Coral Bay Villas is all about the barefoot Caribbean lifestyle, surrounded by tall coconut trees, gently waving in the breeze over the private beach area, pool and Jacuzzi, this spot is ideal for couples looking for a tranquil paradise escape. We are an adults only property.
Located at the end of a cul-de-sac, south of San Pedro Town, it’s probably one of the most perfectly positioned properties on the island. Just a short stroll or cycle away, you’ll find a supermarket, excellent restaurants, and some great authentically Belizean street food options too. If you are looking for cocktails or a more upmarket restaurant, take a barefoot wander down the beach and check out the nearby resorts and beach bars along the way.
Each comfortable and well-appointed 1 bed/1 bath suites has a private sea view veranda, living and dining area, and enjoy cool comfortable breezes day and night. If you want to do some cooking, you will have a fully equipped kitchen stocked with basic condiments. For your comfort, the bedrooms are air-conditioned and there are ceiling fans throughout. For your enjoyment, there is a TV with over 100 channels and complimentary WiFi.
Housekeeping services are available every third day for a nominal fee of $15.00USD per cleaning if arranged prior to your arrival. Of course, you can request fresh linens at any time, and we provide a generous supply of bath/beach towels.
As you relax into the island vibe, there’s no doubt you’ll want to get out onto the water. Book a fishing trip, go on a sunset cruise, snorkel with sharks and rays or just spend a day sailing from island to island with a sumptuous beach BBQ set up just for you. Scuba enthusiasts can visit the numerous pristine diving sites along the reef, outer atolls, and even experience the famous Blue Hole. While you’re in Belize, don’t miss the chance to have a jungle adventure on the mainland. Float down a river while parrots fly overhead and toucans look down at you from their perches or visit one of the ancient Maya sites, where you can hear the roar of howler monkeys in the distance.
Everyone loves exploring the island on a golf cart, so you’ll want to set a day aside to visit San Pedro Town, experience some local culture, check out the natural beauty on the north of the Caye and, if you want to find Secret Beach, just follow the signs. There’s some great birding to be had along the way.
As soon as you book, we will provide you with our constantly updated Mobile Guest Guide. Our Mobile Guest Guide is loaded with information, including listings for numerous restaurants, bars, and activities. Our Mobile Guest Guide is integrated with GMaps making it easy to find your way around town. Each listing is linked to TripAdvisor; we’ve even linked the menus to many of the restaurants. The Guide is also searchable, so you can easily find the nearest Seafood or even Vegetarian options. We offer full concierge services and can arrange everything for you so that all you need to think about is having fun. So, just let us know, and we’ll book all your tours, in-country flights, and arrange golf cart rentals with no add on booking fees.
If you don’t want to think about shopping, we recommend arranging basic provisioning for your arrival through the Mobile Guest Guide. Your suite will be stocked with drinking water, bath/beach towels, toilet paper, paper towels, hand soap, shampoo/conditioner, and cleaning supplies. We also provide keyed lock boxes for your valuables.
We follow CDC suggested guidelines and guarantee that there will be a 24-hour space between departures and new arrivals.

Once a reservation has been accepted and confirmed, a cancellation can only be made in accordance with the terms below:
Cancel 30 days or more prior to arrival – 5% Cancellation Charge on payments to date.
Cancel 30 day or less prior to arrival - No refund of reservation with the exception of the damage deposit.
If the country of Belize is not accepting visitors, you may change your dates without penalty, or a no cash value credit will be issued that may be used for stays within 365 days of your original reservation date. If you test positive during your test for travel to Belize, we offer a no charge date change for a stay anytime within 4 months of the original reservation date. The date change and credit offer have blackout dates for peak periods (Easter, opening of Lobster Season, Thanksgiving, and the Christmas/New Years holidays).
Final payments not paid within 3 days of the final payment due date will be treated as a guest cancellation and the full booking deposit will be forfeited.
No refunds will be given for unused accommodations during the stay.
Solaria II and II Combo
Once a reservation has been accepted and confirmed, a cancellation can only be made in accordance with the terms below:
Cancel 60 days or more prior to arrival: 10% Cancellation Charge on payments to date.
45 to 60 days prior to date of arrival at the Property: Forfeit 25% of booking.
Less than 45 days prior to date of arrival at the Property: No refund with the exception of the security deposit which shall be refunded in full.
No refunds will be given for unused accommodations during the stay.

Cancel 14 days or more prior to arrival – Full Refund.
Cancel less than 14 days prior to arrival - No refund of reservation.

"Coral Bay Villas July 2025 stay
This was our second stay at Coral Bay Villas and we can’t wait to go back! The rooms, the pool, the location and the on-site staff are all fantastic! Both Miriam and Freddy (on-site) are so friendly and helpful! Terrylee (who helps with booking and trip planning) is equally fantastic!
You’re right on the beach and easy walk to grocery store, coffee shops, restaurants, etc.... And a golf cart rental easily gets you into
San Pedro! Can’t wait to go back!!!"

"Nice quiet place
Beautiful place, great location, good staff. Only issues was that refrigerator went out and we had to use the one in the empty unit next-door, which was somewhat of a hassle. Also, the handle on the shower was stripped out with very hard to adjust cold water flow. At some point, you may want to put mini splits in that beachfront room because it does get rather warm sometimes."

"An Excellent Vacation
We enjoyed our stay at Coral Bay Villas. It was beautiful. The staff is excellent so friendly wanting to get to know us and giving us or space to relax and enjoy. We loved feeling secure. Knowledgeable staff who would help our stay perfect. Very clean. Plenty of water to drink. We can’t wait to come back. One tiny change we might like would be is a nicer quality of patio furniture but not a deal breaker. You will see us again. Thank you!"

As usual, Coral Bay was a wonderful experience. Karina, Freddie, and Oscar took wonderful care of me during my stay. Karina took great care of me during a brief illness and Freddie does a marvelous job with all of the landscaping and facilities. My only complaint is the furnishings in my unit are substandard. They are uncomfortable and caused me pain. That is true for both inside and outside furniture.

"Coral Bay Villas Are Excellent
We recently stayed at Coral Bay Villas. The location was good and there were walkable grocery stores and restaurants from the Villas. We rented a golf cart with assistance from the office and there was plenty of safe parking for it. The Lionfish Villa was comfortable and we enjoyed being on the ground floor. The view from the Villa is exactly as pictured. The pool and hot tub were close to our patio where we had breakfast each morning. The staff of Karina and Freddie were helpful and knowledgeable about the area. "

"Coral Bay Villas
Loved the staff here! They are why we enjoyed staying here. The property is clean and well maintained. You should definitely rent a golf cart to get around. Simon has compiled an excellent guide book for your San Pedro experience. So much useful information in there! It was unfortunate that during our visit there was a lot of smelly seagrass (sargassum) present which is difficult to avoid.We went to Secret Beach one day to escape it. (Coral Bay was removing it daily.)
There was also construction going on next door and behind the property, which you might ask about before going.

"Great Vacation
Coral Bay Villas went above and beyond to make our stay in Belize one of the best. The condo was clean and well stocked to meet mine and my wife's need for our entire weeks stay. The property was well kept, and the grounds crew worked tirelessly to keep it that way. Freddy was helpful in answering any questions we had. The property was quiet and peaceful. The pool and hot tub was just icing on the cake and we enjoyed it daily. Simon stayed in contact and made the check in process as easy as possible. The property location is great as you are in town and can easily access many restaurants by walking up and down the beach or on a cart. I can guarantee we will definitely be staying there again. The Lionfish Suite was clean and very comfortable and had everything we needed. We loved having the pool and hot tub right out front. "Never again!
From cockroaches to a stove that provides electrical shocks, we had it all. We originally booked for 49 nights but we were asked to leave after 24 nights because we complained so much. They were not even going to change the sheets for 49 nights as part of the lodging price. Cleaning was EXTRA! The pool was not heated, the hot tub would only get luke warm. This property is in a great location for walking the beach, but is not well managed or maintained. Spend your money elsewhere."

"Love This Property But Needs Some TLC
I have stayed at this property a few times now and absolutely love the location and love the staff. Elsa is magnificent - she is so friendly and helpful, and was a great resource in helping us navigate the different activities and necessities. Oscar was also a gem - we really enjoyed his each evening as he watched over us. I felt very secure having him there.
However, it is pretty evident that the owners need to make some investments in upkeep. Some of the windows were rusted shut. Some of the ceiling fans did not work properly, and being an end unit, there should be air conditioning added to the living area.
Like I said, I love the building, the staff and the location, but I do feel that the value for the dollar is there."

"Awesome Vacation in San Pedro!!!!
The Coral Bay Villas property on the beach was perfect!!! We had an awesome villa with a perfect view of the Caribbean Sea!! The view was very relaxing with palm trees on both sides of the villas, right on the beach. The pool and whirlpool were perfect as well. Our patio facing the Caribbean Sea had a cool breeze coming thru our villa every day. We loved this villa and will be back again. I would highly recommend Coral Bay Villas to everyone!!! The staff was very helpful and would help and take care of anything you needed. Thanks Freddy,Elsa,Oscar and Simon for making our trip a memorable one and we will be back again!

"Wonderful Stay
The week was great. Location perfect and we had a wonderful time.
Would definitely return again. What I would recommend is some attention to the cosmetics of the unit we were in. Also there needs to be some sort of ladder/rail for entrance and exit into the pool and hot tub. Additionally, the birds seem to think of the pool as theirs which not only is messy but can also be a health issue. On-site staff were outstanding!"

"Perfect place for Ambergris Caye getaway!
You never really know what you're going to get when you book online, but we couldn't have been happier with the location, condo unit, staff, and communications of Coral Bay - Sunrise Property Mgmt. This is the part of the beachfront about at the halfway level of the airport runway; farther north is a much busier town area, farther south is residential and quiet. There are plenty of restaurants, golf cart rental places, grocery stores, and dive shops within a short easy walk. The condo has an air-conditioned bedroom with king bed, and a wind-cooled fully stocked kitchen, dining, and sitting area, plus a porch. We liked being downstairs because it's a straight walk-out to the pool and beach rather than coming down stairs on the back of the building. Communications were clear and extensive, with an informational app for our unit. Freddie lives onsite and takes care of everything outside. Elsa is around during business hours. There's a security guard inside the gate of the unit every night. All are very friendly and helpful. There's parking space inside the gate for your rented golfcart, which is the primary means of transportation on the island. This is an 8-condo unit, so no over-crowding at the pool. Pick-up for tours is from the dock to the right front of the property. We would definitely choose this unit, this location on the island on our return visits. "

We love everything about Coral Bay Villas, having stayed there several times. The location is great. The staff, Elsa, Estella, Freddie and Oscar are like family to us. From arrival to check out, it is always the perfect getaway. No worries about what to do or where to go cause Elsa knows it all and will hook you up! Estella keeps the Villas spotless, Freddie keeps the grounds and amazing the pool immaculate and Oscar keeps you safe at night. So many great restaurants and places to explore. A golf cart is a must and Mike at MK Golf Carts is the best! You won’t be disappointed!!

"Wonderful Setting, Excellent Service
We had a truly wonderful and peaceful 7 night stay at Coral Bay Villas. The property is well situated for a quite and peaceful stay but close to some good restaurants and bars. Nice pool and hot tub provided a wonderful setting for outdoor relaxation.
The service provided by Elsa, Estella, Freddy and Oscar was friendly, efficient and very high quality. Elsa was very good at arranging everything from our airport arrival and transfer, our snorkeling excursion and our transfer back to the airport. She was the key person to ensuring we had such a great experience. If we go back to Belize we would stay here!!"
