had to purchase a large ice chest and several bags of ice to keep items cold. A few days into our stay, we noticed water below the water heater. Again Freddy was quick to get someone out, and the water heater had to be replaced which took the better part of a day. The suite could use some updates. "

"Relaxing Vacation
We had an amazing vacation staying in the Pineapple Suite at Coral Bay Villas! The condo was spotless and the staff were AMAZING!! The condo was exactly as described and it was so relaxing just sitting by the pool. If you’re looking for a lovely place to stay while in San Pedro this is where you need to stay. Thank you to our fabulous Coral Bay neighbours Sarah and Jeff for all of your recommendations during our stay. The property manager Simon was extremely helpful during the booking process and was available to answer questions during our stay. Our only suggestion would be more comfortable seating on the patio. "

"Perfect, as Always
This was our 4th time staying at Coral Bay Villas. It is always like coming home when we arrive. The staff is friendly and very helpful. They make us feel comfortable and assist us with local services. Freddie, Karina, Oscar and Simone almost feel like family. The new Coral bay Villas app with travel guide is such a nice addition. We were even given a cell phone to make local calls if needed. That's wonderful when our plan charges for calls make outside the US. Very thoughtful. The location is perfect."

"Exceeded expectations
The Coral Bay Villas were just what my husband and I needed in a short sunny respite from the endless gray New England winter! The location was excellent - within walking distance of town and other bigger resorts - the on-site staff, Freddie and Carina went above and beyond in ensuring our stay was comfortable; the suite was immaculate; and the pool sublime. "Coral Bay Villas- Pineapple Suite
We stayed 10 nights in this beautiful Villa. From beginning to end, our stay was perfect. The Villa and property were very clean and the Staff of Karina,Freddy,and Oscar were VERY kind and helpful. The location is a perfect 15 minute walk on the beach to/from town.There are several fun bars and restaurants that are easily walkable near the property as well. We loved the unobstructed view of the Belizean Barrier Reef from our patio,pool,and hot tub. Amazing sunrises and sunsets every day. We would definitely stay at Coral Bay Villas again. "

"Amazing Stay at Coral Bay Villas
The condo is exactly as advertised! We spent 6 days in this beautiful place. For us, the pool was key to enjoying the property as much as we did since the only AC is in the bedroom. The staff was amazing, they arranged our flight from Belize City and they made sure our golf cart was waiting for us. They also helped with recommendations for anything we wanted to do on the island. In addition Karina and Freddy were there every day taking care of the property and offering any assistance we needed. Oscar was on property every night providing security and peace of mind for us. We would highly recommend this property and we will definitely stay here when we come back!"

"Wonderful first trip to Belize
The property was in wonderful condition, couldn't be more impressed. The pool was nice for mid-day cooling off. The staff were all super helpful with our trip and kept the grounds beautiful.
There are ongoing neighborhood improvements that will only make it better in the future.

"Another Fantastic Stay At Coral Bay
Another phenomenal stay at Coral Bay Villas. This trip my family was with me. We rented all 6 of the available condos. The balcony of the condo at Coral Bay Villas has become my Happy Place as I watch the changing turquoise colors of The Caribbean with waves breaking over the reef.
Coral Bay is far enough away from the noise of town yet a close 15 – 20-minute walk down the beach into the heart of San Pedro. You can walk down the beach to many great restaurants and bars. Or you can rent a golf cart and explore the island. I always rent a golf cart especially to get to Secret Beach.
Several members of my family were with me 3 years ago at Coral bay. For others this was their first time on La Isla Bonita. For me personally staying at Coral bay is more like visiting out of town family. Especially the way Elsa, Freddy, and Oscar are always there to make sure our stay is beyond fantastic!
Elsa and Freddy go out of their way to make sure your stay at Coral Bay will be something in your book of memories you look back on with smiles for years to come.
There are fancier places to stay on San Pedro. There are more expensive places, less expensive places to stay. For me there is only one place to stay. Can’t wait to return and visit with “my Belizean family” again.

"LOVED Coral Bay Villas!!
Our recent stay at Coral Bay Villas was outstanding! We were there a week and everything was perfect! The pictures and descriptions are accurate - the swimming pool and hot tub were literally right outside our door! The suite was clean and the location great (very quiet). Elsa, Freddie, Oscar, and Simon were all very attentive and super friendly! I highly recommend CoralBay Villas!!"

"Pineapple suite-a sweet stay
Great experience and pineapple suite was perfect for our stay. Good location for walking to downtown and restaurants. Pineapples and Frenchy’s and El Fogon good spots to have nice meals. Elsa, was great at helping book everything we needed. Conveniently located to Spa over water “Ocean Essence Day Spa” had great massage. Take a trip over to Caye Caulker and go to The Split and take ferry across. Hidden gem. Don’t miss Secret Beach!"

"An Incredibly Memorable Stay in Paradise
My daughter and I recently visited San Pedro, Ambergris Caye, Belize, for the first time and we’ll definitely be going back! We stayed in the Pineapple Suite at the Coral Bay Villas and it was absolutely PERFECT. The location just south of “downtown” was close enough to easily access everything by golf cart or a walk along the water. We were directly on the beach and our villa had a lovely patio – perfect for sitting and enjoying a morning coffee or watching the stars and listening to the waves in the evening. The villa’s décor conveyed a casual tropical beach vibe that truly matched the surroundings and created a comfortable home away from home. The property grounds were beautiful and well-kept, whether hanging by the pool/hot tub or gently swinging in a hammock. My daughter and I also enjoyed playing cornhole and appreciated the game always being ready and available for the next challenger. One of the most valuable aspects to our stay at Coral Bay Villas was the exemplary staff. The team of Simon, Elsa, Freddy and Oscar went above and beyond to ensure that we were well taken care of, any questions were answered, any needs were addressed. They assisted with air transportation to the island, golf cart rental, and the digital guide provided upon booking was full of fabulous information! While in San Pedro, my daughter had a medical emergency that ultimately required us to extend our stay. I was able to depend on the staff for help and guidance, and the extra support that often makes a big difference when in the midst of a stressful medical situation. They were amazing - very professional, and extremely personable. Our trip to Belize and our stay at Coral Bay Villas was incredible. There is no doubt that we’ll be back and will become repeat guests – we miss it already! "

"Beach Birthday
We had a great time! The Pineapple Suite was so clean and comfortable. Just 15 steps from our patio to the hut tub and pool then a few more to the beach. Freddy, Elsa and Oscar were friendly and made us feel so welcome. We were close to restaurants, shopping and groceries. Hope to be back soon!"

This place was amazing excellent view of the ocean and just a few steps to your pool. The people who work there could not be more helpful! My husband and I thoroughly enjoyed ourselves, snd would definitely stay there again!!we really liked the water that is available in large container, bed very comfortable always a plus. We stayed in the pineapple room, tight in the center very quiet snd nicely decorated. As it was our 10th visit, we love the location and the staff were great, as always.
Elsa, Estella and Freddy are a great crew to have on site.
The new deposit rules( half up-front) was a surprise, as was the increase in price for next year. If the price goes up again, we will have to rethink our favorite vacation spot. There were some issues with water pressure while we were there but we were told the problem was being fixed.
