This is a fantastic lakefront home with swimming beach and room to park your boat during your stay. The pier is at ground level, meaning no steep staircases to climb! The pier has both a shallow end and deep end ladders for easy access in and out of the fresh clear waters. This one of a kind property located on a dead end street and is updated and fresh with all amenities included in the main house. Large master bedroom with king size bed on the main level. Upstairs is a loft area with King, Queen and Twin size beds along with a spectacular lake view. The main house includes a Jack and Jill bath setup with two independent toilet and sink facilities separated by a shared tub-shower. The secondary house (available at an additional charge of $1000. per week) is a bunk house with its own bath, that has four twin over full bunk style beds. It also has it's own 27 inch TV/VCR combo. Spacious closets and dressers in all sleeping areas for your belongings, make your stay feel more like home than a vacation. Standard week rental is from Friday at 4 pm till the next Friday at noon. Rent includes gas and electric. Watercrafts as seen in any photos are not included in the rental. No pets allowed. Rosella Street Syracuse LEASE PERIOD: Begin: MM/DD/2009 at 4:00 P.M. End: MM/DD/2009 at 12:00 P.M. noon TOTAL RENTAL AMOUNT To be paid as follows: DEPOSIT $1500.00 (per week) of total amount is DUE IMMEDIATELY and is non refundable. BALANCE $XXXX.00 Final amount owed for the rental and must be received by (at least 45 days prior to lease date), 2009. Failure to pay balance by due date will result in property being leased to another party and this Lessee forfeiting deposit. Cancellation of a week prior to the date herein (45 days prior to rental date) will allow the refunding of the rental amount minus the week deposit. If cancelled after the date herein (45 days prior to rental date) no refund will be forth coming. If booking without 45 days from beginning of rental, this amount due with deposit above. Damages will be accessed to any aspect of the property including but not limited to structures, furnishings (inside and out) pier, dock or mooring places and landscaping. Allow for a minimum of 45-60 days after rental for deposit settlement. TOTAL OCCUPANCY (number of guests): ___________ A charge of $150.00/person will be accessed for over this amount. Maximum amount of people permitted anywhere on the property at any given time is XX. UTILITIES: Electric and gas utilities shall be paid by the Lessor. Prudent use of the utilities is expected. During the summer if the air conditioning is on, then the windows/patio doors are to be closed. Imprudent use of utilities can result in additional costs to the Lessee. PARKING: Lessee is to only use the four parking spaces as marked for main house rental. Use of any other parking might result in vehicle towing at the Lessee's expense. QUIET TIME: We respect our neighbors and expect that you will do the same. Midnight to 8 AM is observed as quiet time and noise is to be kept at a minimum and contained within the house, meaning radios, TV and conversation are all kept at a low moderate level. Any fines accessed to violation of quiet time are the Lessee?s responsibility and could result in immediate eviction. CARE AND RULES: The Lessee agrees to use the premises in a careful and proper manner and not cause any damage to it. At the end of this lease period Lessee will surrender to the Lessor peaceful possession of the premises in as good condition as they are now, the usual wear and tear and acts of Providence excepted. Tenant agrees to obey all rules. All bed and bath linens are provided by the Lessor and are to be laundered and folded by the Lessee prior to vacating the premises. Beds are not to be made; linens left folded on the bed is sufficient. (Laundry facilities and supplies are provided by the Lessor.) No portable furniture is allow or to be brought in either structure. PETS: Lessee agrees there shall be no pets. INSURANCE: It is the responsibility of the Lessor to insure the building.
