This fabulously upgraded condo located at the Riverside Condos is on the Guadalupe River and only moments from downtown New Braunfels, the Comal River and Schlitterbahn!! This cozy 1 bedroom 1 bathroom condo can accommodate 6 guests and has all the comforts of home including free internet! The master bedroom has a queen bed, smart TV and direct access to the bathroom. We have newly added an insulated drop down ceiling. There are twin bunk beds located in the unit as well as a queen size sofa sleeper. The cozy kitchen has basic cookware and comes with two rolls of paper towels, 2 trash bags, small dish soap, and a sponge. The dining table has seating for 4 and there are 2 additional seats at the breakfast bar. The bathroom has a tub, shower combo and comes stocked with hotel sized amenities. High quality linens are provided for all beds and bathrooms. Ground level with a patio to relax and unwind after a day on the river. This complex has a pool, community charcoal grills and a deck overlooking the Guadalupe river. This condo does not have direct river access for tubing. There is a spiral staircase from the deck behind the pool to the rivers edge.
Just a short drive to the Comal River! Rockin R tube rental company is less than 1.5 miles away!! Landa Park has a public golf course, a miniature golf course, paddle boats, a miniature train, large spring-fed swimming pool, and plenty of picnic areas. Schlitterbahn Water Park is also very close and allows visitors to park free and bring in their own coolers. Close to downtown New Braunfels, and the town of Gruene is a ten minute drive. San Marcos, a twenty minute drive, has two large outlet malls. Austin is a 45 minute drive, and San Antonio is a twenty minute drive.
Host must be 25 years of age or older to make a reservation and must be staying at the property. This condo has a maximum occupancy of 6 guests. This maximum occupancy is not to be exceeded at any time. No daytime guests allowed. Pet friendly unit. One dog under 35lbs $25.00 per day. Breed specific. To comply with city and county short-term rental permit restrictions, the outdoor areas of this home are monitored by video camera. This property includes accidental damage insurance up to $1500.

Cancellations made less than 14 days before arrival will result in full forfeiture of payment. On monthly reservations the cancellation policy increases to 30 days. We require 25% down at the time the reservation is made. We recommend that the guest purchase CSA Travel Protection. There are no refunds for early departures.

"Good life condo.
Went for 10 yr anniversary. First honeymoon type thing without kids. We planned on visiting town during the day and relaxing in the evening. Well this is like a small apartment building that has a few spots for vacation rental. Loud residence, dogs barking from third floor. Heard neighbors through windows and a 12 ton Jack bracing kitchen sink. Riverside was cluttered with deflated tubes and clothing/trash. River was literally at the bottom of a small spiral staircase. Property is along train tracks tucked at the end of a neighborhood street. "

"Gaudalupe Getaway
The place was fantastic. Very Clean and plenty of space for a small family. Close to the downtown area and all restaurants and bars. Would be a perfect location to float the Comal and end up at the condo. Can't wait to come back and tube the river when its warm."

"Remind the neighbors this is a rental condo...
Where to start.
First of all, the company makes you check in at 4pm on a weekday and charge you $50 for every hour you would like to check in early. What a rip off. Business is business I suppose. When arriving with my family about 7pm, the door code to get in the condo was wrong so spent 30 minutes calling their after hours emergency line before getting someone on the phone. They were apologetic and courteous and resolve very shortly after that to their credit.
The condo itself was great. Big enough for a family of 4. The river access was a huge plus as we were able to go tubing while most of the city has tubing closed to the public right now in lieu of the corona virus. This is why we chose this unit. When we finally got settled in for the first night, the people living above the condo you would swear were doing everything in their power to make as much noise at 10pm. Keep in mind in the agreement you promise to be quiet and courteous as possible which we were doing. These neighbors however, all weekend at 10pm, almost comically, were stomping around, their dogs barking like crazy, and just made in unbearable. We spent a pretty penny to get away and relax and just were not able to get any sleep. The entire family woke up exhausted and it was truly frustrating that the people above the condo would not abide by the same rules of being quiet and courteous. This was brought up to management when we left and they said we should have called them to let them know and offered a 10% discount on a future stay. Thank you but no thank you. Please remind the neighbors living there this is a rental condo and should be equally as quite and courteous as the guest."

"A great little stay!
This was a good experience! Easy check in with easy instructions for check in and check out! Very convenient for the condo to come equip with the things to hold us over until we were able to make it to a store run. Great location for a great price with plenty of room for us 5 girls during our girls weekend away! "

"The other tenants will rob you blind
Condo was nice but in a gated facility and a fenced back porch we had stuff stolen. About 500$ in a cooler and drinks.... somebody had to jump a fence to do it.. great place to stay.... great location..... don’t leave anything in the back of your truck or on your back porch, if your ground level.."

"Nice getaway
My only complaint about the property is the river isn't as accessible as I wanted. It would be great if some sort of deck or pier could be built at the bottom of the staircase that accesses the river. It was very clean and staff was super friendly. Its a great getaway for a couple. A previous review complained about the neighborhood. Its just an older neighborhood, we never felt unsafe and the people we met were very friendly. We will definitely come back! "

"Condo on the Guadalupe
We enjoyed our stay at the property very much. My only negative comment is that the first two pictures showing the river are not anywhere near the actual property itself. One must go down a winding staircase to reach the water's edge and there is no area to relax one there. "

"River Condo
We had booked the condo prior to the first review and was nervous after seeing the comments. But knowing there are no bad locations in New Braunfels and wanting to be close to river this place was in a great location. No issue with neighbors above keeping us awake. The condo was minutes from downtown and walking distance to Faust St. Bridge. Less than 5 minutes to Comal river tubing and Buc-ee's our favorite places. After exploring we found out it is even possible to float the Guadalupe river from the Condo going down the stairs by the pool. The kids loved the pool and bunk beds. The place was clean, cozy, and had cute décor. The Rental Company was great. Price was very reasonable and we would definitely stay again."

"Renter Beware - Low Income Property & Residents
Manage Company was fine. Rental property is a bottom floor unit with noisy permanent residents above, kept us awake until 3:30am. 1970s property in sketchy part of town. You'll be disappointed as soon as you arrive. Ugly view from small back patio. Do yourself a favor and stay somewhere else. We rented for two nights and checked out after the first night and drove home. Lights in unit didn't work, no smoke alarm and tv service didn't work. We were the first ones to rent, no prior reviews. Rented through VRBO "
